Lovely hotel, lovely staff. Close to everything.
Very good experience I would highly recommend!!
Excellent location, clean and cozy! It’s authentic New Orleans and that’s what we loved about it! We have stayed at 5 different places in New Orleans and this was our favorite! We will definitely book again!
This was the BEST place to experience Mardi Gras!!!!! The balcony was fabulous. The rooms were great.
Misleading Information!!!
First, it's listed as "Nine O Five Royal HOTEL" but it's an Aitbnb!! My first experience with an Airbnb. When shown the living quarters, was not informed that the locks entering the building DID NOT WORK!!! Only the locks to the apartment worked. Anyone familiar with the property could easily walk in. Was not given a contact number in case of an emergency. Since I originally...
Very nice little hotel in the middle of the French Quarter. Just understand that there is no front desk or parking, just a bedroom bathroom kitchen you access from the outside of a house-sized building. Park at a pay lot Premiere Paek 0407 near Jackson Square. Check-in before 5:00pm.
If you are looking for all the amenities with WIFI, fresh coats of paint, and fancy things, this place isn't for you. My husband and I were looking for history, privacy, and very little of the modern world. Nine O Five Royal exceeded those requirements for us. This is a remodeled house, and as such, it felt like we were coming home at the end of each day exploring the Quarter. The setup is different...

Ok hotel, staff really friendly and helpful, good location walking to where the action is, and nice restaurants nearby, close to the shopping mall, pool is just rubbish, rooms ok, the sort of thing thing you would expect, I thought the price was quite high comparing to other better hotels on our trip.
We didn't eat in the hotel, or use the gym so I can't comment on that
Room was very comfortable. THe restaurant was good. Everyone was helpful and pleasant.
We had a very nice room. The staff were super friendly and helpful
Staff was great, room was clean. Walked most places. Was there with kids and they loved it. Definitely will be staying here again.
Very convenient to convention center. Well run and comfortable.Friendly staff. Good bar. Small restaurant - OK food with New Orleans twist. Better options all around
Staff was very helpful and courteous. The rooms and amenities were clean. Overall I would definitely recommend.
Homewood was in a really good spot, accessible via walking and tram/buses right along the front. It is a few blocks from all tourist spots (Bourbon St., Acme restaurant, Cafe Du Monde, etc). The staff were all friendly and helpful. They have a valet service and laundry facilities. The room was clean and nice.
Good location, just few minutes walk from bourbon street. The hotel is comfy and clean, especially the toilet. The hotel only has valet parking option. There are also plenty of cheaper parking lots nearby.
Loved this hotel, we extended our stay because we liked it so much. Gym is lovely, breakfast was fine (depending on the time got quite busy so go early).
very comfortable, good facilities, fantastic breakfast.
Hey y’all! Me and my family spent thanksgiving week and enjoyed every bit! The rooms were clean and the service was great! We wake up early w my toddler so having breakfast at 6:30am perfect! Michelle at the front desk was always friendly and ready to help out. I left a bag full of items in the lobby and housekeeping and Virginia were nice to get it back to me. They have a social on Wednesday which...
My family and I previously stayed at this location,so we decided to again for my birthday trip. This establishment hasn't failed us yet. Upon arrival Ms Michelle greeted us with a smile. Her calm demeanor was welcoming after a long trip. Joe, the valet associate( although he didn't valet our vehicle) was very welcoming and personable during our interactions. The hotel is a block from Bouburn street...

Excellent breakfast
15-minute walk from Bourbon Street
Very quiet neighborhood
Great!
A convenient hotel near the bus stop.
I slept soundly.
The breakfast was varied and enough to fill me up. When the toilet got clogged, I had to wait until the next morning for it to be fixed, but they handled it politely.
The plumbing was bad the tv didn’t work it took mist of my trip to get changed to a room with a working tv The only good think was moe the front desk manager he did everything in his power? To make it up to me
Nice staff, breakfast is simple but good, room is clean
The hotel was great. Rooms were nice and clean. Beds comfy. We were on the 8th floor so no noise from the bar below. Room fit 6 easily, and honestly, you could throw a couple air mattresses in the living room and still have plenty of room lol. The front bathroom was good, I didn't like how they had that one half of glass blocking the tub in the "master" bathroom. It was very weird to get into, and...

Hotel was great. Front Desk Manager, Sean Kronk was great. Very knowledgeable and helpful during my stay. A+++++++
Everything was great except the bedding and room temp. The pillows were very soft and uncomfortable, leaving my neck in pain. The temperature of room was difficult to control. We would keep waking up at night alternately hot and cold making it difficult to sleep.
Clean and spacious room, amenities nice, hotel close to everything! Breakfast wasn't that good but overall, I will stay again!
the room was perfect.. the breakfast was amazing.. great stay and worth going back to visit New Orleans.. thank you..
Was taken care of from the time we pulled up to he time we cked out. Room clean and staff went out of there way to help us. Thanks
Would highly recommend this hotel for the cleanliness of rooms and comfort of beds.
Breakfast was excellent.

