We've had a good time here. Spent five nights in total. We booked the garden view bungalow and it was as expected regarding the fair price. Clean place, free water daily, had no issues. Breakfast is fine too. There's plenty of stuff to choose from, including freshly made egg varieties and such.
It's located at one of the best beaches on the island and there's no noise from bars like on other beaches.
It's actually more of a hideaway than a party resort and this is what we were looking for. Don't let the negative reviews spook you, the staff is really friendly and they organize tours and taxis for you if you like.

Fantastic location and room. On arrival, told at the empty bar only 2 flavour smoothies available eventualy they admitted to having a coconut juice but didnt get the smoothie. It was a sign of things to come. We moved across to eat at the restaurant where after 5 minutes the bartender delivered a menu with our drinks despite having rung the bell twice to alert the vacant dissinterested restaurant staff they were ready to be served. We had to call out to the two still chatting waitresses to place our order. Waited 40 minutes for ordered meal at an almost empty restaurant only to be told when we finally approached them and they returned from the kitchen that we must wait 10mins or cancel the order. It was our first night so I asked to see manager, told he was in bangkok. So no management, it started to worry us. Breakfast confirmed our concerns. It was by far and away the worst buffet selection of 10 hotels we visited on this tript. We were there a week, Western options no bacon at all , no cheeses, only meat was ham served in water with chicken sausages and server's were not alight so everything stone cold. On day 5 my wife took a photo of the servers and the following morning they were lit. The staff are clearly totally demotivated and bored. On day 4 my wife asked for a banana which she got. Day 5 was told no bananas but she could buy a banana smoothie at the bar where there were bananas but she couldn't have one at breakfast which was the same two fruit options of dried out pineapple and watermelon. Again worst breakfast display of trip. After the night one incident I wrote to general manager whose fault it is as i do not blame staff for demotivation and laziness. Thats a management issue. His lack of respect in no response points to the cause of the issues at this hotel. The gardens were full of dead leaves and basically shoddy. Samet villas just a cove along shows how a decent hotel can keep the grounds. Our, I must say, lovely room had shared stairs with another room. I post 2 pictures of them to show how they were never swept once in our whole week. The beach was the home of 5 or 6 harmless loose dogs who unfortunately urinated regularly on the beanbag beach chairs which I never once saw cleaned. I am not sure I would have been so happy had i young children playing on the beach whilst the pack of dogs sprinted up and down and played rough house with each other and being fed by people so that any food eaten on the beach instantly attracted a dog or two sat asking of you
One morning there were glasses left from the night before on one beach table. Still there when we left breakfast at 9:30. The bar is excessively overpriced compared to adjacent resorts and bars. No surprise that it is dead in the evenings lacking any atmosphere despite some entertainment around 7pm. The hotel was full so clearly most others also frequented other adjacent resorts to eat and drink. The bar was empty, the restaurant hardly used in our experience. My one question to the directors of this chain is look at your bar and restaurant volumes. It tells you something needs to change. This hotel is in such a beautiful location and we had a great room but its a big mistake to rely on this. Our other 9 hotels all got fantastic reviews from me on this trip based predominantly on the wonderful staff and service you find throughout Thailand. This hotel was by far our most expensive stay but the detail left us so very disappointed. I see the thread of similar discontent in other reviews of this property so I hope the hotel management take this feedback constructively and don't simply take it out on the staff some of whom I should also add were the exception to the rule here. Loved koh samed and will definately return but sadly not to this hotel. You can do so much better and also at a much better price.

We stayed here during our honeymoon, expecting rest and recovery. Unfortunately, the experience was very disappointing.

Our room was located directly next to an active construction site, with very loud construction work starting at 8:00 AM both mornings. The noise was constant and made proper sleep impossible. This was not disclosed anywhere before booking, and had we known, we would never have chosen this hotel.

On top of this, we had repeated issues with mosquitoes inside the room, despite never opening doors or windows. This was especially concerning as my wife is pregnant and we were deliberately trying to avoid mosquito bites due to health risks such as Zika.

We raised these issues immediately with hotel management, but were told nothing could be done and no compensation was offered.

When sleep, comfort, and basic peace are compromised, the rest of the hotel becomes irrelevant.
Not recommended if you are looking for a calm, restful, or comfortable stay.

We stayed here three nights.

Rooms: The wooden style villa looks similar to as described. However there were little ants in our appartment and the balcony was especially disappointing. Couldn't relax outside as the couch was full of ants, holes, dirt and in general quite disgusting. Inside also some stains on my bed (cushions and bed).

Service: We asked what it would cost to stay one more night, as there were no other resorts available but they wanted to charge us 20'000 baht a night - we declined. We saw that the price would have been 13'000 baht on Booking or Agoda. The service didn't feel very client oriented at the reception.

Location: Location was great for us as it was directly by the beach we liked.

Price for value was very low for us as we paid nearly 20'000 baht for a night (we stayed during high season, december). Had we payed 5000 baht or less it would've been less bad.

Breakfast was quite boring.

Mixed one, definatley the dissapointment of our trip but not a bad hotel per se. The location is a bit painful but the beach is probably one of the best, if not the best on the island as the water is clear as there is little water traffic and it has a long shallow slope with no rocks. The room was a dissapointment I did think that for the price it would be bigger and I had opted for the pool option with a garden view. The garden view was more electrical substation that garden and the plunge pool was freezing cold and never used. The breakfast at the hotel was dissapointing compared to others in Thailand, not much friut or wester options. The restaurant otherwise was good and I did feel a bit sorry for them as it was always empty as there are other restaurants along the beach for a fraction of the price so everyone seemed to go there. One big annoyance was the watersports as they dont really do any. I had read that we could borrow kayacs etc for free but when I tried they told us that it is only available to people who book direct (we had bookd through booking . com) so I paid my 600 bahts and got a kayak that sunk as there was a hole in it.. which was a pain in the butt! Overall, it was OK but I woudl not go back.

Very nice resort and a beautiful beach

One of the nicest beach in the island! And I truly mean that because I've explored almost all of the beaches here. Nice view, but also nice to swim in. The water was warm! Some spots even somehow have that secluded feeling.

Nice quiet beach with reasonable price accomodation. In my opinion one of the best places on the island.
Problem: The restaurants are expensive, not very good and there is no decent breakfast!
