Sam's Guest House in Unawatuna

An absolute gem of a stay! Lovely owner and family made us feel most welcome (and she has the sweetest son). Our room was very clean and spacious with a mini kitchenette (kettle, sink, dishes, fridge). Great a/c, nice towels AND beach towels, and our own balcony. The 3rd floor also has nice terrace/seating area with oversized, comfortable furniture and flowering plants.

The road is somewhat busy but not a big deal at all. We had no trouble crossing to the beach which was a 3 minute walk. We opted to have breakfast there which was delicious (carafe of coffee/tea, fresh fruit, toasted bread from a local bakery, eggs with potatoes on the side) and a very good price.

A most excellent time spent here and highly recommended!

I read great reviews and never expected such a nightmare. Hotels in Sri Lanka are for some reason several times more expensive than in other Asian countries, where you can get a real hotel with daily cleaning and professional staff for the same price. I arrived at the guesthouse from Negombo, got terribly carsick on the way, and was scammed by a scammer driver. I had no idea whether I would even make it to my destination. However, the girl (I had no idea who she was, the owner or an employee; she didn't introduce herself) immediately gave me a piece of her mind scolding me for "my behavior". I don't know what exactly she wanted from me, probably a fake smile, so dear tourists, don't you dare show up to this guesthouse feeling unwell; you'll have a casting call upon arrival. Imagine the scorching sun, the noisy road, but they'll tell you first that this is not proper behavior. Have some mercy! After speaking in English for a while, she suddenly asked if I spoke English, lol. I've visited over 45 countries, stayed in both budget and luxury hotels, but this is the first time I've received a lecture instead of a welcome. She wouldn't leave me alone even in my room, even though I said I felt unwell and needed to rest. If Trip.com had cancelled my reservation, I wouldn't have stayed a minute. I received no information about my stay, only about breakfast, which I didn't want. I did everything I could to minimize contact with the staff. I had room 22 on the second floor. The room was average in size, clean and in good condition but basic, and there were ants. There was loud road noise when a bus or truck passed, and the walls shook. I could only stay in the room with earplugs or headphones. I also felt uneasy sleeping under a sheet instead of a blanket. wifi is 4 out of 5, disappeared from time to time. The power was out once for about 1.5 hours ( which is probably not bad considering the current situation with fuel). I stayed for 10 nights, the room was cleaned once and one more time they offered to clean it but only until 10.30 am which was not convenient for me. I was chastised again as "they waited for me the day before". Why nobody contacted me then? Upon check out the young man helped me with the suitcase and the owner gave me a purse as a souvenir.

Right where you want it to be, at an affordable rate. The lady (and her family) running the place are incredibly accomodating. Rooms are also well-isolated as our room would still be comfortable even after keeping the AC off all day. Easy recommend.

A very good place to stay and incredibly clean. It is very close to the beach and perfectly located for visiting all the nearby beaches. The owner is extremely kind and welcoming, which made the stay even better. Truly recommend it.

Lovely stay! Very helpful and responsive host. Most of all, it’s exceptionally clean. Great location — beach is right across the street but I also had a great time chilling on their cute little terrace.

The hotel’s owner is very kind friendly. She prepared my breakfast in advance. Because, I need to leave early morning. I can recommend the hotel honestly.

I cannot compliment this guesthouse enough! The family that own this property are so welcoming and make you feel at home. They have a great knowledge of the local area and are willing to give recommendations for things to do in the locality. I would 100% recommend staying here as it is so close to all the local shops and restaurants(4-5 min walk) and about a minute walk to the beach. The beds were extremely comfortable and the rooms were exactly as advertised if not better than advertised! The place was clean and well maintained, I would definitely stay here again

The hotel is nice, clean, nice service. We stayed for one night. The main thing is that everything in the room is clean and tidy. We slept well. The noise from the road did not bother us at all, although it was right next to the road. The beach is 400 m away, about 10-15 minutes by foot. There is parking inside on the territory. The price corresponds to the parameters.
