Stefan and the rest of the staff were fantastic: always patient, professional and kind. You could tell that they enjoyed working together and they made a great team. I asked for additional hangers at one point when the desk was very busy . . .I had my hangers in minutes. We were greeted with a smile and a hello every time we returned to the hotel - we felt like welcome guests. The room was very clean and quiet. The location was also perfect. It was a few blocks to the waterfront with a view of the Kennedy Center. We ate by the water and watched the boaters come in and dock.

What a mess. When checking in, we entered a dirty room. When we returned to the front desk, they told us there were no other rooms and would need to book elsewhere. The front desk staff did not support with helping us find another hotel after traveling from Denver and the time approaching midnight. The front desk was dirty, the staff was unable to provide a manager’s contact information, and was unwilling to help problem solve. We offered to stay in a different room type, to change the sheets ourselves, or to even wait wait while the front desk staff changed the sheets in the dirty room! Unwilling to find a solution - every response was we can cancel your reservation here at midnight and you can contact other hotels. Having worked as a hotel front desk clerk for four years myself, this was an embarrassment of a business and they need to close. What a joke!

I really love my stay here, from the moment we got out the car we was greeted and welcomed the front seat guy I think his name Charles or something like that was very cared and understanding and the young guy that help me from my car to my room and explain the door locking and WiFi was so polite and explained everything to me. I’ll be back every time I visit dc

positives:big rooms/massive space, negatives:DuraComfort mobile A/C only, air-exchanger not fitting in the window ,cleanliness improvable, if you come as a party of more than 2 , expect not a third towel, a third glas, a third whatsoever, cups for 0. Parking your car for an overnight from 5pm to 11am next day is 44 USD(22 per day). take all of this into consideration. there are plenty of hotels that provide parking space for free and include a breakfast. So 120 the night plus 44 parking plus breakfast for three ends up quickly in way above 200 a night... no way worth it. It is a very expensive/overpriced youth hostel

This is not a hotel! This is an apartment building with rooms rented out. Ours was in the basement.

Pros:
Our room was newly renovated and clean.
Room was spacious with a kitchenette.
Location is close to Georgetown Waterfront and M St. Nice playground is walkable.

Cons:
Such a weird and uncomfortable vibe. We felt very unwelcome coming in to check-in. It was unclear if we were even at the right place as this is unlike any hotel entrance I’ve ever seen. The staff were unprofessional. We arrived a bit earlier than check-in and asked to leave bags. They were charging $10/bag and just leaving them out in the lobby. While we waited to check-in, staff were complaining endlessly about other guests. The group in front of us were given one room when they reserved two (and had the confirmation email to prove it) and the staff didn’t do anything to address this. Every time we walked by the desk the staff were complaining to each other about having to be there.

Our room was in the basement. There were windows (looking out at an underpass) but it was still a basement.

We weren’t given enough towels, no bath mat, no hand towels, no bedding for the sleep sofa, no soap, no shampoo/conditioner, no paper towels or anything for kitchen cleanup. Nowhere to hang towels.

There is NO breakfast included.

Based on previous reviews it appears this was once a decent hotel and at some point became apartments with short terms rentals available, owned by LuxUrban. Reviews older than 2022 seem to be for old hotel.

If you are looking for an affordable, clean space to sleep, this place does meet the basic requirements. You will get NO customer service and limited amenities.

Subjectively, it felt strange and I wouldn’t stay there again.

My room was clean, comfortable, and spacious. Right in Georgetown and walking distance to the National Mall. Great places to eat and drink near by. Good place to stay.

Large and comfortable suites in a good location, however outside noise us somewhat loud at night. Parking garage could be better and almost impossible to park in due to size. Miguel at reception was very helpful and nice to talk with.

Rooms are great, although we found a spider in ours. TV did not work. Staff seemed pretty complacent, often chatting in the back while I waited in the front. Had parking included as part of our room rate, but was told that they ran out of parking. I asked for parking in their adjacent property and spent the next hour sorting that out adjacent, including the time to get back to our room. Breakfast is nothing special. Would stay again, but would recommend several upgrades to the service at the hotel.

Rooms are very nice. They feel very home-y. The rooms I've stayed in (2) all had a kitchen as well as a nice living room and dining room style area with separate rooms for bedrooms. There's a TV in every bedroom and one in the living room. The bathrooms are nice, usually featuring a tub shower with two bedroom rooms having two separate bathrooms, one with a tub shower combo and one with both a shower and a bathtub. Location is nice and safe. It is located right across from a waterfront/boardwalk and walking distance to parks, shopping areas and nice restaurants. It also offers a parking pass to park your car in their garage which is right around the corner.
