Description

Seaden Sea World Resort & Spa is a large five-star hotel located on the first coastline in Kizilagac, Turkey, featuring 674 rooms spread across a 7-floor building constructed in 1999 and renovated in 2012, with room refurbishments in 2024. The resort covers 50,000 sq.m and offers a variety of accommodation options, including economy, standard, family, and suite rooms. Facilities include three outdoor pools (one for children with water slides), a heated indoor pool available in April and October, and a private sandy-pebble beach just 50 meters from the hotel. Guests can enjoy multiple dining venues: a main restaurant with 800 seats and three à la carte restaurants specializing in Asian, Turkish, and Italian cuisine. The hotel provides a range of amenities, such as a spa, fitness center, kids’ club with Russian-speaking animation, several bars, and conference halls. The staff is generally described as polite though some reviews mention language barriers and varying service quality. This resort suits families well, with dedicated children’s facilities and entertainment programs, though some guests note the hotel lacks a warm atmosphere and experiences occasional maintenance issues.

Location

Seaden Sea World Resort & Spa is situated in Kizilagac, about 67 km from Antalya Airport (AYT). It lies approximately 10 km from Manavgat and just 1 km from the village of Kizilac. The hotel enjoys a beachfront location with a private sandy and pebble beach only 50 meters away, featuring 250 meters of shoreline. Nearby, guests will find a small local market and several shops within walking distance, including the restaurant Bulvar Restoran about 323 meters away. For excursions or larger shopping needs, taxis or organized transfers are recommended due to the resort’s off-the-beaten-path position.

Tips

  • Arrive early to secure sun loungers by the pools or beach, as they fill up quickly by mid-morning.
  • Bring an extension cord for your room since plug sockets are not always conveniently located near the bed.
  • If you prefer quieter accommodations, request a room away from ongoing construction and the generator area.
  • English speakers may face some communication challenges, so a translation app can be helpful when interacting with staff.

A good, comfortable hotel. Large grounds, three swimming pools, one of which is for children. Children's water slides. The beach is sandy, but the entry into the sea is pebbly. The food is good, but the men are constantly dissatisfied. It feels like when people buy a tour, it's a gastronomic experience, and when they arrive at the hotel, they rush to eat it all. COVID has certainly changed the concept, but overall, everything is fine.

I'd like to share my impressions of my June 2022 vacation at the Seaden Sea World Hotel in Side. We used the private transfer service and didn't regret it for a minute. A polite driver met us in a comfortable car (with Wi-Fi, candy, and various drinks), and we arrived at the hotel an hour later. Seaden Sea is part of a German hotel chain, so it caters to German tourists, who make up the vast majority (90%). Poles, Albanians, Turks, and Russians also vacation there. The service at the hotel is European: everyone is extremely polite but unobtrusive. Without knowledge of German or English, it will be difficult, as the staff doesn't speak Russian. Overall, the hotel is good – large and beautifully decorated, with a variety of rooms (some newly renovated, some a bit tired). It all depends on your persistence – we looked at four rooms in different buildings before deciding on the one that suited us best. The room was cleaned daily and to a high standard, regardless of whether a tip was given. When it comes to food, this is a gastronomic paradise. If you love delicious and beautiful food, this hotel is for you. There's something for every taste, and it never runs out (turkey, fish, veal, vegetable dishes, pizzas, desserts, fruit, ice cream). Different restaurants are open at different times of the day, so it's very difficult to go hungry. The hotel grounds feature two 1.4-meter-deep pools, a children's pool, and a water park. There are plenty of flowering plants, making it quite green for the Side region. Peacocks, guinea fowl, proud turkeys, and chickens roam freely (the hotel staff quickly removes any traces of their activity). There are also a plethora of songbirds. As soon as dawn breaks, the chirping is so loud that it was practically impossible to sleep for the first few days, but then you get used to it and even enjoy the birds' trills (except for roosters and peacocks, which are impossible to get used to). Themed events were organized daily (Safary Party, Robocops, foam parties), and the hotel's 13th anniversary celebration, with a gala dinner and concert featuring guest artists, was particularly noteworthy. With this banquet, the hotel owner demonstrated his respect for his guests. The beach is nice and wide, with sun loungers under a tent, providing plenty of shade. The entrance to the sea is decent, with some pebbles, and there's a pier. The sea is deep enough for diving; the water is clear, allowing you to see the bottom and fish. A lively bazaar with cheerful vendors, a taxi stand, and a spa are a 5-minute walk from the hotel. P.S.: A worthy hotel, well worth a visit.

