Tulum, Av. Cobá Sur, Región 014 (2 km from centre) 🧭 Map
Room was nice and spacious. Bed was a bit too soft for me. Breakfast is basic and the same every day.
When we came back from a trip in the afternoon, there were no towels left for the pool ?!
We got upgraded to a big and fine apartment, with very comfy bed, rooms serviced every day. The kitchen was very poorly equipped. When weasked for a pot or kettle to boil water for tea, we were given an old aluminium pot which was not suitable for the cooker! We experienced the staff in reception as grumpy and not too interested in guests.
Charming hotel, located a bit far from everything. Good price and good service.
Wonderful Oasis in the jungle
Amazing apartment with separate lounge/kitchen. Great bedrooms and comfortable beds. Nice bathrooms. The pool area/restaurant is stunning.
It was a nice hotel. The cons are wish the water is warm when taking a shower it was cold water, one of the rooms the bed sheets has stains, and the pool is nice it just needs to be painted you can see the paint is coming off. The people in the front desk weren’t as welcoming:(
the staff were wonderful. they had fantastic price forward excursion suggestions. very nice and helpful. location was very central to shops and good food

I liked the convenience ans friendly staff. The plumbing needs attention. There is no parking past 8pm.
Service was very good, 24 hours a day. Very attentive, they took care of every detail in the room, everything we needed and when we asked. Located on the city's main avenue, very easy access, also safe. Neighborhood markets very close to the hotel. When we stayed it was being frequented by families.
Village location good if you use crowded collectivo (group taxi/van). Absolutely no services and we were even locked out during the day time. Wasp nest on our door. Cockroach and cigarette butts in lobby. No water pressure. They never cleaned the sheets, trash or towels the whole week. But cheap and a local experience for stories when back home.
They have no control over the TV and the air conditioner is only set to one temperature and you can't change it either; there was no control over the unit.
The bathroom had a strong smell like urine.
The gentleman in charge was not kind at all. He was somewhat rude, and would take his time to accommodate our needs.
TV signal
Generally good for the price, however I think a good TV signal would make it much better.

Read if you want a detailed and honest review! If you’re planning a trip to Tulum, MIA Resort is an amazing place to stay The design and detail of the resort is breathtaking, especially if you love taking photos. Soooooo many photo opportunities! The rooms are stylish, spacious, and very comfortable, and the customer service is top tier. The customer service deserves a paragraph of its own. I don...
I cannot say enough wonderful things about this hotel resort in Tulum and, most importantly, its incredible staff and management team. During our stay, my son unfortunately became very sick with food poisoning from something he ate outside of the hotel. It was a stressful situation made even more challenging because I am currently in the United States and not physically in Tulum with him. As soon...
Great place for some rest and relaxation. Overall it was a very good experience. One of the highlights was Gisele as a host. She was very attentive, helped with everything i needed, and made the stay wonderful! Thank you Gisele. It is a combo of a beach club and resort. You have the option to be close to the music and the option to relax in peace.

Such a wonderful place, amazing staff and just great vibes!
Clean, comfortable room, amazing staff, amazing place! Absolutely my favorite spot in Tulum.
Holistica was wonderful. It is not near to walk downtown or the beach area. If you plan to stay there and not venture out it is a great experience. If you want to spend more time in Tulum, you will need to rent a scooter or car.
Perfect location in Aldea Zama.
Easy access to rent bikes, grab a bite, get groceries. Close to the beach and cool bike path.
Beautiful apartments
We had a great 7-day stay at Holistika for our Valentine’s trip. Check-in was smooth, but we recommend accepting help with bags as the rocky pathways are uneven. Our room was beautiful but lacked storage.
The pools were private and relaxing, though seating was limited. The property is open to the public for dining and classes, creating a nice mix of tourists and locals. Yoga classes were more advanced...
Unchecked Hostility Toward Guests
It was a beautiful hotel, but I was not pleased with the staff. One of the wellness workers, Valentina, bumped into my group members multiple times. We are all black women, and I don't want to say it was ******, but I added our race for potential context. I went up to the wellness department and asked that she say "pardon" the next time she sees someone in my group...

