The amenities are wonderful; toiletries are provided, and hot and cold water dispenser is available in the room so you dont need to keep buying water. American Village, Aeon, Daiso, and several restaurants are within walking distance. Lawson and 7-Eleven are also nearby. Reception is open from 10:00 AM to 7:00 PM; please email them if you plan to check in later.
We stayed in 2 bed rooms unit, very well equipped and clean. They provided a cooking shelf and kitchen tools. The room is big and very comfortable.

The hotel entrance was a bit hard to find, I drove around the blocks three times before getting in.
The location is excellent, with the tower so close by.

At night, the room was chilly. The air conditioner was set to a low setting, so I felt cold. I could see the five-story pagoda from outside, but I couldn't see anything from inside the room. The breakfast I was looking forward to was just a cold bento box that was delivered to my room. I felt lonely even though it cost 20,000 yen a night.

Excellent apart-hotel with Japanese designed rooms with small kitchen, ideal for breakfast and small diners. Good services and great staff. A 10’ walk to Kyoto station. An amazing restaurant (very small and open only a few times a week) next door. Very recomendable.
Facilities: quite complete, with a small kitchen.
Hygiene: OK, but the bedding provided is not very good, it feels not very clean.
Environment: Average, in a residential area, about ten minutes walk from Kyoto Station.
Service: OK, stayed for two nights, during which time the garbage was taken out and the bath towels were changed, that's all.

The room was large by Japanese standards, but it's not sound proofed, as my room faced the main street, it was very noisy and I had a difficult time sleeping. Also the room was very dark, I would have preferred a lighter environment.
We took the tatami apartment, with separate bedroom. Big bathroom, nice amenities. Close walking distance to train station and shopping centre, that has many food options.
Room was clean and well maintained. No issue checking in, it was simple.
The entry is extremely hard to find- look for a narrow doorway in the middle of the block, not where the map places you. Signage is poor. Take the elevator to the 5th floor. Reception is unmanned but there is a phone if you have problems with their automatic sign-in (we did). Once we were in the room it was fine for the night.
Good value for the price. The checkin procedure was a bit difficult to navigate as there is no one at the location. We did find the phone and it became very easy.
Amazing space
The room was absolutely amazing. The beds were a little hard, but I guess that is to be expected in Japan. Other than that super satisfied with our stay. Would love to stay here again.

Conveniently located just a few steps from the station. I was initially worried about potential noise, but the soundproofing was excellent, and it was very quiet at night. The room was spacious enough and had a kitchen, which was great for preparing simple meals. Not far from the hotel, just west past the tunnel, there's a large Boss Food Market where you can buy groceries, which was a nice bonus.

The fact is that is completely unmanned the 24 hours. And when you text them through Booking message system, I was only receiving the same instructions for check in and out again and again. They finally replied my question after 22:00 on the day I had done check out.
They don’t offer any kind of luggage storage.
I used it because it was near my brother's room. This was the first hotel of its kind. It's fun to prepare breakfast and dinner yourself. The room was very clean, probably because it had just been renovated. Security is also at the level of a luxury condominium. Isn't it okay to have a high degree of freedom?
Disadvantages 1. It's heated, but the wind direction is fixed, so it's likely to tear my face to fix it inwards, and it's too cold for the other side. If wind direction automatic was possible, there would be no problem.
Disadvantages 2. There is no room service in the hotel, so you have to wash your towels yourself. I also bought toiletries at a convenience store.