A large and beautiful hotel. We stayed in May 2022. The guests were mostly German, and everyone was friendly. The food is a separate topic: you can eat around the clock, and the variety is also enormous, catering to every taste. We were delighted with the meat dishes – real meat, not processed meat. The hotel grounds are vast, with plenty of greenery – very beautiful, with peacocks, turkeys, geese, chickens, and more roaming around. There's plenty of entertainment and activities for both adults and children. Our vacation was a great success, and we recommend it to everyone. Sberbank and VTB Mir cards are not accepted by Russians planning a vacation in Turkey. Only Mir Bank St. Petersburg cards are accepted.

We liked the very green grounds, the garden with palm and olive trees, the spacious lobby, the restaurant's design, the wide variety of food in the main restaurant and the beach restaurant. There were several types of fish prepared in various ways for every lunch and dinner. The only downside is that there's practically nowhere to go outside the hotel – a small market, the checkpoints of neighboring hotels, and then the highway. The path we had booked for was closed. But if this doesn't bother you or you don't need this option, and you also know that the entrance to the sea is either pebble (the beach near the sun loungers is sandy) or via a pier, then this is a good hotel and you can safely go.

Beautiful hotel with great facilities but lacking atmosphere and warmth!

The hotel is absolutely stunning - beautifully designed with a grand, impressive lobby that gives you that real wow factor on arrival. There’s a wide range of facilities, including several restaurants (main buffet, three à la cartes, a cake shop and a Turkish bread hut), plenty of bars, two large pools plus a children’s pool, and a private beach where we were never disturbed by salespeople - a first! The spa is lovely and offers free use of the sauna, steam room and hammam for a couple of hours each day. The Turkish bath / hammam massage is highly recommended. There’s also an indoor pool, a small shopping area, bowling alley, nightclub, outdoor cinema for kids, and even an archery space. The cleaning staff were excellent - our room was spotless and always well stocked.

Unfortunately, the atmosphere really lets this hotel down. It felt lifeless and unwelcoming, and staff generally seemed disinterested or abrupt. In the restaurants, plates were often cleared before we’d finished eating, and meal times were chaotic. The main dinner buffet officially ran 6:30–9pm, but staff began removing food around 8:30–8:45pm, which caused a rush. On two occasions the lights were switched off while we were still eating at 9:15pm. The food itself was often cold and heavily catered towards German guests and children. English breakfast is not served at this hotel.

The bars were just okay; the one between the two main pools often smelled unpleasant (like old beer or stagnant water), and the coffee and juice machines didn’t appear well cleaned or maintained. Our room faced a building site, so we were disturbed by drilling and dust during the day. The smell of chicken waste was also strong near our block, and the cockerels crowed both day and night.

The hotel offers a lot, but none of it is clearly explained. Guests aren’t given a map or any guidance other than mealtimes and additional charges, so it’s easy to miss facilities and activities altogether. It would also help if there were designated smoking and non-smoking areas, as smoke was overwhelmingly strong around the pool areas. For an all-inclusive, it was also odd that so many extras required payment - such as popcorn in the evenings or juices during the day.

Overall, this is a beautiful hotel with fantastic potential - stylish, spacious and full of amenities - but it sorely lacks atmosphere, warmth and good service. With friendlier staff, clearer communication and better food quality, it could genuinely live up to its five-star promise.

Issue 1 What a let down my expectations of a five star hotel were shattered when the transfer bus dropped us off no bell boy to meet us being disabled and struggling after along day when inside and got to reception to be met by a very rude man who just couldn’t be bothered. Now issue 2 asked politely for a room which gets early morning sun the room only got about 20 minutes the condition of the room was not great the marble splash bask round the hand basin was coming away from the wall and their was another piece of marble missing from the front of the hand basin .when i found the rep explained the situation and he was helpful and we were offered another room i told the i was to bothered about traffic noise if any we took the room was on the 1st floor without checking the balcony as the sun was streaming through the sliding doors after we unpacked and opened the doors were greeted with the hotel generators going 24/7 the outlook was good but when you looked down there was old pallets of broken tiles and in one of the palm tree there was a baby’s disposal nappy which had been thrown a upstairs room.Issue 3 the food was very repetitive we don’t mind that as long as the food is hot not lukewarm or even cold the water was warmer than the cooked.Issue 4 90% of the staff need to take there jobs serious and cheer up half of them seemed liked they didn’t want to be there some of them are very rude.Issue 5 the beach as you look out on the sea to the left it’s like landfill site.In a nutshell save your money and don’t go as there are way better hotels elsewhere to go it may have a 5* rating but it’s a tired 5*.They seem to cater for the Germans and Russians and not English . And I will definitely not be going back

