One positive thing: they allowed me to check in early without any extra charge, which I really appreciated.
However, there were several things that were disappointing:
• No bathroom amenities at all, which is unusual even for lower star hotels.
• Someone opened my room door while I was half naked. I assume it was housekeeping who thought I had already checked out, but basic hospitality etiquette is to knock before entering a guest’s room.
• Breakfast was very poor. I usually enjoy hotel breakfasts, but this one was really disappointing. Even many 2–3 star hotels in Asia offer much better breakfast options.
• I work in hospitality, so I noticed the bed was made quite carelessly and not neatly.
• The TV in the room was very small.
Overall, I expected much more from a hotel that claims to be 4-star.
I had a 9-night reservation and contacted the property in advance due to an exceptional situation (loss of travel documents), which made it impossible for me to travel.
Booking.com confirmed that any flexibility or refund depends entirely on the hotel. However, when I contacted the property, I was initially told that nothing could be done because it was “Booking.com policy”, which is clearly misleading.
In their written response, the hotel later admitted that the decision lies solely with them — yet still refused to offer any flexibility, refund, or even partial credit.
What is particularly disappointing is not the strict policy itself, but the complete lack of willingness to consider the situation, despite a long 9-night stay and early communication.
This shows a very rigid and unhelpful approach to customers, with no attempt to find a reasonable solution.
I would strongly reconsider booking this property, especially in situations where flexibility and honest communication matter.
However, the rooms are not very convenient, and our bed was quite uncomfortable — we could even feel the wood under the mattress! There was also very little space for two people to move around. On the positive side, the breakfast was good, with a nice variety of options, and being served on the rooftop gave us a lovely view of the surroundings.
The price per night was also higher compared to some larger hotels. Considering all these aspects, I would rate this hotel 3 stars. I really think they should renovate the rooms to attract more guests and improve their rating. Thank you to the team at Urban Boutique Hotel.
We had a fantastic stay for three nights.
What really made my stay special was the staff. Everyone at the hotel was incredibly kind, friendly, and helpful. They were always ready to answer questions, offer tips for places to visit, or help with anything I needed. Their warm hospitality made us feel very welcome and comfortable throughout our stay.
Breakfast was always fresh, delicious, and had a great variety of both local and international options.
Thr rooms were incredibly comfortable and spotless andsapacious with a cozy bed. The housekeeping team did an excellent job keeping everything clean . Plus, the room was quiet, so I slept very well each night.
The hotel is located in the Old Town area, which is a beautiful and historic part of Tbilisi. It takes a short walk to get to Rustaveli Avenue, and the path is a bit uphill, but it’s totally manageable. The best part is that many of the main attractions are very close by. You can easily explore the city on foot, and if you prefer, taxis are available and affordable, making it super easy to get around.
This hotel was perfect for our 6 day stay in Tbilisi it was very clean and comfortable, the room was well equipped with kettle and large fridge, the bathroom although small had a nice shower cubicle with loads of hot water, the beds were small but very comfortable and the staff were very kind, the breakfast was really good for us as it had lots of variety for both of us and my wife said it was the very best and most suitable for her very specific dietary requirements, we both really enjoyed our stay here even though we were initially concerned about its location up a long hill from the centre, as we are an older couple, but that was solved when we discovered the 408 minibus goes from the bottom of the hill in Rustaveli centre and has a stop right outside the hotel
Apart from what was very serious and uncomfortable about my stay, someone came into my room after a couple of hours of having stayed there... there were several things missing in the mini bar. These are things that can be improved so that the hotel is up to par in terms of quality and price.
