Great place with great rooms with easy access to the slopes. The hot springs is a must and is extremely easy for foreigners to use. Would recommend for anyone wanting a cheap but pleasant stay in niseko.
This hotel was about a five-minute walk from the ski equipment rental shop and the ski resort. It also had a hot spring sauna, which was great!

I was very skeptical given that this is the “budget” option compared to the super expensive hotels and resorts in the area. Plus the pictures look pretty bad. But we booked last minute and it was either this or a 3x more expensive hotel. So we decided to give it a try and I’m so glad we did!!

Excellent experience
Other than the shared toilets and showers, it was just like a regular hotel, and I had no problems. The facilities, including the common areas, were spotless and I had a comfortable stay. There were several restaurants nearby, so I had no trouble finding dinner. Breakfast is only served during the winter, and only bread and free drinks are available from the vending machine.
Very clean and tidy. I wasn't thrilled with the shared bathrooms prior, but it was fine. Only 5 rooms share them. Bed was of the soft foam variety, the only genuine letdown. Seriously uncomfortable. Other than that, it was fine.
The host was so kind and generous. We had arrived 1 day before our scheduled booking, by my mistake. The host offered to let us wait in the lobby for a taxi, and when he found that we could not get one as it was late at night, he offered to drive us to the nearest 7-eleven, in his personal vehicle, after hours. What a great place to stay! Room was comfortable and cozy. Heating worked well. There is plenty of free parking. I was concerned about the shared bathroom, but it was kept very clean. The staff checked me in was polite and nice. The property has lots of amenities and free coffee and pops.
Only downside is that you can hear noises like walking, opening and closing doors and two morning staff were talking loud at 5am in the morning and I could hear them through the door.

These are lovely people who are genuinely just nice people. They have run this pension for 40 years and its 3rd generation, all whom which still work their bar the Patriach Granfather whosed passed.

The main location is very close to the ski resort, which is an excellent choice at this price.
The hotel sells ski tickets at a discount, cooperates with a ski equipment store (with pick-up and drop-off), and has Chinese-speaking staff, which makes communication very convenient. The overall service is also very good.

What a good time in a place it is a pleasure to return to every day after skiing. There are plenty of blankets and nice people to get to know. Not many bathtubs, but onsens are a short drive away. Walk a few dozen yards to Annupuri ski field and ski back.

Great location and great service.
The room is clean and spacious with full facilities and a good view. The kitchen has everything you need to cook. There is a washing machine and dishwasher. There is a locker for storing ski equipment on the ground floor. After playing, you don't have to carry it up to the room. It's great.

For this price, the location is excellent; it's about a 10-minute walk to the village of Hirafu. It's very quiet. The breakfast is very Western-style. A shuttle bus runs every 30 minutes.
There's no onsen (hot spring), but you can use the onsen at the sister hotel, Vale.
A noticeable problem is the poor soundproofing. The walls are okay, but the doors aren't soundproof.
We went during summer, so there wasn’t much to do around (not saying that it’s a bad thing). Hotel was clean, but you have to drive to get to this hotel. Toilet was big and spacious. Air conditioning had some issues on the first day but it somehow was fixed by the second night. It shouldn’t be an issue for most people since people only come here during winter.
Very good only 8 minutes from Hirafu, with Shuttle Bus transfer.

But in the morning to take a shower to open the water earlier, maybe lately too cold, D water not so quickly hot. Customer service is very good. Breakfast is average.

The room is small thought the hotel is quite new and modern. Live the breakfast, has many options. The location is a bit far but hotel provides shuttle service.
Enjoyed my stay here. The room was clean and modern, staff were very helpful, the restaurant was convenient, and they offered a free shuttle to the slopes every 20 minutes. Would recommend.

The location is fantastic, and it comes with breakfast and a hot spring. You can just ski right out of the hotel. The only downside is that the hotel is a bit old, but the price is great, offering excellent value for money. It's also very close to the supermarket.

This is probably the cheapest ski-in/ski-out hotel in Niseko, and ski-in/ski-out is truly essential! Carrying ski boards uphill is just too tiring. Plus, there's a hot spring on the first floor of the hotel, which feels amazing.
The location is ideal, right in the center of town. However, getting to and from the slopes (ski-in/ski-out) requires navigating a very long and slippery staircase. The private hot spring in the room was a great perk.
This is the best choice for solo travelers looking for a quick in-and-out stay. Although it's been open for a while, the facilities and hot spring quality are still above the average for Japanese hotels. Do note that rooms are not cleaned daily, and the connecting staircase between the first floor and the family course is quite long, so please be careful.

