The house, together with the friendly staff, feels like home. The house is very well maintained (extensively cleaned every day, very fast repairs when necessary, e.g. a power outlet was fixed within a day). The staff is very responsive to requests (or even providing services you didn't request, e.g. providing an extra pillow and an anti-mosquito device).

The room is good for working on a laptop; it has enough power outlets, it has a comfortable desk, and it has an ergonomic (as in, with proper armrests) chair. There are also spaces outside of the room to work, including e.g. a whole fancy kind-of-like-a-gaming chair.

The neighbourhood is excellent; trip three times and you are on the ferry to Valletta, and you have an absolutely fantastic bakery-factory next door (it doesn't look like a shop, all the bread gets baked almost in front of your eyes, they have a great variety of utterly delicious products for a super cheap price).

All in all, absolutely fantastic, definitely recommend!

Decent Guesthouse
Quirky Guesthouse 100 metres from the waterfront of Sliema. Got all the basics if that is what you want.

Ultimately, 'Cheap and cheerful'. would recommend to the solo traveler just looking for somewhere to sleep and nothing fancy.

We are mother and 9 year old son and we travel a lot. Before booking we read some negative reviews and were curious to understand what we would find. We found a wonderful house that thrilled us, a spacious room with freshly laundered sheets and a fan, always clean bathroom and shower with a washing machine available and a bright kitchen with everything you need. Traveling with a child is not easy if you are alone but at Five Trees we didn't have the feeling of being alone, on the contrary, we met delightful people, the Australian gentleman always with a ready joke, the smiling English lady, the very polite girls in the blue room and then even Mr. Carmelo, the baker who creates his wonders at night, yes because at night the room fills with an irresistible scent and in the morning with just 50 cents you can eat the best apple tarts in the world. Special thanks to Claire who gave us her music and contagious smile, a special and very serious girl who keeps everything impeccable. A very big hug to Maja because all the sacrifices and efforts always pay off, there is heart in Five Trees and it shows, we will definitely be back. Elena and Orso 🐻😎

Good value not for me
Good sized room and genuine staff. Unfortunately I did not enjoy my experience at this property due to the strange decor.

Now, Five Trees was okay. The bed i had was comfortable, even though the sheets seem very old. A few things I have to say -throwing used toilet paper into a trashbin rather then the toilet doesn‘t really meet my european standards and i found it kind of gross, especially because the bathrooms are shared. At least they are cleaned regularly. - I had the orange room with no AC, just a fan. For me, that‘s fine, as I like warm climate, but for others it might be wayyyy to warm, especially because you have to close the windows at night, otherwise the street noise will keep you from sleeping - The rooftop patio is nice to have, bit all the furniture is old and they use the top of the stairs as a storage area - all in all, the place seems a little run down and needs some new equipment. - i do not understand, why it‘s called a „B&B“, no breakfast is served Positive points: - The kitchen is fully equiped and the fridge is organized by room, which is nice - they have a washingmachine and provide you with detergent you can use

cleaning was good but once per day for a bath shared in 5 people is not enough. the room was hot like hell with only a noisy fan (not enough, too). awful experience

Our room was spacious (purple room). And the bed was comfortable with clean bedlinen. So that was positive.

But the lock of our room door didn't lock good. The bathrooms were not up to my standards. And i didn't see any staff during my stay.

Good location. Definitely feels like a hostel with its decor and shared facilities such as the kitchen, living room and bathroom areas.
Our purple room was spacious but extremely hot even with the fan on. Noisy traffic and morning bakery May wake you if you keep your windows open over night.
A few large ants in the room and the TVs are just for show. Neither the one in our room or the one downstairs works.
Good strong WiFi. Comfortable beds & towels.
Self check in was easy. Didn’t see any staff during stay.

Prepare yourself to wake up with the - good - smell of fresh made bread, thus, some noise too (from Trofimus bakery). If you a good sleeper and/ or wake up early to get to know Malta, won't bother that much.
Got the orange room, got some good space, with access to the remain common spaces, including a terrace and two toilets, others.
Overall, the location is the greatest asset of all.

I had a great check-in experience at 5 Trees. I felt very welcomed by the staff. The place is cute and inviting. I reserved the purple room, which is quite spacious with a sofa, three beds and a television. There is complimentary water and tea/coffee and the kitchen is equipped. The location is a few minute walk from the seaside. The house is very clean. I will definitely stay here again when I return to Malta.

