Great 3 night stay in nice residential area outside of Modena city center. The room was spacious and clean, and the hosts were fantastic, offering great breakfast and suggestions for area. Stay here for sure if you have a car to get around. Private/secure parking as well included.

My husband and I really enjoyed our 3 night stay. Our room was nice and quiet in a residential area which we found perfect as a base. Hosts are wonderful and offer great breakfast, great suggestions, and great sense of humor:) She even received my lost luggage for me, so I didn't have to wait around for them. Will stay again if we return to the area!

Our host couple, Gianna and Giuliano are delightful people who love to give personal attention to their guests. They handle restaurant reservation, comfort-enhancing tweaks and the most incredible breakfast of home-make treats we have ever seen! Parking onsite and easy access to Modena make should make this anyone's first choice of accommodation. Bed was super comfortable and large windows give you fresh air or there is A/C if you need it.

We stayed at this amazing b&b for four nights as a base to tour the area (Bologna, Modena, Verona ). We enjoyed an exceptional hospitality, cozy places that makes you feel at home, delicious home made with many options for breakfast . Above all, lovely couple that goes above and beyond to make at home. They give great tips for the region, restaurants, ice cream, activities, etc.

This is a great place to stay if you are heading to the Modena area. It is situated a little outside of the city, but for us this was not a negative. It’s a great quiet place with the nicest hosts! Gianna (my new Nonna G 😊) and her husband really do treat you like family, she even made us a reservation for dinner at one of her favorite restaurants. Thanks for a great stay, it was much too short and we will be back again!

Gianna and Giuliano were beyond helpful and inviting. Gianna gave us great recommendations for lunch and dinner and even made restaurant reservations for us. She shared helpful information about the area, places to visit and specialties of the area. Her home was spotless and her breakfasts were unbelievable. She had nine homemade cakes/tortes. She also had homemade preserves, bread, fresh fruit and eggs. We had a wonderful stay!!

Very nice and friendly. Gianna and Giuliano are great hosts , they treat you like as if you are their family, feels like visiting your grandparents.

We stayed here our first night in the country after over 30 hours of travel due to delays. It was clean, quiet and the hosts were lovely. The breakfast was amazing - truly a labor of love by the hosts. Our hosts were welcoming and kind - great start to our Italian adventure.
