The bathroom shower was leaking from the head all over the floor and the hot water was not hot or warm enough to take a shower.

I recently stayed at Lincoln Arms Suites and ended up extending my trip by an extra day after my flight was canceled. The location is unbeatable—just a short walk to the beach, restaurants, and shops in South Beach. The suite was spacious, clean, and equipped with a kitchen, which made the unexpected extra day much easier. Staff were friendly and accommodating, making check-in and check-out smooth. Overall, a great spot if you want a comfortable, centrally located stay in Miami Beach.

The hotel has a faint smell of cigarettes. The pull out couch had a urine stain on the mattress and there were no extra linens for it.
The hotel advertises that breakfast is included but what they mean is if you go to the front desk and ask for coffee-they will give you some weird stuff for the coffee maker in the room.
The staff was kind though.

Great Stay – Spacious Room & Excellent Location!
We had a great experience at this hotel. The room was surprisingly spacious and came with a fully equipped kitchen, including a microwave, stove, cooking utensils.It also had a comfortable couch and a clean washroom, making it feel more like a small apartment than a typical hotel room.
The location is fantastic — very close to Miami Beach and surrounded by lots of great restaurants, including a delicious Mexican place just around the corner.
The staff were also very friendly and helpful. One feature I really appreciated: even after we checked out at noon, they stored our luggage for free until later in the day, which was super convenient since our cruise wasn’t until the evening.
Highly recommend this place for anyone looking for comfort, convenience, and great service!

We had such a great stay! The hotel was everything we needed — clean, cozy, and in a great spot. But what really made it stand out was Yoissy at the front desk. She was so friendly and helpful, and made us feel really welcome from the moment we arrived. Thanks, Yoissy, for making our trip even better!

We stayed her for one night and we absolutely loved it! They were super friendly and they upgraded us. The location was perfect and they were very accommodating. Our room and space was very clean and spacious. Very cool and unique hotel and I would definitely stay there again.

We stayed 4 nights and had an amazing time. The room was spacious with a separate bedroom and small kitchen. The walk to the beach was perfect and we were given towels and chairs to take with us. We enjoyed the complimentary happy hour drinks at their sister hotel as well as the pool at another sister hotel. Both Emilio and David were a wealth of information when it came to eating out. The hotel is perfect walking distance to the beach, great restaurants and souvenir shopping. I would highly recommend this hotel!

We were blown away by our stay. Clean, huge room with a kitchen and spacey closet. Staff were kind enough to put an actual mattress on our sofa bed so we could be more comfortable. Great location right on South Beach. Every staffmember we interacted with at Lincoln Arms was lovely and so helpful. Recommend very much!

The hotel does not take the initiative to refund the deposit. It has to wait for the guest to ask before refunding. It feels like they are deliberately trying to make money. Moreover, they deducted the money twice for no reason after the consultation. They have no credit at all. For the safety of your bank card, don't book this hotel.

The hotel is well located, has enough space, a very good option to stay in the south of Miami.

When we arrived the hostess was short and rude, just really acted like someone who hated her job and everyone that csme in there. we only had 4 out of our 6 people in the party and she said she couldn't seat us. We told her we were going to order apps and drinks... finally she seated us but only at a four person table. She said we could "slide up two more chairs when they got there".
The servers were mostly nice after that, but the service was extremely slow and undependable. The food was decent at best but WAY over priced, especially for the quality.

The food is good but the service is awful! If I could provide no stars I would. Sit in the bar, the servers are much friendlier up there! Our waiter disappeared. We were the first reservation to show up and the room was empty so we weren't even that busy. Then the manager shows up long after we requested the bill, like 30 mins after and has an attitude with us. Again no waiter in sight... Now he can't split the bill for us and gives an attitude about it when someone in be party asked. I don't spend spend 100 bucks for dinner to wait and be yelled out... Not worth it!

I love this place! Beautiful people everywhere. The music is awesome the decor is smashing, food... 99th percentile for sure as far as Japanese cuisine on the beach.

Buffet was horrible. Old food, not fresh, warmed up for like hours. The drinks were horrible and the sweets were left in room temperature for hours. But the staff was pretty great.

Went twice. 1st time was a terrible experience. Waiter was completely inattentive (waited 20 minutes just for water and to place our order). Fried calamari was good though, so Decided to give it another try because of the food and the Great happy hour deal ($5 for drinks).

Great food! Interesting menu (cooking with Yuca, I get it!) Worth a visit if they can fix that one star issue.
The only star removed was for the smell. Not the food or the cook, but the restaurant itself. It had that musty, mopped 50 times with the same water kind of smell. Yes I know it's Miami and things are damp, but my nose didn't seem to have a problem everywhere else it went, just here.
