It's quite close to the station, but if you have a large suitcase, you'll have to go over a large bridge with only stairs, which might be a bit tiring
The hotel is tucked away in an alley, and we almost missed it when we were looking for it. Although it's an older hotel, it's clean and tidy
I don't think that you can beat this place in Venice. The only disadvantage is that is a little bit far from Piazza Roma so you need to walk with the luggage for 10 minutes but everything else is just great
There is a thin line between running down and old charm feature. This property is more on the latter. Very convenient location though which allowed us to walk around until late
The only real downsides were the noise — you can hear quite a lot from other rooms — and the very small shower. It would also be nice to have a kettle in the room for tea or coffee
A very charming, traditional Venetian hotel — classic in style and full of character. It’s not new, but the old-fashioned look actually adds to the atmosphere and feels authentic

Cons: very narrow flight of stairs and no elevator, view from the room was just other roof tops and the worst thing for me were the exposed wood beams that made the room feel dingy
I believe I did see at least one insect there as well. Also it was really far from every other place we needed to see
The location and the owners are awesome. The room was very clean and had the basic necessities (air con).
Pros: very close to the train station, free WiFi, newly remodeled bathroom with a glimpse of a waterway from the window
Overall, a basic, clean room within easy distance from food and tourist attractions. My only negative is that the walls are paper thin so, if anyone comes in late, they will definitely wake you up
There's quite a few restaurants and cafes about a minute's walk away from the hotel which are convenient and the rialto bridge and St Marks Square aren't too far away

Very close to everything - restaurants, shopping, train station and the Grand Canal. The breakfast was good, it was what we expected. The room was nice and rustic but small. The hotel and rooms were clean
The hotel's location itself is excellent. It offers great facilities for the price, but there were a lot of ants in the room. They seemed to be coming from the shower, and I found them on the bed as well.
The room was tiny, and the furniture was quite old. Plus, we were given a room on the ground floor right in front of the reception, which made it pretty noisy
Theres no elevator but I dont mind they put me in the second floor , first door to the right , nice carpeted hallway so you dont hear people talking …. nice room, nice bathroom, nice bed… smells good
This hotel was perfect. Location close to station and easy access to main paths. But also super quiet at night.
Breakfast was also great and had lots of options.
Will stay here again for sure.
its the Best! And its very quiet. I will miss the very nice smell and delicate texture of the shower gel. I left at 11:30PM and the narrow street is not dark at all

The apartment is very close to the Garibaldi street which is full of restaurants. There is a supermarket , pharmacy very close by. The ferry stop is close and we can get ferries to reach all the tourist places
It's a short distance from the Ca' Rezzonigo vaporetto stop and very close to Piazza Santa Margherita, where you'll find plenty of places to eat and a small Conad supermarket for groceries, as well as other shops
Albert was very helpful in recommending places to see around. He was very sweet waiting for us when we got late. The kitchen has pots pans and spoons that you can use to make a small meal
Centrally located, well-served by supermarkets, pharmacies, restaurants, etc.
Quiet, clean, and comfortable.

We rented the "small" apartment, which features a kitchen/living room with a double bed next to it and another double bed in the loft

If you're looking for something outside of Venice with great access, this is the place to be! Very, very nice staff who knows English and will do anything to accommodate you
Bus stops are within a few minutes including a tobacco store to buy your unlimited pass
The hotel staff is very cooperative and supportive. The rooms, beds and other facilities are clean. The only problem is that hot water in the bathroom comes after you leave the tap running for 5 - 10 mins
If you're planning a trip to the historic, floating part of venice, it's a great place to stay: the train station is less than a 5 minute walk away, and costs €1. Lucia station (on the main island)

