this was our 3rd stay in this hotel in 5 years and it was a relaxing stay with very good room facilities. rooms were absolutely quiet and the staff was friendly. i had forgotten my razor and my adaptor had broken previous night and the hotel provided both the things. we had not taken breakfast so can not comment on that. the hotel is about 1 kms from Santa Maria train station. one day we walked all the way to Basilica Santa Maria della Salute which was about 3 kms from the hotel. the hotel is about 1 kms from some good restaurants which serve excellent Pizzas. over all we love this hotel and recommend it even though it is some what out of the way in Canneregio

Many accommodations in the city center were low rated, overpriced, and some didn’t seem to exist. This was by far the best priced for a place of quality. It is a legit hotel with great service, clean rooms, and a great location in the quieter parts of Venice away from the loud tourism with great food nearby as well as easy access water transportation. The breakfast is worth it as well, it is a huge buffet and is actually open for most of the morning compared to most hotels that stop serving around 8am. This one was open from 7:30-10:30! 12pm checkout is also one of the nicest checkout times for a hotel I’ve ever stayed in.

I would stay here again if I come back to Venice without a doubt.

Location is supreme. Can be reached by water taxi from the airport. A bit far from San Marco, but that's the advantage bc less noise. Hotel is clean by the canal with nice view in the morning. Staff is helpful and friendly. Will come back staying here again 👍

I thought the location of the property was absolutely great. The hotel itself was fine - small shower and overall not the nicest looking bathroom, but the AC worked great and the bed was comfy. If I had been better about booking out earlier I think I would have been thrilled by it overall, but as it was I paid a bit too much for just a fine hotel in a great area.

The staff was incredible, after a very long day of traveling! The helped throughout our entire stay with restaurant suggestions and directions they even held our back for the extra last minute coffee run and exploration! They made our stay great!

Not bad, convenient

Hotel is clean and nice and has 24 hours reception.
Our room was at back side and had opening at backyard.
Its little far away from central station and you have to walk to the hotel ( which is hectic with bags) or you can take water taxi 4.2 or 5.2 to Sant'Alvise and walk around 400m.
Restaurant are usually closed by 8 here and better go towards central station for food.

The room was clean and tidy, and the area was sufficient. It was larger than expected, and two people could spread out a 24-inch suitcase. The bathroom was also spacious. The hotel is located in a residential area on the main island, very quiet, with few tourists, and close to the water bus pier, where you can take a boat from the hotel to the airport. The only drawback is that the hotel's wifi is not very stable.
