I had a very bad experience with my family at this property and strongly advise against reserving any room here, especially for families with children. After making a reservation and paying a premium price through Booking.com, I was shocked upon arrival to discover that this is not a hotel as advertised. The listing displays full pictures of a proper hotel building (actually operating as Panoramic Hotel), but the booked “property” is nothing like that. The owner has simply rented an old room in the same building and divided it into small partitions. The actual condition is completely different from the photos shown on your website (actual photos attached). There is no reception, no security, and it is unsafe for families. The owner behaved very rudely, which made the experience even worse.
I not only lost my payment but also felt extremely uncomfortable and unsafe. I am genuinely shocked that Booking.com would list such a misleading property without proper verification. This risks misleading and endangering guests, especially foreign visitors with families.

It's not a hotel, but a family estate, with one floor with four rooms. It's a hostel with private rooms. The kitchen has no pans and everything is very dirty and old. We lost power five or six times during our one-month stay. Room service has to be scheduled, and sometimes it's rescheduled for another day.
There's no reception; everything is done by mobile phone. The bathroom in room 3 smells awful for most of the day. There's no soap for showering.

Me and my friends stayed here for 2 nights. Rooms were acually pretty clean, we were provided 2 towels and a pair of slippers each. There is a soap dispenser in the bathrooms as well as a towel drying rack. AC in all rooms and common area with a very small kitchen and 2 washing machines. The walls are very thin, so you can hear the other people staying there, but even with all the rooms full, we had no problem with that.
The owner speaks english and was very nice and polite. He showed us a selection of recommended tourist attractions, even offered to drive us to them for a reasonable fee.
I would definitely stay there again.

One hour before the check in time and I was almost in Kutaisi, the owner sent a message saying that they cannot be able to accommodate me.
I had a reservation on booking that they didn’t respect and tried to send to another hotel (hotel MASPINDZELO) (if you look other reviews of other places in Kutaisi you will find this name often)
So basically what happens is in Kutaisi some hotel owners they sell your reservation to who pays more so they don’t care if you book and/or they try to send clients to friends
So it’s not a scam but basically not professional work from their side.
So what I did it was to find another place on my own and contact booking that helped me rebook another place.

The hotel is located on the first floor of an apartment complex (No. II). When you come up the stairs, it's diagonally on the left side. Communicate ahead of time for building code. As soon as you enter the door, there is wifi info. If you see a washer and dryer when you open the door - you're in the right place!
The room was comfortable with a working AC, small fridge, warm water for shower and clean closet. The water pressure is a bit slow and the hot water comes on and off, but still comfortable.
It's about 2 km walk from the fountain I think. Small shops for food are in 5-10 min walking distance.

Great place in Kutaisi, clean, modern, comfortable. I would highly recommend it. Owner was really friendly and welcoming.

My evaluation will be negative. It was difficult to access the apartment in the building. The worker does not speak English. The apartment is small and not like the pictures in the booking.
We arrived and there was no water in the bathroom (he said after half an hour) and we went out for five hours and came back and also there is no water (the problem was general in the area. But I do not know when I spoke with the king after I told him I want to check out after we stayed there for the night, he canceled my reservation instead of registration