Positive: Conveniently close (we hauled our luggage) to the Trenitalia station that connects to Trieste (cruise ship port). A variety of small restaurants within walking distance in case you have a late flight arrival
Approx 5mins walking distance from Venezia Mestre train station ; basic amenities; front desk very helpful ; breakfast was value for money; no lift.
Not that we spend much time in the room since we were mostly exploring the Venezia island, but the flat screen TV was only 24” and also could use an update to something with smart app capability and offer casting from a device
While it was reasonably priced and conveniently located near the train station (making it an easy trip by train for 1. 5 euro to Venice Santa Lucia), my wife and daughter felt the property was a bit out dated
Again, the ladies complained that they could not bend down to shave their legs in the tight space and I wonder how a typically overweight American tourist could even use these tight shower spaces
You could feel the springs in the mattress and I think they need to either replace them or at a minimum add a pillow topper to provide more cushion

Perfect location, super-large room, the only drawback was the mattress, but overall everything was fine. Breakfast was limited in variety, but adequate.

We had a late flight and again on check-out, they stored bags and charged phones. The hotel is in a quiet area, but not far from the restaurant strip and probably a 10 minute walk from the bus station
Probably the best shower I have ever had in a hotel, it was a spacious rain shower with ambient lighting. The service was excellent and the staff was very friendly and helpful. We especially loved the garden

United Airlines cancelled our flight ten minutes prior to leaving and Anna was extremely helpful with getting us what we needed for transportation and if we needed to stay longer they were going to accommodate this

Highly recommend checking out a musical or opera show through the hotel. Two (small) points of improvement. Our suite was connected to the kitchen, meaning, a breakfast scent in the bathroom every morning
Very nice, modern, suite with a sauna and Turkish bath. Great location. The booking company had messed our reservation and Franco, the manager, and Paola were very helpful and accommodating.
Absolutely loved our stay here. The staff is so welcoming and lovely. Our room was gorgeous. We loved the canal views. The location is also perfect. Will look forward to coming back here.
Pillows were also quite uncomfortable. That said though - for the price, really great value. nothing can beat the square footage/meterage. And again - the service is absolutely excellent

The courtyard is beautiful, as is the apartment. The finishes in the apartment are outstanding. The bed is too firm. Overall, just phenomenal.

Had a 2 night stay here including breakfast which was nice coffee was lovely all continental but we like that the host was friendly and welcoming location for us was perfect with a little Irish bar just around the corner our room was big very miss matched which we didn't mind but not what was on the pictures entrance was a little smelly ( didn't effect our room) but some parts of Venice smell when...
We were greeted by young lad Philippe ( I believe Davide's son). He kindly offered help with the luggage and showed us to our room. The room was spacious, tastefully decorated, and had everything we needed for our stay

We've stayed here for 3 nights. Great apartment, fully equipped. Very conveniently located: short walk from/to bus terminal, parking garage, and public transport; even the train station is in walking distance
She was awesome, provided us with a great little map, some advice on the area, and a few treats. Note, there is no lift so you have to take stairs up to the 3rd floor

We know Venice is not cheap, but for that value I expected less moskitos and a cleaner bathroom. Still, it could be worse.
Clean, fully air-conditioned apartment (central air conditioning). It has two bedrooms, so you have to share the bathroom and kitchen. This wasn't a big problem; we were able to use the bathroom without much difficulty
The bathroom was clean and functional. The room was very large with comfortable beds. The location was good for walking to the tourist attractions. The only drawback was having to check in at a different address
The room is clean and so is the bathroom. Shower could be a bit cleaner though. Had to go to a different location to get the keys and the towels but the girl at the reception was very friendly
We had great experience from the owner, renovated apartment which we visited with total of 8 members of the family. Good location in the side alley, near good restaurants and square

I do wish that the description specified that this property requires you to check-in at their sister hotel first, but it was maybe a three minute walk from where we were staying
No elevator and there are four flights of stairs—we were on the top floor
It is very close to a main drop off location for the water bus
Blackout curtains make it impossible to know whether it's day or night outside (which is up to you to determine if it's good or bad)
Was a comfortable stay, older building with 57 stairs to room but we knew what we were getting into. Very good location and clean.
Nice location and safe and clean hotel!
We loved staying here! It was within a short walking distance of almost all attractions in Venice, except for the train station