My family and I travel to Mexico every Christmas, and we ALL agree that this was by far our favorite hotel / resort to date. At every moment, you feel completely swallowed by lush green plants. All of the staff are extremely helpful and kind. The food was fabulous. And of course, the piece de resistance is it's own cenote in the heart of the property. While not along the beach, the beach is extremely...
The property was better than expected. It was very relaxing, the site is gorgeous and being surrounded by so much nature was breath taking. Staff was very friendly and since there was not much traffic this time of the year we had quick access to a lot of places. Super recommended.
I liked the place, a lot. It’s private, and the staff are phenomenal. I went to them with several questions, and always got good answers. I talked to one of the owners, and complimented him on the staff. I recommend staying there. There is a cenote on the property, that has been incorporated into the hotel grounds.
The hotel design is excellent and very aesthetic but it is not the “luxury” experience that is advertised. The rooms are a little basic and are tired in some places (wonky cabinet doors, cracks in flooring, cheap broken roller blinds on the windows). We booked this hotel for a reduced price and think the reduced price was fair given how expensive Tulum is but would not recommend booking without a discount
Kan Tulum is an absolutely beautiful property. It felt like an oasis every time we arrived back at the property.
The staff were all very kind and helpful with anything that we needed. I would highly suggest staying here if you are looking for relaxation and escape.
My only suggestions would be to add a kettle with some coffee in the rooms as the coffee bar is quite expensive. And maybe a few snack...
We really liked the environment of the hotel. It was like a secret place. We love the big windows and decoration. They tidied up our room everyday. But we could not use the kitchen because there was no kitchenware. We asked for a hot water one night, thy told us we have a stove in our room. But we did not have any pots etc to heat the water. When we told that to receptionist she said that we need to...

Our retreat with our local Pilates studio was AMAZING here. From the arrival till departure they made sure our experience was top notch. The food was spectacular. The room we had gave us a beautiful view of the ocean. Excursions we on time, enjoyable and the best we’ve been on, no long drives with great guides. We can’t wait to return!!
Perfect property for our Yoga and Wellness Retreat. Absolutely exceeded my expectations. Max, Enrique and Sergio made our stay so memorable and were perfect gentleman.
Darlene, Melissa and Yolanda were angels and left a lasting impression on my heart.

This was my second year organising a retreat at Amansala, and it was even more wonderful than the first year!
The facilities are amazing, from the ocean view yoga studio, to the open air restaurant, to the clean and comfortable rooms.
The staff are truly outstanding. From A to Z they make retreat organising effortless, the guests feel welcome and accommodated, and they are ready with a smile.

I had an incredible stay at Amansala. From the moment I arrived, I felt safe and genuinely well taken care of. As a first-time visitor to Mexico, I really appreciated how clearly the staff communicated best practices—such as not drinking the sink water in the room—while also reassuring me that all water used for rinsing food, juices, and meals was properly handled. That peace of mind made a huge difference...
We had an excellent stay at Amansala after a tricky start to our holiday. We were staying down at another hotel on the beachfront around a 1-2km away, which unfortunately had construction taking place next door that was continuous through the day with heavy drilling etc.
We decided to quickly move on from the property and came down to Amansala where Gaby at reception and his team were very helpful...
Beautiful Amansala
Amansala is very beautiful with great food. Much more unique than an all inclusive. Walk right out of your room into sand. Nice, friendly employees.

This place is great! Beautiful beach, and amazing daily sunrise yoga with Brenda. I also stayed here in December 2025 and couldn’t wait to return. Bare in mind, this was our first trip to Mexico. The staff were friendly and very helpful. The front desk helped us to atrange airport transport and a tour. The room was clean and well cared for. It was wonderful having a small private "yard" and also being steps from the beach. Food on the premises was limited, expensive and the portions were extremely small. Bottled water was not provided.
A nice little find. Really fun on weekends with
Live music and nice mix of people having fun.
Good taco restaurant, nice beach house.
the pool was amazing; the staff was super friendly but not too much knowledge or the surrounding areas to grab food or entertainment. the A/C was perfect and the king suite with amazing view.
The rooms are beautiful and just as pictured. The beach was perfect and very quiet.
Disappointed in tulum
Rooms were clean and cool, ,beach furniture was unkept, dirty and some items broken all along property. Breakfast was fresh and service was great at their restaurant highly recommend tostadas de pescado al pastor. The bad issue first day of our stay the water for shower/ toilet was out for 4 hours, later restored but it happened again the following day too. Don’t think will come...

