Among the worst stays ever. But let's start with the pros: 1. the lake view 2. comfortable bed Now the sore points: the first impression upon entering was that it was a place abandoned to the neglect of time, 2. despite the listing including a pool (the reason for choosing that hotel), we discovered on site the green water and the inability to access it for the rest of the stay (so inquire beforehand), 3. the room was overall decent but also showed brutal signs of negligence in maintenance (I've attached a photo), starting with the simplest but most unpleasant things like dirty and torn curtains, holes in the wall, an empty soap dispenser, a broken box of dubious use hanging from the ceiling... moving on to those of vital importance to our well-being, such as the broken mini fridge (to have fresh water given the sweltering heat) and the most unpleasant note, the faulty air conditioning which contributed to creating a sauna instead of a pleasant and relaxing room. All that aside, and excluding the fact that if you ask for even just one extra hour of checkout, they'll deduct €25, what really shocked me was that we were missing 10 nitpicky cents from our change to cover the €2 tourist tax, and instead of paying for it, we had to drive out to get it. Never again.

I travel for work and I often find myself in a hotel or b&b. Nothing has ever been like this time in terms of cleanliness, services and quality of the structure (old and in a state of neglect) the only positive side is the breakfast room which has a huge window overlooking the lake ... too bad the window was filthy .. yet they have huge prices!!!! NOT RECOMMENDED

one night passing through for work, but I honestly didn't expect to find such a place…. Poor cleaning, very uncomfortable beds, small TV, to find a remote control that worked then I won't tell you .. broken window curtains, broken shutter, broken electrical sockets near the bed, broken telephone, broken shower cubicle door ... ... I stop here!!!!……..ps: all for 110€ per night!!!!

I have to say that it is a 3 star hotel. The double rooms are not very big, the decor is still pleasant, with furniture in modern style from the design eye-catching. Bathrooms are small but equipped with all the sanitary minimum, there is no bathtub, but for a social event/work. The bed is not the most comfortable, in my opinion. The mattress is hard and the pillow very thin. I have not tried to ask for another pillow. The strengths of the hotel are definitely the views of lake Bracciano, really breathtaking, especially in the morning, when the sun appears from behind the mountains in the distance, and the restaurant Alfredo da persichella. Excellent all the dishes of fish and meat, a recommended place, even just for a lunch or a dinner.

Air conditioning didn't work at all. Reported the problem immediately and was repeatedly told it will be fixed and not to worry. It took 2 nights to finally be moved to a room which had working air conditioning. Was expected to have all items out of the old room to make way for the old room by 9am to allow the technician to work on the air conditioning. I suspect it was actually to make it available to the next sucker! Bed was uncomfortable with only one thin pillow. I would expect much more from a Hostel.

The hotel is 30yrs past its prime as are the managers. Looks like it is run with a skeleton crew. Needs a new coat of paint, the shower head needed serious cleaning. I think they sweep once a month and the grass hasn't been cut inat least as long.

The restaurant on the other hand is a well Located and well tun establishment.

The views are by far the biggest selling point of this hotel. The rest, is all a bit downhill...all of the staff (apart from the lady serving breakfast, who seemed quite friendly) were utterly miserable, not even a smile passed their faces.
The rooms were grotty, and had to punch the fuse board every time I wanted to turn the lights on, due to the sellotaped down trip switch keeping it live, coming unstuck 😳
The mosquitoes were a complete distraction, and feasted on all of our corpses as we lay in a pit of sweat due to the A/C not working.
I wouldn't recommend this place at all.

Beautiful location, very basic hotel,
On a beautiful lake, about the best thing going for it, most uncomfortable bed I ever slept in, staff ok, would return to area but maybe not this hotel, food was absolutely rotten, you need a car as quite far out, views make up for most of it
