Our stay was absolutely delightful, both in terms of the property and its location. The hotel is situated in a very quiet and low-traffic area (a rarity in Venice!), yet still close to the canal, which creates an authentic and relaxing atmosphere. The room was another pleasant surprise: very spacious and clean, with a balcony directly overlooking the canal.

The fully automated management (code for the entrance door and room) is convenient for late-night arrivals.

Unfortunately, I must report an incident that ruined the morning of our last day. On the morning of check-out, at 8:15 AM, there was persistent knocking at the door. Since we didn't answer (we were still asleep), at 9:00 AM, a staff member directly entered the room without permission to request payment for the city tax.

I understand the need to collect what is due, but entering a guest's room who has not yet checked out (check-out time is 10:00 AM) and without having received a response to knocking is absolutely inappropriate behavior for a hotel. A phone call, a message, or simply waiting until the official check-out time would have sufficed. This action left a very bitter taste and infringes upon the guest's privacy.

The location was good.
There are nice hotels further in, but I thought it would be difficult to carry suitcases and luggage.
I was able to leave my luggage as soon as I arrived and start sightseeing.

The room was large with a high ceiling, and the location was decent, close to the train station. However, such a large room really needed more furniture—there wasn't enough tabletop or chairs. There wasn't even room for a laptop; we had to go to the dining room to find a seat, which felt like a waste of the space. The door lock was also problematic; several guests couldn't open it, including us. The reason was that it required the "quickly" button—I really understood the importance of "quickly," but the other three families we encountered didn't have it. Furthermore, the hotel didn't even provide cups or spoons; we had to buy them at the supermarket.

The hotel doesn't look very nice from the outside, but the rooms are very large and clean, making it a good choice.

We stayed in the small superior suite, which was impeccably clean, with a very comfortable bed and plenty of space. The only flaw was the shower with no soap dish. Otherwise, everything was as expected. Highly recommended, also for its strategic location.

The room was spacious, but everything else was average. If you want to book, you should email the hotel in advance and send your passport so they can give you the door code. Otherwise, you'll have to contact them after you arrive, which can be very time-consuming. Don't ask me how I learned this, but I wasted my time sitting at the hotel entrance for over an hour. I'm sharing this lesson with you.

This is a self-service check-in hotel without a front desk. We were surprised when we entered the room because we got a suite with a living room, bedroom, bathroom and a long corridor. Because we left at 5 o'clock in the morning, we couldn't pay in cash at the restaurant. After contacting, we paid through a credit card link, which was very good.

The hotel is nice inside and the room are big. Everything is done digitally before your arrival. There is no reception however, the staff is very helpful and quick to respond when needed. The location is good, it is a 10 minutes walk from the train station Venice Santa Lucia. There is also a bus stop 7 minutes walk distance and the city centre is easily accessible. A lot of restaurants in the area as well.
