Dune Boutique Hotel located at the party zone in Tulum

I stayed 3 nights at Dune Boutique Hotel and paid for 4. The room did not meet basic standards: visible dust on curtains and surfaces, and mosquitoes inside. At this price level, this is not acceptable. Noise from surrounding venues was extremely high and constant, making normal rest difficult. The hotel markets itself as a boutique property, but the overall quality and environment do not match that description. Internet was unstable, tipping was expected for every service, and communication worked better in Spanish. Prices increase sharply when the American crowd arrives. At check-out, I encountered an issue with my 2,000 MXN deposit. I only ordered one room-service dinner during my stay and had tipped throughout. The tall man at the front desk attempted to charge an additional 500 MXN without explanation. Despite having already received 500 MXN earlier that morning. The positive part of the stay was the kitchen and food. Also the staff members Vicky and Michelle were great. They were consistent and reliable when proving points in the service, and both acted professionally and helped keep communication running smoothly. Despite their efforts, the combination of noise, cleaning issues, unstable internet, and an unjustified charge at check-out means the hotel does not deliver what it claims. — Susanne, Norway
