My husband and I have just returned home, it was the first time we had stayed at this hotel it was our 4th time in Kardamena and our 6th time in Kos. Second time here for us, first time we gave 5 stars. But on the second visit, we were given an auful apartment, this one was so dark and out dated. No hot water in the bathroom sink, but hot water in the shower. Dead ants under sink and light fittings in poor condition. Basic but good. Great location on the harbor right next to ferry loading dock and restaurants. Rooms are basic and sparsely decorated, but nothing really wrong with them. Even you ask for daily clean, the room was not cleaned at all. Besides, when we first step in the room, there was a dirty cleaning cloth on the floor. There is always always noise in the room. Room furnitures moved from one side to another which makes noise in our room.

Very well situated just on the harbour so location is very good with unlimited restaurants, shops and bars within a few minutes of stepping out on the street. Rooms were pretty basic, AC worked, the beds were 2 single beds pushed together. Rooms were cleaned every day and fresh bedding and towels. Toilet paper is single ply so get used to that. If you get a harbour view room you won’t be disappointed...

Stayed here for a few days in July 2025. Big complex, great location right on the beach, numerous swimming pools, decent rooms. Compared to other entertainment teams we thought Gaia royals team lacked energy, charisma and personality. They were friendly enough however. Unfortunately guests will leave their towels out on the sunbeds overnight, thus reserving sunbeds for the duration of their stay...

Unsure what the negative reviews are about. It was super relaxing staying at this hotel. Staff were lovely, food was really nice. A lot of time has passed since the hotel's much-vaunted renovation, and it was visible here and there in the room, ours still allowed us a pleasant and relaxing stay. Gaia Royal is probably one of the best resorts we've stayed. Rooms cleaned daily so very clean. All right...so about the Gaia Royal... To far away from the sea, the swimming pool are not very clean, so I think they don't filter the water. Hotel is very clean and tidy, the pool is very large with the bar restaurant overlooking it. Food and drinks are very good and often less expensive than outside. To say we were disappointed is an under statement! 5 star it is not! There were a lot of weeds by the pool, toilets out of order and leaking everywhere. When our hotel unexpectedly closed for the season before the end of our stay, we were moved to the Apollon. My therapist Savvina was very welcoming and knowledgeable. My hydra facial was so relaxing and the spa facilities were a lovely calming atmosphere. All the therapists were friendly and welcoming and helped talk us through the relevant treatments on offer and what was good for what.

Excellent hotel, staff are wonderful and can not do enough to help you. Location is superb, right on the beach and walking distance to town but still quiet and far enough away to avoid any hustle and bustle. Would highly recommend.

Old hotel with no lift. At the reception (which is situated at another hotel on the other side of the road) they asked me to pay for the air conditioning and I had to claim the reimbursement as it was in fact included to my booking. Tiny bathroom. Room needs refurbishment. Except the location, I wouldn't recommend this hotel.

Incredibly convenient beach access right next to the hotel. Breakfast has an excellent variety of dishes and is great value for its price point. Staff was helpful throughout the stay and the room was cleaned every day. Highly recommended for those looking to enjoy the nearby beach.