The staff service is excellent, and the outdoor onsen is beautiful and very enjoyable. The only downside is that during peak hours, there are a lot of external visitors, but if you avoid those times, it's incredibly relaxing. There are limited food options both inside and nearby, so it's advisable to come prepared for that. The room was lovely, and the futons were very comfortable.

A very comfortable and clean apartment with amazing views and in a great location. The apartment had a well equipped kitchen, with plenty of space to relax with friends on our nights in. The reception staff were very helpful and friendly and proximity to Yama Sports was very convenient. Would definitely stay again.

Front desk was very helpful and there’s ski rental within the hotel so it’s very convenient. It’s also a few metres away from the gondola.
The staff were positive and friendly, and worked hard to help me solve the problem of connecting the TV to Apple TV. Their English was also very good. The downside was that there was no air conditioning in the room, but there were fans available, and the price was a bit high.

This was my first time visiting Niseko and staying at this hotel. The location is very convenient, close to ski areas, restaurants, and convenience stores. They also provide a free shuttle bus to take guests to their chosen ski destinations.
Everything was reasonably priced during the off-season. The shuttle bus stop is right outside the hotel, and there's a restaurant on-site. The front desk staff are foreigners, so communication in English was no problem. They also have a restaurant and a gym. Very satisfied with the budget!
The room comes with a drying rack for clothes. There's also a ski storage area downstairs. Breakfast buffet was included when booking, so no need to worry about what to eat in the morning. Plus, there's a 7-Eleven nearby if you want to grab some snacks.

This is a magical house in a great location. Highly recommended for a fun and comfortable stay in Niseko. The kitchen is great. We bought groceries from the supermarket in Kutchan (lucky is better than Coop) and catered some fabulous apres ski meals using the gorgeous Japanese dishes.

The hotel's location is super convenient, and they even offer free parking. The staff speak excellent English and were very clear in their explanations. My only complaint is that the parking area was very muddy, which made getting out of the car a bit messy.
Very friendly and helpful staff. They were awesome when we needed a lift to or from the Hilton to snowboard. We had a 2 bedroom appartment which was new neat and well-appointed. Washing machine Dryer Dishwasher kitchen. We will be back.
We had a great stay , the room is stunning and the staff are amazing ,very helpful and genuinely nice people we highly recommend it 🤩

We can not recommend this accom enough, it is so close to a great coffee shop, bus stops, and the slopes. The staff go above and beyond to make your stay comfortable. We will definitely be back!
We didn't. The staff is fantastic and SnowDog Village, our condo was really nice and the free shuttle to and from Niseko Village was helpful. Without a car, however, it was difficult to get to a market and restaurants. Also, there was a restaurant onsite at one time that was closed when we stayed. Very quiet and close to the slopes.

Amazing experience! Unfortunately for the businesses and workers of this town, COVID-19 has taken it's toll on the economy. Fortunately for visitors, we get a rare glimpse into luxery at a price we can afford.
The town is charming and looks like something you would see in the Colorado Rockies, enhabited by wealthy business tycoons.

Staff was exceptional. Very friendly, very professional, very attentive, and will provide the best recommendations for your budget/tastes/mood.
Rooms were of standard Japan size, but very modern contemporary, with very thoughtful layouts, storage, and design. 5+ star for the cleainess. Towels...
This place is fantastic! Great rooms & Onsens and a top restaurant right next door👌!!! And not to forget Pete & his team - they always made sure we’re having the best time. I mean together with fantastic conditions - “No wind, waist-deep powder” - we couldn’t help but fall in love with Niseko!
Pros- friendly service, super soft bed and pillow, stylish rooms. We came during off peak time in sep and we had the whole communal area to ourselves which was really nice
Cons- if you come during off- peak times their famous breakfast place is not open, but the substitute restaurant Musu is not bad too
The super effort of Peter going above and beyond to make ones stay comfortable is amazing. Driven to and from ski fields, issued with a snowproof handy, Netflix in the rooms, we felt very looked after and one could not ask for more. Super hipster trendy place.
Fantastic place. Both facilities and service are superb. Hard to find a bteer location as well. Small enough to be really friendly, but never intrusive. Peter, the hotel manager is terrific - great recomendations on anything from restaurants to finding your way.