Just returned home from a week at this hotel and in all honesty I have never been so pleased to get home from a holiday in my life. Good points: The Guest Relations lady was awesome. I have to use a wheelchair due to poor mobility and she arranged a ground floor accessible room for me after getting absolutely nowhere with the really unpleasant reception staff, who were fairly useless. Sunshine was great until the heavy rain when this apparently 5 star platinum hotel had at least half a dozen buckets dotted around due to leaks. It was a very clean hotel. Bad points: Staff Mostly surly save one or two. Food very hit and miss and I spent the last two days eating bread and cheese as I found the main meals inedible. Wine was undrinkable and cocktails sickly. Mohitos not bad at the pool bar. German guests unfriendly and at times quite hostile. One "lady" slammed her hand on a table we wished to sit at and shouted Nine to us. I assumed this meant no. She was a treat. Not one member of staff helped me in the dining rooms with chair removal or finding us a table. They are building a hotel next door so the crane and half built hotel was a real eye sore. I could go on but I would rather forget the whole holiday. It was a lot of money for a very tired, unfriendly week in what looked like the industrial part of Turkey. Don't go would be my advice. Seriously, just don't go.

Lovely hotel, very good food so much choice, relaxed atmosphere, lovely room, very good value for money. Had a big powerful shower. Some staff a little rude but mainly good, quite a few staff didn't speak very good English but good German, the majority of customers were German. We had a great time and would return.

General Experience We arrived late on our first day after a 1 1/2 hour transfer and the reception staff told us there was food available but did not tell us exactly where, instead just pointed. Luckily it was quite straightforward to find from the lobby but it would have been nice to have had directions. We noticed a strange smell around the hotel immediately as well which didn't seem to get better as the days went on - by the third or fourth day I think we got used to it. Our room was a nice size with a balcony. We had the limited sea view room and we had a nice view of mountains to the left and the sea to the right. One of our balcony doors was quite dirty and was not cleaned during our stay, but we left the curtains drawn over it. The beds are quite hard and you get given one pillow each which was not very supportive, although we did not ask for another as we weren't sure who to ask. There are plenty of plug sockets around the room although not always next to the bed - I'd recommend taking an extension lead just in case. The cleaners came daily however we only had towel art once during our stay - we did not tip after seeing this as we always tip at the end of our stay, so I wonder whether that's why. I understand the cleaning staff are busy but one of my favourite things about staying in Turkey in the past have been the beautiful art they make. We were given fresh towels every other day, and our water bottles were replaced. The bathrooms are spacious with a large shower, large sink, large mirror, plenty of counter space and a hairdryer. It was difficult to control the temperature of the shower as it would get hotter/colder throughout the shower. The hairdryer is not great as you have to hold down the button to use it, so it can be uncomfortable, but it gets the job done. The pools are lovely but they definitely need some maintenance as tiles were constantly falling off and hurting our feet. There are plenty of sun loungers and we did not struggle to get two together at any point in the holiday as there were empty beds throughout the day. We did not reserve any beds, and I don't believe others were either. During our stay there was an oktoberfest celebration with German music and food which was nice. There are a lot of Germans who stay at the hotel so it was a nice touch for them. The evening shows are varied - there was a karaoke night, a live DJ with dancers, a dance show replicating super bowl halftime shows among other things. The animation team don't seem engage much with guests at this hotel - they seemed to approach German guests rather than others. In my experience of other hotels, animation teams are friendly and smile to everyone as you walk past. After the morning song (which is in German) and morning dance, they run activities throughout the day and call them out as they walk past. We tried the water gym as one member of the team came over to us and enjoyed that. One evening we booked a taxi through reception to Side for the m

This hotel is not recommended and we will definitely not come back.
Let me start from the beginning…
• When we arrived, nobody welcomed us. After a two-hour drive from the airport (without air conditioning, with two small children), we had to push the stroller and carry all the luggage ourselves.
• The man at the reception didn’t even bother to say “welcome” and during the whole check-in process he didn’t even look us in the eyes.

Rooms
• The rooms are clean, but not really clean — for example, humidity in the wardrobe, the toilet cabin not properly cleaned… everything looks like just surface cleaning.

Service
• The general service at the bars and elsewhere is okay, but you wait at least 10–15 minutes for anything you order.

Food
• Food in the restaurants is nothing special, not very tasty.
• Obviously the cheapest ingredients are used — even tomatoes have no taste, chocolate is not really chocolate but something diluted.

Bars
• Not everything is available everywhere — for example, ice tea for kids isn’t offered at every bar, so you have to go all the way back to the hotel from the beach.

Cleanliness
• The drains around the big pools are dirty — no comment.
• The kids’ pool is clearly not cleaned well enough; green algae appeared on the slides, everything lost its color.

Air conditioning
• In 90% of cases, the air conditioning in the lobbies doesn’t work, and in the elevator it never works.
• The hallways smell terribly, like a chicken coop.

We are very disappointed with this hotel, because we were hoping and expecting something much better for the price we paid.