He was always so kind and helpful.
I love this place! I have stayed here many times over the last 10 years and it’s always my favourite. I always come back! Perfect location! Lots of cafes, restaurants, bars all within walking distance.
The beach is 20min by bicycle (5min by car)
Large rooms, comfy bed and pillows, clean, beautiful pool area… great food and drink selection.
And amazing team!
The wait staff was excellent. We stayed in the jacuzzi garden room…was more like a cold tub.
All of downtown Tulum was within walking distance. Good selection of restaurants within a half mile.
Very nit and quint little place. Will definitely stay again
Mixed feelings about this one. Smelly room, breakfast wasn’t good, loud at night. Location is good if you want to be in town

Great Location, Price, Amenities, staff, room! Gladly surprised! I even stayed longer then the planned.

Staff very friendly
Only the problem was sound coming from corridors and other rooms was so loud .
The young lady at the front desk was amazing. The linen should be changed. Breakfast was OK.
Front desk polite people
A little bit durty some Parts
Some areas of The hotel are still in under construction and the streets around are the same and there is no parking lot you have to park on the street

The room was spacious and very clean. The staff were lovely and very helpful. Some people have complained about road noise but my room was right at the back and it was totally fine. The noise wasn't that bad. The road noise audible during daylight, Saturday night was a little noisy because someone was celebrating their birthday but other than that, can't really complain. Staff friendly and helpful, fixed my plugged shower head right away. Restaurant looks good, room clean, small refrigerator, no odor or bed bugs (others made me congested, molds smells, and/or bed bugs), convenient...
This is a well-run, modest, clean and reasonably-priced small hotel not far from the main street of Tulum. My wife and I had a very pleasant stay here overall. Though one needs a taxi to get to the beach, its only about a ten to fifteen minute walk into the heart of the town. You might find automobile and truck noise an issue at night, and the view is nothing to write home about, but the hotel staff...

It's worth coming just for the surroundings: nature, beautiful beaches, a clean, well-maintained facility, and beautiful views. This is a paradise on Earth. Rustic, eco cabanas by the sea, no noise, no fuzz, just the beauty of the jungle and ocean waves at your front door.
The room was amazing and just steps from the water. Miguel and the crew at the restaurant took amazing care of us and prepared some of the best meals we had on our trip. We could not have asked for a better place to relax at the end of our vacation.
Staff was very friendly and helpful. Room was clean and comfortable.
My kids and I had a great time. I don’t like that we had to pay to re- enter the property after every departure. I also hated that the national guard pulled guns on us upon re-entry every time.

Loved it ♥️♥️♥️♥️
Overall pretty good. It is a family owned small hotel. It is very quiet and comfortable. It is not fancy, but pretty sweet. The people working there are very nice. I have no complain and enjoyed my one-night stay there. The only issue is that the hotel is difficult to find. I walked by it twice and didn't see the entrance. The google location is correct, but the door is so easy to miss. It is a hidden...
Amazing place to stay. The owner and staff are so friendly. Walkable distance to restaurants and grocery stores. Starbucks is a 5 minute walk away. 15 minute walk to the central bus station. Loved it, will stay again! Free water at the front desk and complimentary coffee is available from 9:30am-11
Highly recommend
My only issue was that there was no signage and I arrived on New Year's Eve and there was no attendant. There, as in most of Mexico, was no number on the outside of the building so there was no way to confirm I was at the correct place. There was also a sign on the door directing you to enter on another street which also had no signage. Eventually i knocked loudly and the staff person came to the rescue...
It was nice having a pool and a refrigerator. The air conditioner didn't cool our room to the degree we set it. A gym on the next street plays loud music in the morning. Although the staff is pleasant and most speak English, sometimes no one is around and the water is often empty. Even so, I still would stay there again as the place is in a good location at the edge of town, the price is good, and...

Nice spot right on the beach. But the sea grass and the loud music (neither the fault of the hotel) made our tropical beach vacation a bit of a disappointment.

Especially loved my service with David, was was amazing! Highly recommend hotel panamera for your tulum trip if you are looking for a hotel in the hotel zone!
We absolutely loved our stay at this hotel. The staff was so wondurfull, attention to details all the time, recognized us everyday, always there for us.
The only comment I would add, is that the rooms could have a few extra hooks and shelves tor toiletries and to hang our wet bathing suits!!! But that's really the only thing....
Exactly what we were looking for. Lovely boutique hotel with a fantastic beach and excellent staff. Small, quiet, low key. Walkable to shops, spas and restaurants. Could not have been better.
Hotel Panamera is such a gem on Tulum Beach. The design is beautiful—the checkered pool is a total highlight—and the rooms are cozy and stylish.