Very friendly and helpful staff, a great location in the heart of old Sliema but close to the ferry to Valletta, and housed in an original unaltered Maltese house full of character. It's right next door to a classic wood-fired bakery and an old-skool corner shop (try to spend some money in both to support real local people!). Shared bathrooms but they're kept clean. Good free WiFi.

On the downside, there is low water pressure so the showers are a bit poor. And if you have the ground floor room like me, you will find it quite noisy from the street outside - bakery delivery vans start at 04:00! Bear in mind also that the place is not actually a "..breakfast", but there is a kitchen to make your own!

Overall it's a basic place, but has a lot of character and is good value for money. It's more suited to the young/young at heart type, than older people.

Very kind and helpful staff, and the hotel was clean and well maintained. The breakfast was good with plenty of options. There was a small issue with my reservation upon arrival, but the staff handled it professionally and upgraded us to a better room as an apology. Great service overall!

Outstanding experience at this hotel. We came February 2026, from the UK. Upon arrival, we were offered complimentary drinks. We are allowed to check in before the stated time. All very convenient. Location is ideal, tucked away in a quiet street with access to the main streets, coastal areas. Staff are pleasant, polite and helpful. Atmosphere is very welcoming and friendly. We stayed half board and the choice of food was superb, as was the quality and variety.

We stayed in a deluxe room. Lots of space, tea and coffee included, balcony, comfortable bed. We weren't disturbed in the night by anything internal or external.

Upon checkout which is at 12 latest they offered to look after our luggage until our airport transportation arrived.

I cannot say anything more about how great our experience was - just top class service and fantastic experience overall. Highly recommended. If we do come to Malta again, we will book AX The Palace without any hesitation.

Superior room with balcony. Amazing hotel and located 10 minutes walk from the sea in almost every direction. Lots to local shops, bars, restaurants nearby. Once by the seafront, you can hop onto the ferry to take you to Valletta, much faster and more scenic than the bus/taxi. Back to the hotel itself, the service from all the staff was amazing every day. Housekeeping went above and beyond cleaning the room, so much so all my toiletries were neatly lined up in the bathroom every morning. Phone charge cables etc all rolled up and put neatly on bedside cabinet. We stayed bed and breakfast. Great variety of hot and cold food, fresh fruit and juices. We asked to be located in the quiet part of the restaurant and without hesitation the table was set up. Every single of member of staff went above and beyond. Will definitely stay again.

We stayed at this hotel as a family (two adults and a small child) for one week and had a wonderful experience from start to finish. The booking process was easy, with flexible cancellation and the option for online check-in, which saved time at arrival. We were also informed in advance about the possibility of a last-minute room upgrade.

At check-in, we upgraded from a Superior Room to the Music Suite for a small additional fee, and it was absolutely worth it. The suite is spacious, bright, and truly unique, featuring two comfortable king-size beds, a large bathroom, drums and a high-quality music sound system, and a large terrace with a jacuzzi and stunning views of the city and Valletta. As a welcome, we received a bottle of champagne and a fruit platter. Housekeeping was excellent, with cleaning twice a day and daily water refills.

The staff were exceptionally friendly and attentive. Despite arriving before official check-in time, we were offered breakfast on the first day, luggage storage, early room preparation, and access to the pool while waiting.

Breakfast offered a good variety, although it was mostly the same each day. The hotel has several restaurants and a café for lunch and dinner.

There are two pools: a rooftop pool with sea views (not heated during our stay) and an indoor pool with a sauna and steam room, which is smaller than it appears in photos and has a capacity of 18 people. The indoor pool is also shared with guests from AX The Victoria, which could lead to more crowding during the high season, although this was not an issue during our stay.

The location is excellent—on a quiet street, yet within walking distance of public transport, supermarkets, seaside promenades, shopping centers, and stores.

Overall, the hotel met all our expectations. It is comfortable, family-friendly, and ideal for longer stays. We would gladly return and highly recommend it.

stayed at this hotel in Sliema and had a very pleasant experience overall. The room service food was excellent, and the staff were friendly and helpful throughout my stay. Breakfast was good and offered enough variety to start the day well.

I stayed in a deluxe room, which was very comfortable and spacious, with a lovely balcony that I really enjoyed. The location is another big advantage — it’s very convenient and offers easy access to nearby areas.

The only downside was that I visited during the New Year holiday, and the indoor swimming pool was quite small and often busy.

Overall, I would definitely recommend this hotel to anyone looking for a comfortable and pleasant place to stay in Sliema.
