The best thing about this place is the location and the view.
I feel compelled to leave this review to help those who, like me, are looking for accommodation and rely on the opinions of others. I'll try to be brief, even though there's a lot to say.
Our experience was different from what we'd read in the reviews.
The welcome was a bit cold and indifferent. The rooms are very noisy: I could even feel the vibrations of a cell phone in the next room.
Cleanliness could be improved: mold near the window, hair in the bathroom, grout in the shower tiles yellow with dirt, dirt and leaves at the entrance to the house.
When the neighbors flush the toilet, it's really loud.
Breakfast consists of coffee/tea and packaged products + yogurt.
I'm very sorry, but I had to state things as they are, as objectively as possible.
Even if you ignore these things, it's still a pretty good place, considering its location.

A charming place surrounded by greenery. Michela, the host, is very kind and helpful.
Positive notes: Lots of greenery and silence. Free parking. Peace and quiet, with Assisi just 1 km away (best to drive). Abundant breakfast with homemade tarts, coffee and cappuccino maker. Ensuite bathroom. Complete independence with keys to the house and room.
Less positive notes: The room was freezing when we arrived. Mold everywhere in the room and bathroom. The shower seals need maintenance to prevent flooding. The room could be cleaned better due to the presence of cobwebs. Some pillowcases were dirty.
Overall, an experience worth repeating!!!

A welcoming B&B located in a farmhouse not far from the city, nestled in the peaceful countryside and boasting spectacular views of the Umbrian valley. The town center is a 10-minute walk away (uphill), which is the best option on holidays, given the difficulty in parking (even paid parking lots fill up quickly during holidays). Recommended for those visiting Assisi and the surrounding towns.

Impeccably clean, unlike anything I've ever seen. Quiet location amidst the Assisi hills. Breakfast features packaged items, but still an excellent selection. There's no savory option. The lady's organization regarding payment and check-in was greatly appreciated, especially if you arrive late and leave early.

I stayed here 3 nights and was very happy about the relative silence and the close distance to San Damiano.
There is a street in the back of the building but with low traffic.
The host is very friendly and she cares about the house and the guests. I had everything I needed. Breakfast is set up in the common room, sometimes a little cake, and I could serve myself with coffee when ever I woke up in the morning.
The view to the valley is beautiful and it is close to the town and the supermarket.

Immersed in a quiet area but yet at a walking distance from Assisi centre, this B&B surely is the perfect option of combining a nice relaxing holiday and at the same time explore the surrounding villages.
The B&B is situated on a hilly area, amongst olive trees and lavender plants. Nice view. The rooms are clean and spacious. Look forward to return back!

Surrounded by olive trees, quiet, simple but well-kept accommodation, clean, spacious and functional. A 10 minute walk from the center of Assisi. Recommended

B&B on the outskirts of assisi immersed in a magnificent olive grove. On the ground floor, the house consists of: kitchen, bathroom and bedroom. The location is very convenient for visiting the city, you can walk to the historic center and San Damiano. Great hospitality, towels / bed linen and the essentials for breakfast are provided. I found some crockery a little dirty but that's the fault of the previous guests.

Beautiful location very close to the center of Assisi. Very well maintained, very clean. The kindness and attention to detail of the managers make it an accommodation absolutely to be recommended

Compared to the reviews on the web, now dated, here is the current situation. Beautifully renovated structure, large and clean rooms, comfortable mattresses and pillows, quiet, 10 minutes uphill on foot from Porta Nuova or 2 Min by car. Convenient parking. Reception non-existent. Total disinterest of the owner. Total self-management. Common kitchen with the need to prepare breakfast by yourself with other guests, with obvious confusion. Products only

Stayed here on our honeymoon and it was awesome! If you need to get into the town of Assisi, there is a bus stop less than 2 minutes from the hotel. If you want to just stay at the hotel, enjoy the beautiful view and their pool, you can do that too. If you're on a romantic trip, see if they have the spa available for the private session, it's worth it!

Lovely hotel in beautifully kept grounds. Staff are lovely, helpful and keen for you to have a great stay. The swimming pool is large and a useful shape rather than looking like a kidney bean. Food is also very good. It's around a 15 - 20 minute walk in to Assisi but this didn't bother us at all. I'd highly recommend this hotel.
Only slight drawback is they have an annexe we were put in for our second night there. The rooms there are larger but the sound proofing is poor - particularly between rooms.

This is a review of the restaurant since we didn't stay in the hotel. The food was excellent, as was the service. Very elegant dining room with access to the patio. My wife had the minestrone soup to start and it was fabulous.
