Cannot recommend this hotel enough! Family run hotel, staff extremely friendly and welcoming. I had an issue when I first arrived as booking wasn’t showing on their system, they sorted me a room straight away and was sorted by the next morning. Breakfast is amazing with lots of choices and the dinner was a different menu each night (I went half board) which was also delicious. Lots of space around...

Very nice food and location. Good value for money. The hotel's yard has a path between the houses that leads directly to the beach. You can get to the minimarket through the lobby via the indoor areas. A washing machine and tumble dryer that operate with coins. A practical choice if you don't need luxury.

Our 6th visit to the family run Livas. All good as we’ve experienced previously. Only one difference, they have a different chef doing breakfasts and occasional afternoon/evening meals. Not good at all. Serving sliced roasted carrots for breakfast and courgettes! I opted for the cold buffet and boiled eggs. I rated 4 out of 5 as there was one thing that would have made it perfect which could easily be remedied. I love the staff at this hotel and they try very hard to accommodate where they can. Very good location. Close to the beach. They have a pool and a pool bar. Everyday, the room is cleaned and the stuff is there to really help. The view from the balcony is gorgeous. 3 min. away of Fig Tree Bay (maybe the most beutiful beach in Cyprus). The room was big and fully equiped and it has functional kitchen. The towels are changed every 2 days. Very good choice for family trip.

Good hotel near Fig Tree Beach - only 3 minutes walk. Got a 2-room apartment with balcony facing the beach. 5 minutes walk to the main street in Protaras . Lots of shops and restaurants nearby. Nice staff. Wifi function on my mobile but not for my computer.

We had an amazing family time at these hotel apartments. Nikos was so accommodating and went out of his way to see that we had everything and that we were comfortable. We booked the breakfast by the pool every morning and this two was so much food with a wide variety. The chef went out of his way to see we had enough. We made our reservation last minute. The hotel was fully booked, so we had to book 2 separate apartments for me, my husband, and 3 kids. The lady at the reception was super nice and welcoming. Very nice experience! The staff helped me with all my requests! They were very friendly.. The rooms were very clean! A bit unorganised with the breakfast issue.. there isn’t a buffet, you have to pre order breakfast from the previous day! (We didn’t try it) Excellent location! We will definitely visit again!

In addition to the excellent location, I would like to praise the outstanding cleanliness. Towels are changed every three days and bed linen every five days. We will definitely be coming back next year.

Bright, clean, and right by the beach Great apartment – clean, spacious, and well-equipped with everything needed for a comfortable stay. Just steps from the beach and close to restaurants. Calm, cozy, and highly recommended!

We stayed here for 4 weeks and had a great experience. The staff were exceptionally helpful – they even replaced the mattresses upon our request, which we truly appreciated. The apartment was clean, well-equipped, and comfortable throughout our stay. It’s a lovely place, just a few steps away from the beach. Highly recommended!

Great, budget friendly place to stay. Very close to the beach, bars and restaurants. Room was very clean, had everything you need. They were also very flexible with Check-In and Check-Out times, which was a great plus. Perfect stay.

Really nice apartment, 100% clean, I appreciate it very much. The bedsheets were the best I ever met on any traveling, and the scent was amazing 😍. Even the mattress was perfect, the best bed ever. The place is so nice, and have a special feeling. And the staff are incredibly kind, thank you very much. The beach is 3 min walk and u can find easy supermarkets and restaurants nearby.

As is described in the title they are beach apartments, very basic but an excellent location only 2 minute walk to the beach. Great for a few days but not long term.

This is not a luxury hotel, but a very good price and affordable place to be on holiday! Very good manager, her name was Ildi. Very helpful and kind. Hope this was helpful.

Had a really pleasant stay over there. Good location - 10mins walk from the a really nice beach and beach bear. The room was clean and nice with ac and everything you need. And the employees very kind and helpful.

When we first contacted the property, we didn’t feel treated very politely by a man we spoke to. It left us unsure. But once we arrived, everything changed thanks to the amazing woman at the reception. She was incredibly kind, respectful, and helpful from the first moment. Excellent apartment, did not ask for anything special but got a huge balcony and sea view. The actual apartment was clean and well presented. Bedrooms have air conditioners, the kitchen includes hot plates and microwave. Despite our visit being in August, the area was very quiet. My only word of warning I would give is the parking. Reversing is not my strong point, but the parking slots are very tight...
