In the description says: “Please note, this property is not regularly staffed.”

The fact is that is completely unmanned the 24 hours. And when you text them through Booking message system, I was only receiving the same instructions for check in and out again and again. They finally replied my question after 22:00 on the day I had done check out.

They don’t offer any kind of luggage storage.

I booked it through Airbnb. It's about a 10-minute walk straight along the train tracks from the Chikushi exit of Hakata Station. The interior was very clean, and it had all the amenities you'd expect for a single-person apartment. An iron and Lysol were also provided, and the shower was clean.
Check-in was completed using the machine at the entrance. The heating in the room worked well, and the TV was large and there were no problems. It was incredibly clean.

Absolutely terrible. We booked a room for "2 adults and 3 children" and it was barely big enough for 2 adults! Our room ended up being exactly the same as our friends room and they had only booked for 2 adults. Ended up foregoing our booking and staying at Dream Inn Hakata just down the road - much bigger and cleaner rooms for the same price point. Be careful when you book with this company as their properties are all centrally managed from one location and reviews/room info can be misleading on 3rd party websites.

I used it because it was near my brother's room. This was the first hotel of its kind. It's fun to prepare breakfast and dinner yourself. The room was very clean, probably because it had just been renovated. Security is also at the level of a luxury condominium. Isn't it okay to have a high degree of freedom?

Disadvantages 1. It's heated, but the wind direction is fixed, so it's likely to tear my face to fix it inwards, and it's too cold for the other side. If wind direction automatic was possible, there would be no problem.
Disadvantages 2. There is no room service in the hotel, so you have to wash your towels yourself. I also bought toiletries at a convenience store.

Advantage 1. Quiet and tidy.
Advantage 2. There is a convenience store nearby, 10 minutes walk from Hakata station.

The location of the place is further and the place smaller than I expected, considering the pricing. The hotel reception is at another location, quite opposite end from this hotel place. The staff could not give us the hotel room key and made us wait at the lobby of the hotel room (no seats). They had a mix up in their own internal instructions. I have stayed at many hotels and ryokans during this trip, and I am sad to say this is the worst.
