Firstly, I PAID for a room (2 nights) which supposed to have 3 beds even I was travelling solo. The second that the owner knew that I was alone, she gave me a single person room at the top level, which she claimed was an upgrade, which I assured you definitely not an upgrade. The room was super duper dirty, especially the bathroom. After spoken to her, she shared that the 3 beds room were not available, which I think it was a lie because I PAID for the room and she should have held the room for me. Subsequently, she changed my room to the lowest basement which was slightly better than the top. There was no compensation or partial refund from this situation, which I think quite strange to experience such dishonesty in Türkiye.

Secondly, the basement room was not spacious at all. It had a huge double bed that congested the whole room. The worst was the air conditioner was making sounds when it was on throughout the night. For 2 nights, electricity was suddenly unavailable in the middle of the night, which caused suffocation in the room with minimum ventilation.

Saat, the staff is worth mentioning. He is friendly and super duper helpful and he speaks English.

Overall, I was upset and disappointed towards the owner’s dishonesty. It is a very old building that you may not want to even consider to stay in especially for safety purposes as well. Just lack of maintenance such as changing rusted tap, removed mold stains etc.

I've never met the owner. Only the waiter who couldn't understand English so well. I booked a room with WiFi and breakfast, but in the morning, the waiter said....no. They have their own restaurant down stairs. The room was OK. My duvet had a dirty spot, 15cm, but everything else was OK. Overall I'll give the 3,5/5.

It was a disgusting hotel, although it was suitable for the island concept, the WC and bathroom were weird and the staff was indifferent. I do not recommend it.

This is a reasonably priced hotel, however the pictures on the website are fare from an acute representation. The bedroom was grubby with stained bed linen. The bathroom was filthy and full of mould. I was reluctant to walk across ether floor enter the shower with bare feet and would have only gone to bed with my clothes on. Dispite haveing paid in full I left after seeing the room and stayed in another hotel for the four nights I stayed on the island.

Front of the hotel very pretty but some rooms are in the basement. With the window open, we can enjoy the noise from the terrace. The lighting would need to be reviewed, bedside lamps for reading would be useful. The rooms could do with a refresh and some repairs (black shower seals, broken shower door)... Otherwise the welcome is friendly and the location is perfect.

Prinkipos hotel regret profile Ozlem just 0 Prinkipos hotel in Büyükada is incredibly dirty. It was impossible to touch or step on the shower, toilet, floor, towels and sheets. My first day was spent trying to clean the room. Garbage was not picked up even once. The shower head remained in my hand. It would be unfair to criticize employees because they do their job according to the instructions they receive from the operator. However, the lady who ran it was grumpy, careless and rude. He said it looks like you haven't paid. He only said okay when I showed him the statement. He doesn't even know how to talk to customers. I don't want to even go near it again.

Hotel owners are extremely kind and helpful. Rooms are quite and clean. Location is good. Price is worth. I have stayed at many hotels at Prince Islands, Prinkipos Hotel is the cleanest one.

Pretty alright place that's mostly clean. The location is great, close to the ferry but out of the way from the main hustle and bustle. The older fellow that helped us was great.

I was in this Otel ( not " Hotel " ) 2 nights on August 2025 and I feel responsibleness to write about it.
The only advantage of this place is the wonderful seaview that really is wonderful but the service is absolutely zero. Even " Zero " is too much.
There is no daily cleaning of the room. If you stay long time nobody takes the garbage.
Be very careful before using the hairdryer after taking shower. Just switch it on and smell the terrible odour, then make decision if you really want to use it.
At least in my room, the WC had no toilet paper holder as you can see in the photo.
Very poor breakfast with the least choice. And the unbelievable part is that if you want to drink coffee, you should pay for it! Only tea is free. So you can imagine that asking for a cup of milk probably can be considered as a crime.
No blanket on the bed and even if you ask, they simply say they don't have.
I never go to this place again.

