Built in 1999 and renovated in 2012, the hotel provides a variety of room types including standard double rooms with balconies and garden, land, partial sea, or sea views, as well as family rooms. Its all-inclusive system features a main restaurant seating 700 guests, two A’la Carte restaurants open seasonally, and five bars. The resort includes two outdoor pools — a large 1170 sq.m main pool and a 214 sq.m water park with six slides — plus a 100 sq.m indoor relaxation pool. Families will find dedicated kids’ facilities like a mini-club, animation in Russian, a children’s buffet, and an outdoor kids’ pool with a slide. The spa area offers free sauna, hammam, and jacuzzi, with paid massage and beauty services. Despite some critical reviews citing service and hygiene issues, many guests appreciated the spacious pool area, beach access, and family-friendly atmosphere.
Location
The hotel is situated in the Manavgat District of Antalya, specifically in the Sahil Cluster Houses neighborhood of Kizilot. It lies 69 km from Antalya Airport and 15 km from the town of Side. The property has a private 400-meter-long sandy-pebble beach just 60 meters away, offering free sun loungers, umbrellas, mattresses, and towels. Nearby, within 239 meters, is the highly rated Kızılot Kıraathanesi restaurant. The resort is relatively isolated with limited local shops and attractions, so most guests rely on the hotel’s facilities for leisure and dining.

Reviews
The staff, while some are actually quite nice, don't speak English half the time. The manager also cannot handle criticism at all and is extremely aggressive when confronted.
The food is fine, but definitely very generic and definitely not of 5-star quality.
And as for the location, while the scenery is definitely beautiful and the beach is incredibly nice, it doesn't offer anything else to do. There's nothing to visit and there are only a few stores to go to.
After reading some of the more negative reviews of this hotel I am genuinely shocked by how many people have witnessed the same things as we have: Poor hygiene, staff incompetence and overbooking. I'm also shocked that no one has done anything about this yet.
There were also kitties around. I liked the kitties 🙂↔️
The food was good and varied.
Good for the children, they enjoyed the pool all day, with pool slides.
One of the main concerns was being charged extra for a family room, despite already booking and paying for two separate rooms. It felt unnecessary and a bit unfair. Additionally, the main light in the room was oddly placed and didn’t provide proper lighting.
There were also some maintenance issues — the television remote didn’t work, and the air conditioner had very limited functionality. The shower pressure was extremely harsh, making it uncomfortable to use. We did report both the TV remote and shower issue to the reception, but unfortunately, no action was taken during our stay.
As for the food, it was decent but quite repetitive. The menu didn’t offer much variety, which became a bit tiresome over time.
Overall, while the hotel had some good points, particularly the cleanliness, the service and facilities could definitely use improvement.
I would say that BURAK, was very entertaining & very energetic.
We arrived early in the morning and the room wasn’t ready. 2 toddlers with us, we had to sleep at the entrance in a chair!!! The food was repeatedly, every day the same food, in the end of our holiday we couldn’t eat normally because there was nothing tasty!!! They didn’t accept to let us to stay longer in our hotel room, we said that we can add money, ( we asked because the flight was 15 h after the check out) . My 2 years old son was sick, but for them that wasn’t a problem to ask me to leave the room. So we stay at the beach 10 h, with a sick toddler, no room, no service no toilets close to us, and then we went to the airport.
I believe that we will not come back to Turkey after this experience!!!!!
The negatives.
Firstly the food. We are all sick, the food itself was awful. If your a vegetarian, vegan, have allergies etc etc do not book this place.
The staff are pretty rude. A few were lovely and friendly, but generally a bunch of people who look fed up.
This place is dirty, the cleaners didn’t bother at all. They make the bed and leave toilet paper and water that’s it. My baby wiped purple purée on my pillow, the cleaners simply turned the pillows over rather than changing the cover.
The room itself is simple, small, very basic. This doesn't bother me too much, as we had no intention of sitting in the room. The only issue with the room was the noise. Paper thin walls mean you can hear everything. The next rooms, people walking passed, the incredibly noisy lobby area, where people congregate until the early hours of the morning.
For an all inclusive hotel, there is a lot that is chargeable. Kids club, children's activities all come at a price. At 3-10 euros per activity, it can add up.
To start of with, the food repeats every night and there was flies everywhere.
If you don’t like cats or dogs don’t come here!
Cats roam around the hotel 24/7 and dogs are around the beach bar most days.
The hotel itself is quite nice, staff are polite to. If you want a drink ask for 2 as they don’t fill up properly.
Entertainment at night is shocking; each night there is a kids disco and that’s about it. Once a week there is a Turkish night.
Through out the day there is no entertainment a part from Wednesday at 3:00 there is a foam party.
The pool is very big! Theres one baby pool, one main pool and 1 pool where the slides land. Slides are open 10-12 and open again 2-4:30.
Beach is quite rocky but very pretty.
If you want to watch entertainment at night get there 10-15 mins earlier if you want a table otherwise you will have to stand.
Theres a kids club and park covered by shade but the whole time I was there I saw nothing happen there.
Outside the hotel there is markets for clothing, food and souvenirs. Reasonable prices and good quality. Theres a fake designer shop under the lobby.
If you want to book an excursion, book outside the hotel as its cheaper.
Overall I wouldn’t expect to much from this hotel.
