Really lovely people run this place. Very pleasant and reasonably priced.

I highly recommend it!
A group of three friends booked a room at Edem B&B (Sevan) a month before our trip, hoping for a relaxing vacation. Upon arrival, we were in for a complete shock: our confirmed room had already been rented out to other people.
The hosts made excuses, saying they "called" me, but I was abroad and my phone was unavailable. No one even bothered to send a message or warn me through the booking website. This is completely unprofessional and disrespectful to guests.
Instead of the room we booked, we were offered a dirty, cramped, and shabby room that didn't meet any standards for a comfortable stay, and at a price of 11,000 AMD, even though it was listed on Booking.com for 8,500 AMD. This is a blatant rip-off of tourists and an attempt to profit from a problem they themselves created.
The result: a ruined vacation, wasted time, and stress. The owners don't know how to work with clients, break agreements, and disrespect guests. If you want a decent vacation, stay away from Edem B&B!

A very nice mini-hotel! The hosts, Goar and Edik, are very nice, kind, and helpful. It's very clean and has everything you need for a relaxing stay. We were delighted. You can order breakfast and dinner. Everything was delicious. The city beach is nearby. We highly recommend it.
