I have traveled to many places and stayed in all kinds of hotels and rooms and i can, with confidence, say this has been the worst I’ve ever experienced. From nasty dirty sheets, awful smelling room and hallways, zero customer service. The worst part? Was advertised as a “good” hotel in booking.com showing pictures that were far from real and at a super high price (non refundable, by the way) So no, i strongly advise you not to consider this place, even if it means putting up a couple hundred euros more. You will tank yourself later.

Unusual experience. Hotel was well decorated but poorly managed. One guest had to change rooms twice due to cleanliness. No coffee in the room and reception did not offer any when requested.
Parking was available at a charge but we we told to move our vehicles as they we parked in a private space. This was not signposted.
In general, very disappointing

The only good thing about the hotel is that the location is great. You can visit all of the city on foot. If you want to visit something further away you can take the tram that stops in front of the hotel.

Our rooms 444.1 and 427 were not clean. In the bathroom the bins were never emptied. You were not able to tilt open the windows. Furthermore you could hear the neighbours very clearly. Anything going on in the floor, you could hear all of the noise. The walls and doors are very thin.

The breakfast was very basic. Coffee, cornflakes and some bread.

All in all, the hotel is okay if you stay for 1 night but I would not recommend it for longer stays.

Room is clean and well organized, well prepared , good size .
Toilet was clean but a bit smelly.
Comfy beds.
My complaint was no refrigerator, no AC but overall good experience.

Quite a terrific find- for a hotel located so centrally with public transportation access right in front of the entrance (note: 2 different locations for the “Karlstor/Bundesgerichtshof” Station -lines going North-South and East-West-).
Very clean, modern, well appointed rooms of moderate yet comfortable size where you don’t feel cramped. Daily towel and room service by super friendly staff. Breakfast is good.
Very quiet, and the windows open completely which is a big plus.
Not so sure how the rooms feel when the days are warmer during the summer months (no AC ).
IN SHORT: excellent price/quality balance
The owners and staff are on site and are just TOPS

The hotel was fine, the ambience can be better! I was staying there during a hotel renovation I assume! The hotel is very helpful at times of necessities. Had some issues with keycard and electricity which the hotel team helped me with and also during the checkout they considered making a discount as well as I had such experience!

The stay was good and room was clean. I would suggest to add hangers in the bathroom to hang clothes or towel after shower.

I want to express my deep dissatisfaction with my stay at Zii Hotel for two nights. Despite being charged for three people (two adults and one 10-year-old child), I was only provided with a double bed. After I raised the issue, they attempted to charge me an additional €10 for a folding bed with protruding springs. Eventually, after I expressed my discontent, they provided it for free. However, I discovered that the entire area under the window was covered in mold. While the hotel has a good location and serves a decent breakfast, I cannot recommend it to anyone for the price. You have to argue and negotiate for everything.
