It's the perfec hotel if you want to catch pneumonia.
I've rated it with one star because we were allowed to leave our luggage whilst visiting Verona before checking in and the owner gave us some information about the city, but that's all; after that, a proper nightmare. If your allocated room is number 66, do not accept it!!!
The room is not within the hotel (it's outside), there wasn't hot water, no heating at all and a extremely strong smell of air freshener. The bathroom was filthy (see pictures), the shower cubicle broken (never mind as we couldn't have a shower as there wasn't any hot water) and the beds were not ready for December's weather (no duvets or anything similar, just some shabby blankets). I had to "sleep" with my fleece on and a scarf around my neck! We called the reception without any answer.
After breakfast, which was made up of quite dry pastries, we complaint to the owner about our shameful experience and told him that we called and had no response. His answer was that the reception is open 24 hours and that we should have told them in person. Considering the room was outside the hotel and to reach the reception we had to go through a parking lot with people loitering around and we got to our rooms at night, I don't think that's the right procedure to deal with room problems. We paid 200€ for a room without the minimum facilities.
To add insult to injury, we were offered "a present" as compensation: I guess it would have been or a box of Ferrero Rocher or a asparagus jar that happened to be at the reception area.
Rather than a present I got quite a cold and a very unpleasant experience from an otherwise nice city. I regret booking the rooms directly from the hotel's website rather than from Booking's Website, as I think those rooms are kept by them for naif travellers when Booking.com is full.

The hotel has a lift, so we didn’t have to carry our luggage up to the third floor. Our room was clean, spacious, and even had a lovely balcony. However, the tiled flooring can feel quite cold on chilly days. I would recommend that the hotel provide bedroom slippers to make guests more comfortable.
Service was amazing—not just during check-in, but beyond that as well. The staff took the time to share a Verona map with us and gave helpful recommendations on things to do, which we really appreciated.
Breakfast was decent, and just a minute away, we found an amazing restaurant—Osteria Miola. The cost of the hotel was reasonable, offering good value for the location and amenities. Overall, I would definitely recommend this hotel to travelers.
The hotel has everything you need, with well portioned rooms, a little bar area downstairs and a lovely breakfast area. Some of the decor is somewhat old fashioned but in our view it fits with the style of the area.
Breakfast had a nice selection of breads, cakes, eggs and other bits.
Without a doubt though the best thing about the hotel was the staff. Everyone we met from the owners, reception staff, breakfast team, and the night porter, were just absolutely lovely. They always asked how we were, what we’d been up to and offered advice on the area. They were great with the kids and remembering how much they’d enjoyed one type of biscuit - and offered them a packet the next morning.
They recommend some attractions and restaurants nearby which were all fantastic!
