Xuan Mai Phu Quoc Hotel in Phu Quoc Island

Please don’t make the mistake of booking this place. It’s terrible. It feels like a huge scam because you can rent a much nicer hotel right next to it for a lower price (with breakfast included).

I’m honestly convinced that all the 5-star reviews are fake and written by bots. The hotel is extremely run down. Everything is old, crumbling, and covered with suspicious stains.

In the bathroom there’s no proper space to take a shower. You basically have to do it standing over the toilet.

I was disgusted and extremely upset as soon as we entered the room because it looked nothing like what was advertised. See the photos for yourselves.

The owner (or maybe the manager) even messaged us on WhatsApp offering a bigger room (ours was barely larger than a queen-size bed) if we agreed not to leave a bad review.

We ended up renting another hotel and lost all our money because they don’t provide refunds if you change your plans. The front desk employee said he couldn’t do anything because we paid by card. Apparently, they tell the same thing to everyone.

Horrible experience. And this is coming from someone who rarely leaves negative reviews.

The hotel isn't terrible, but it isn't as advertised. The beach closest to the hotel is the dirtiest, most run down "beach" I've seen on the island. The rooms are dated - the paint is peeling off the wall. There is no laundry. There is a kitchen, but there is a bed in there and a family living in it. I used it once and I felt like I was intruding. There was an older gentleman sleeping on the bed right beside the dining table, and an older lady brushing past me as she seemingly completed some household chores. A lot of the time the kitchen was closed as the family were eating in there, and when they weren't there, they took most of the plates etc with them.

The reception staff were all very friendly. The room was cleaned every day. We had a smart tv but YouTube and other services stopped working halfway through our stay. Apparently it was only a "3 month free trial".

If the hotel was half the price, I would be more generous with my rating. But for what we paid, it was not worth it.

Needs more training for the staff on treating guests from other countries. The receptionist has to improve her language skills , and learn more etiquettes with the way she responds to guests. It was so sad to see that she dint even bother getting up from her seat when we leaving the hotel premises.

Restrooms were smelly , despite telling the cleaning staff to put on some room spray. There was no response from her. The kitchen is so unclean that one cant cook, the stove is so rusted . Hygrine levels are to be definitely checked upon.

Be careful, this place is scamming customers on their advertisements. They offer "free breakfast, lunch, and dinner". Then they offer none and try to placate you by giving you a voucher to a buffet at a hotel down the street for breakfast. They also tell you to "let expedia/etc know you want compensation". Then they deny compensation because you took the breakfast you didn't want, all while also not getting the lunch or dinner, which was the entire point of choosing them. They also say "customer did not raise complaint during stay"... then how did you know to give me the other hotel's buffet???
This did not just happen to me, it seemed to happen to everyone else I talked to that stayed there.
Also, the beach it is "1 minute" from is completely littered with trash and by far the worst stretch of beach on the island.