The rooms are very small, the plumbing is leaking, the breakfasts are poor, there are not enough eggs for everyone who has paid for breakfast, they ask you to pay 200 lira extra for coffee in a dirty glass. The worst value for money

I've slept in some sketchy places throughout Less Developed Nations but this place was by far the filthiest place I've ever encountered. A complete waste of $$.
To begin, thee entrance was full of debris as if it's not been slept for a month. The lobby was filled with cigarette smoke. Upon entering our room, we immediately found particles - big and small - across the floor. Clearly it had not been swept. With concern, I pulled the bedding back to discover multiple hairs and  crumbs on the sheets, pillows & duvet. In the shower there was not only mold everywhere but also a clear, dirty footprint from someone's shoe. Inside the wardrobe was a used, wadded up tissue. The chair was missing the cushion but we found it outside on the balcony lathered in funk. Also, the balcony had clearly not been swept in weeks. Lastly, the room had a funky odor.
The man at reception offered to change the sheets and clean the floor at that point I had zero faith in their standards of cleanliness.
I can't imagine how anyone can look at such a dirty environment and be comfortable having guests, much less paying guests. Unfortunately, the booking was unrefundable. O'well! I wouldn't sleep there if it were free. I wouldn't sleep there if they paid me to. Luckily, we found a lovely, cute room down the road for just $1usd than we paid here.

Wonderful experience staying with the Sergüzeçt Otel. They were the perfect start to each morning (especially that amazing breakfast spread!) and the perfect close to each evening.

Highlights include the amazing communication with the host who helped me find all the correct timetables to arrive and leave the island. Also, don't forget to stay for dinner at their adjacent café. That culinary team know how to do a fish! And that cheesecake was to die for 🤤

Looking forward already to my next stay on the island.

A true hidden gem on Büyükada!

From the moment we arrived, Manager Hakan was so welcoming and attentive. The hotel has a very warm, charming atmosphere. Our room was spacious with a superb view, and the courtyard where breakfast is served is absolutely delightful — full of beautiful plants, cozy seating, and a relaxed vibe.

Breakfast was amazing, with fresh and delicious options, including freshly made blintzes, which were a real highlight. The location is perfect — close to everything yet tucked away enough to feel peaceful.

One of my personal highlights was the mother cat and her two kittens living in the courtyard. The owners care deeply for them, feeding and looking after them with such kindness and compassion. It made the hotel feel even more special and heartwarming.

The combination of great food, fair pricing, kind service, and a welcoming atmosphere makes this hotel a wonderful find. The garden, the people, the animals — everything came together to create one of the most memorable stays I’ve had.

I will definitely be coming back! 🌸🐾

A peaceful place, amazing dishes, and great service. The octopus was one of the best I’ve ever had, and the seabass was also wonderful! We really enjoyed the food and the calm atmosphere, without crowds of people. The garden is truly very beautiful.

An absolute gem.
The island is quiet but full of life and beauty and the Sergüzeşt Otel is a testament to just that.

The rooms are beautiful - the neighborhood friendly and the staff is just so so so kind.
It is a hard world out there and there is nothing hard about this place unless you have 2 heavy bags and insist on the top floor.

The restaurant is wonderful and makes the case to never leave and the breakfast coffees a tad addictive.

Cannot rave enough about my stay and especially appreciate the help of Sonia who is a literal queen.

If im in turkey - ill be here.

Nice hotel with lovely outdoor garden seating, OK value for money. 7/10

Pros:

We stayed 2 nights at this cute small hotel on the island located on a side street approx. 10 mins from the port. It is a bit of a steep walk to the hotel but we got used to it pretty quickly. It was quick to walk to nearby restaurants and shops.

The room was a nice mix modern and old, with picturesque stained glass windows in the bathroom. The room was fairly clean and spacious (although the bathroom/shower is very small). The best feature in the hotel is the outdoor garden which was really pleasant to sit and relax in, and we chose to eat dinner one night there as well (food was pretty good!) As my girlfriend and I are fond of animals, we also liked the neighbourhood cats that would visit the restaurant. Lastly, the staff were very friendly and helpful too, which is always important!

Cons:

In general, we were a bit let down by Büyükada Island, compared to the main parts of Istanbul where we stayed for the rest of our trip. The surrounding area near the hotel is not the most picturesque, and there was far less to do on the island than we realised. Even the beaches are quite poor for swimming (high entrance fees, dirty water, poor facilities, etc). So I suppose our slightly negative experience is mostly not down to the hotel.

With that said, I did have a few criticisms of the hotel. Breakfast was a bit limited in terms of food/drink (e.g. no juice or anything for non-tea/coffee drinkers). Also, if you choose to eat at the restaurant for lunch/dinner, you may struggle to find options if you are vegetarian (though this seems to be the case for most of the restaurants we visited in Istanbul). Lastly, the bathroom was quite small and had an old wooden sliding door that kept getting stuck. We eventually had to just leave the door partially open.

Overall though, this was a decent hotel, and seemed to be better than other hotels on the island for this price range.
