Good hotel and location I like

The location is convenient to walk to the beach or any other shops. There is a big outdoor balcony for guests to share and enjoy watching sea view. The room is clean but very old. The room is dark because the light is not bright enough. There is no elevator.

Decent play to stay 50m from Beach and on Soi 7/8. Staff barely speak English, the hotel has no cafe or pool. It's just a room. Beds are firm but rooms are large. Sometimes the prices are good, and worth it. Lots of little bars within 1 min walk and the infamous Sailor bar/restaurant is 40 foot away. I'd stay again if cheap deal.

Very nice hotel, staff are friendly and the hotel is clean. Bed is comfortable and overall it’s nice hotel especially the location. Many people mentioned the dim lights in the room, and I noticed that the light is not much so its a little bit dark in the room. The hotel is a little dated, but it's located in a quieter area, away from the noisy streets and parties. This was our main reason for choosing it. The staff were incredibly friendly and allowed us an early check-in. Our room was cleaned daily. It was equipped with a functional kettle and refrigerator, and complimentary bottled water was provided daily. There's also a clean, small swimming pool.

The house has nothing, it's really not good, geckos are flying everywhere, the cleaning staff doesn't knock on the door in the morning and just pushes the door open

This resort is close to the department of transportation. The staff have a service-minded. The room is clean , and there is a small bar of soap provided. the pressure of water is high and the air-con is cool. There is a restaurant next to the resort ,7-11 and a lot of local food not far from the resort as well.

The place is away from Pattaya city so the city life will not affect you. But location is near highway to Bangkok - Pattaya. The staff is not speaking English very much, but we can adjust. We were in the very end room of Sutus Court 5 which overlooks Soi Lengkee so it's quite noisy if you like to go to bed early !! We only paid £30 for 2 nights so can't complain. The bed was comfortable enough, the shower adequate.

Coming to Thailand many times and in Pattaya Sutus Court is my home far away from home. So to many other short and long staying gringos . I love the Thai hospitality at Sutus Court at the best place in Pattaya with 2 swimming pools around 7 buildings owned by the hotel.

By far, the best bang for a buck in Pattaya. Swimming pool, bungalows, close enough to walk everywhere, but secluded enough to be very quiet at night. Staff is amazing!

Unfortunately, this was very disappointing. The price-performance ratio is simply not right. The room's furnishings were old and worn. For such a high price and based on the pictures on the booking portals, I had expected something much better. A real shame.

This is a small hotel. There isn't much parking directly in front, but they have an additional parking lot close by. The rooms are clean and beautifully decorated, creating a great atmosphere for relaxation. A good hotel in a slightly quieter part of Pattaya. Rooms were good. Staff were also friendly and helpful. A nice swimming pool on the roof with a beautiful view. Hotel is in a great location and has some rooms that have beach views. However, while the rooms are large in size, the furniture, fixtures, room service, and internet are in dire need of upgrades. The price of the rooms reflects this. Summerspring hotel also still uses CRT TV's which indicated its age. Internet is horrible to say the least.

Stayed here during a busy time - the fireworks competition. It was difficult to find as it shares a name with a local housing complex and we thought we were staying there, but the receptionist gave us directions and was helpful. Hotel is spacious with modern furnishings but also quite basic. Rooms were comfortable and well located for the beach or soi bukhao.

Very friendly staff. Excellent service. The rooms are simple and clean. The only downside is the poor soundproofing; you can literally hear everything going on in the neighboring rooms. But there's no road nearby, so you can't hear the mopeds. This is the best you can find for this price.
