This is a very small boutique hotel in Bologna centro, right across Via Rizzoli from Piazza Maggiore. Great, great location; easily walkable to virtually everything. The building itself is like a fortress, and access to the hotel room requires fully 3 separate locked doors and a ride up an antiquated elevator. It's apparently mainly an old-fashioned office building with lawyers’ offices throughout, but also houses this small hotel, as well as a wellness spa, with which it shares space. (Need a massage? this is the place for you!) The proprietors required full payment in advance, and gave very detailed instructions on how to get into the property, where to put luggage, etc etc. A bit tedious at first, but not bad one you learn "the drill." And in the end, they were both extremely nice people. Our room (the Giulia Suite) was decent sized, had a big bathroom, and also its own private balcony with views over Bologna centro. They didn’t have breakfast, but instead gave us vouchers for a local restaurant a few blocks away (Casa Azzoguidi). This turned out to be just fine. Nice people at the restaurant. I’d definitely stay there again. Massimo Matera, one of the proprietors—who’s also a noted local professional photographer—got up at 3:30 AM the last morning to drive us to the airport. You can't beat that.

Fantastic stay! I stayed in the Julia. I had a VERY rough 48 hours of airport travel (cancellations, delays and lost luggage). The views, accommodations and importantly the people at Casa Faccioli made it worth the travel. Great location (couple of steps away from the old town center) and easy to get to the train station to get to the airport or to your next destination.

What a fantastic find. In an absolutely perfect location in the centre of Bologna, just a 20 min stroll from the train station which is easily accessible from the airport. The room we had Francesca was huge, with an enormous bed and a lovely spacious bathroom and walk in shower. A small Balcony ideal for an early morning coffee (from the Nespresso machine) or late afternoon drink. Perfectly clean and well looked after location with easy code/card access and functioning A/C. Massimo was extremely helpful And communicative, as was the lady who was available when we arrived (early) to store our bags. The breakfast in a nearby restaurant was out of this world, such a broad variety of options. All in all this place knocks spots off the overpriced hotels in terms of location and certainly price. We would definite return when in Bologna again and have already passed on recommendation to a number of people.

Quiet despite central location. Very clean with excellent aircon. Coffee machine, fridge and kettle much appreciated. Bathroom well-equipped, some toiletries supplied. The only disappointment was that I never got to meet staff - reception was never open when I tried.

Property in great location in the center of the historical district. Close to various dining options. Only contact with staff was at check in, otherwise no direct contact other than via WhatsApp. Rooms were adequate yet simple and lacked real style and comfort. Can't recall if breakfast options were available but I think not. Accommodation felt more like a room rental than a true B&B. Would consider other options before this one albeit this one more highly rated by others

What a wonderful few days we had at Casa Faccioli, perfectly located about 5 steps off Piazza Maggiore but still quiet. Pristine, stylish, expansive room and bathroom with up-to-date facilities, on fourth floor of a classic building with lift. Owner is on top of all details and sends them in advance for a smooth entry and departure and can arrange lift to airport as needed, even for our 4:00 departure; a manager is on site down one floor if needed (was not needed as all details were taken care of). Breakfast at the nearby Casa Azzoguidi was outstanding! Unless for some reason you need full service hotel this lodging will meet all your needs. Highly recommend!

Fantastic location, right next to piazza maggiore. Parking 150 meter from hotel, st pierre in via carbonara. Rooms are at the 4th floor of this historic building. Reception open from 15, if you arrive early, you can leave luggage as they will text you a code. Spacious room, good bed, large bathroom with fancy shower. Coffee maker, but no tea… to me, it is more an airbnb kind of place, but for sure really nice. What is not the best: airco is noisy and, depending on your room, a bit of street noise as there are bars and restaurants everywhere. All n all, for sure recommended.

I really enjoyed staying at Casa Faccioli! I love being in the heart of the historic center and staying in a building that feels more like typical apartment living rather than a big hotel. The unit was beautifully appointed. Communication with Massimo was easy and he always responded quickly. Would definitely stay here again!

Wee spent two mid-September nights at the B&B. The location couldn't be better in the center of Bologna. Very easy walks to local sights and dining options. The included breakfast was very good at a local coffee shop. The room was comfortable and had a balcony with a lovely view but rather uncomfortable couch.
The only complaint is the difficulty we had in finding the B&B. It is on the fifth floor of what otherwise is an office building with no external signage identifying the B&B. Thankfully we were accompanied by a local taxi driver who found the building and was able to contact someone inside to help us get in. The instructions we had been provided on gaining entry to the B&B were in retrospect accurate, but at the time in a heavy rain, not clear enough for us to follow.
With the caveat to be sure how to find it and how to get in, you will enjoy the stay. It was very private and clean.

This is a wonderful place, right in the center of Bologna. I don't think there's any better spot. Filippo is a wonderful host! When arriving early of leaving late, one can store the lugguge in the hotel. The suggestions Filippo gave us were all great. Room and bathroom were spacious, bed very good and everything very clean. When returning to Bologna I will definitely stay here again! Thank you, Filippo!
