Thapae Boutique House in Chiang Mai City

They gave away my reservation and room after booking a week in advance for new years eve. No other rooms in the city were available last minute.

Unfortunately, we didn’t have a very pleasant stay. The location is great, but the facilities had a number of drawbacks. We arrived in the evening and didn’t get any instructions about our stay or the facilities whatsoever – for example that we needed to ask for housekeeping and cleaning. Our room stank of weed, and there was no soap left when we arrived. Condensed water from the AC runs out at the bathroom floor, but with no access to the drain, so the floor around the toilet is permanently wet, which the housekeeping didn’t even mop up – this was very disgusting. The shower drips constantly. There was only one accessible outlet if we wanted the fridge to be on, and we also only had one nightstand. The mattress was very hard (but we’ve found that they generally are so in Thailand). Staff was friendly though, and it comes at a very fair price. But wouldn’t recommend.

Dodged a Bullet

I am extremely dissatisfied with our stay at this hotel, seeing as we weren’t even able to check in.

We had booked two rooms through Booking.com the day before our arrival. However, upon arriving at the hotel, the receptionist informed us that they couldn’t find our booking and that they were fully booked. Despite showing our booking confirmation emails, they insisted our name was not in their system. The receptionist rudely pointed out that because we hadn’t paid yet so it didn’t matter. Even when her boss was on the phone, she displayed no professionalism or care.

The only solution they offered was to move us to another hotel they owned which was a 30-minute walk away, for just one night, and then we could come back the following day. This was completely unacceptable, as we had chosen this hotel for its convenient location and had tours already arranged to pick us up from there.

Furthermore, the reason they gave for not having our room available was that it had been flooded, and another guest was moved into it. This is a serious issue that should have been communicated properly, but they blamed it entirely on Booking.com and didn’t offer any real assistance. We even offered to wait for the room to be cleaned, but were told the bed itself had gotten wet. Unbelievable!

The only compensation they offered was covering our taxi fare to the other hotel, which was only 150 baht, despite the significant inconvenience they caused us. We had to scramble to find a new hotel, rebook taxis, and rearrange our tours—all of which wasted over an hour of our time.

This experience was completely disorganized, unprofessional, and left us feeling uncared for. We expected better customer service and a much more competent approach to handling issues. Based on this experience, I would not recommend this hotel to anyone.
