Rooms are small but you don't really need anything bigger if you plan to be outside adventuring. The bed was a bit too soft, basically your body sank into the mattress but it was still a rather comfortable sleep. Practical for somewhere to rest, refresh and do your laundry (washing machine provided) and within walking distance to a lot of shops and restaurants (walking routes look farther on google maps than they actually are). The washing line on the balcony was basically one length of rope between two extension-arms, not really enough rope lines to hang a lot of clothes. You may need to request more rope from reception or possibly buy more yourself to make additional lines to hang clothes.

Very poor service especially room service ( not come at all for 3 days when we stay). Reception is always closed. Rooms and the building are so dirty. Especially the room cleaning contractor ( Napalese from Napal) doesn't care at all for cleaning.

This place went downhill after the original management from 2016 changed.

Due to the location and price, I gave too many chances here. Every single time, it is not cleaned properly. Washers in the green building ruins clothing with algae moss like residue after washing.

My advice to the managers/operators to strictly train the Nepali cleaning staff and make sure to check after cleaning.

I have to update this as it's been a while. Excellent place to stay. Close to all the convenience of Kokusai street. I've come back here several times. **I have to be honest, the place is not holding up well. Cleaning is not good. Dust everywhere. The aircon is always broken in some way. This time we have tissue stuck out of it to stop drips. The rooms have sinks, microwaves and hobs, but not even a cup in the cupboards. All pots, pans and cutlery have been removed. The rooms are functional, but expensive for what you get. There are two locations. One is new and much better, the other is old. We always get the old one, even when the photos on the room that you book (i.e. hotels.Com) clearly show that the room is from the new hotel.

There is no service available each day until 3pm.

I would like to provide some feedback regarding the cleanliness of the room, as it fell short of our expectations. It appeared that the room could benefit from a more thorough cleaning. We noticed stains on the bed sheets and some hair present, and the balcony had green slime. Additionally, the area outside the room's entrance could use some attention.

While we decided to cancel our reservation, the staff handled our request with understanding and without any hassle, which we appreciated. However, we did encounter challenges with the booking agency regarding the refund process. It would be helpful if their policy could be more straightforward, regardless of the situation. Thank you for considering this feedback for improvement.

Very nice place, super clean and convenient. Great location (both quiet and close to transportation). Free soft drinks (at least no one charged us for them so far...) The only problem we had was with the bed (way too soft) and there was also a small window to the corridor without a curtain (during the night we had to block the incoming light using a towel). But given the price, the cons are negligible. A well-deserved five!

I gave this a 5 star as we stayed in the new building. It was a huge room with fridge, washer and I believe it's a combo with dryer. You need to bring your own detergent. The bed was new and didn't smell, the topper on the bed did move around a bit for us when sleeping. There was a hot water boiler in our room and there was free Japanese breakfast in the morning.

For the negatives which I do not think it deserve to deduct 1 star for. It is a bit hard to get to, as it's a 5-10 minutes walk through small street and some alleys if you take a shortcut. It can feel a bit unsafe but it is not as Japan is extremely safe. The front desk when we checked in didn't know much English. He couldn't find our reservation because our passports name was the same as the reservation but the g was capitalize. He had to confirm with the person next to him a couple of times. They do not clean you room, you need to go downstairs to exchange your dirty towels for clean towels

Love the separate toilet and bath, the good location, 6 mins walk to Makishi station, 15 mins to international market, free smartphone which I didn’t use, free beverages at ground floor. Bed is too soft, balcony is dirty, store room took up a lot of space which is quite redundant

I do not recommend the hotel for the following reasons, check in at 15:00 check out at 10am. dirty rooms are not very spacious, in the rooms there are appliances that cannot be used as there are no plates, forks, pans etc. cleaning is done only once even if you book for 1 week to change towels and have them cleaned, they ask for 2000 yen. the parking for a car have a cost of 1000 yen /day. the room is not cleaned well with dirty curtains ventilation filters full of dust. the place costs 90 euros for this rate there are much better hotels