Internet was good. Very clean. Breakfast wasn't very inclusive of things i liked
Front hotel: 2
Service , room and staff hotel :9
Gym: 6
Roof top: 8

Room was perfect, the overall amenities were great and location was perfect from where I needed to be during my visit.
The lady that checked me in unfortunately i forgot her name but she was amazing!!! She even put a small heater on counter for us to warm our hands cause it was freezing oitside and i couldnt feel my fingers!! Above and beyond on the kindness!
Room spotless and and staff very helpful and friendly especially bartender on rooftop
The room was clean and staff members were very knowledgeable and cooperative. Room had to be changed, however the view from window was horrible ( a dirty pool to look at each day) Also complimentary breakfast was limited due to time of hours.

Very unique hotel! Very clean and nice size rooms. We had a large kitchenette area with large sink, microwave and a set of dishes and glassware. My ONLY complaints were i wish there was a counterspace in the bathroom by the mirror. It was only a Tiny pedestal sink. And there wasnt a body length mirror. Otherwise 10/10. Will definitely stay here again.
The room was amazing and well decorated. The top view was beautiful. Not overly noisy even though it's close to canal st.
Bluegreen Vacations Club La Pension in the heart of New Orleans’ French Quarter is a gem that delivers on every front: very clean, artsy charm, friendly staff, unbeatable location, and spot-on restaurant recommendations!
The staff was very friendly and accommodating. The room was very big and spacious. We really enjoyed our stay.
We really enjoyed our stay at Le Pension New Orleans. The property was clean, safe and well maintained. I loved the eclectic decor. The staff was very friendly and helpful. We stayed in a 2 bedroom suite. It was roomy, clean and comfortable. We will definitely stay here again on our next visit to NOLA.
Excellent facility and staff the area surrounding the hotel is not safe to park or walk, homeless people

Clean. Property needs some repair and updating. But otherwise staff was nice and fenced in parking lot.
Room was okay and served its purpose. Had issues with the television and called the front desk a couple of times about it. They responded promptly to address the issue. It was determined the box was bad and needed replacing.
No the most desirable location but no bad experiences.
Area looks like a warzone. Housekeeping does not speak english. Asked for a box of tissues a d was told they dont carry them use toilet paper. Room was clean and beds were comfortable
I was there a few months and everything about the staff was great. Some people might not give it 5 stars, but for the price it was great
Room was perfect. Liked that there was a mini fridge and microwave. Location was perfect for our trip. Very close to interstate and Waffle House.
The room wasn't the best but it served it's purpose. The staff and service was excellent, the maintenance guy was very helpful and the front desk guy always had fresh coffee ready for us, everyone was very polite and courteous, and I loved that there were so many dogs, it made me miss my fur babies at home lol

Great location, close to tourist sights
Really spacious room, with interesting details. The whole place is quite quirky, with lots of interesting architectural details. Nice location, with interesting places around.
Great stay .Quiet clean and convenient to travel around city.
The space was clean and worked well for our family. We could walk to most of the attractions we came to visit. Although there is no on-site parking, there are many affordable options nearby.
What can I say about this place? The price was right I guess. I never saw a single staffer during my stay, which is fine, just odd. The elevator stinks, the furniture and appointments are dated. If I’d been there for anything other than a work trip I’d be disappointed, but I was basically only in the room when I was sleeping. ¯\_(ツ)_/¯
It was fine.
Staff was very pleasant and helpful.
Evenings were noisy with lots of folks on the
sidewalk late.

Maison Perrier is the absolute best bed and breakfast! Everything is top-notch - from the wonderful hosts, the historic building, spotless and spacious room, beautiful decor, delicious breakfast, to safe and convenient location made our first visit to NOLA a truly awesome one. Plus the amazing Magazine street and historic trolley car just a few blocks walking distance away. We couldn't have found a...
Beautiful place and great service. The owner, Tom made us feel right at home and the suite was very spacious and clean. The baked goods and quiches every day were very nice. Ive gotten used to hotels not offering breakfast or housekeeping during the stay, so this was a very welcome change of pace. Also it was a quick walk to the streetcar that takes you to the French Quarter. I would definitely stay...
Our stay was very pleasant. If you prefer nice quiet neighborhood to the chain hotels in busy areas, this was exceptional. 5 - 10 minutes, you can walk and catch a trolly or bus to anywhere you want to go and helps saves $$$ with not having to pay the high parking costs in the tourist areas like the French quarter. There is a driveway for one car ( first come first serve) and street parking. Safe...
Excellent experience the moment Tom greeted us at the door. The room was great, the stay was great, the breakfast was great. Very cozy friendly vibes. Tom showed us the Streetcar trolley routes, which really helped us save a ton of money traveling back and forth to French Quarter. And he went out of his way to give us a list of the best jazz shows each night. Tom single handedly turned a good trip...
This B&B deserves more than the 3 stars. Tom and Patricia were very welcoming and made our stay more enjoyable. Tom provided us with a music list everyday and his recommendations were excellent. Breakfast was included in the price and we were able to choose what we wanted everyday. The room was very clean and spacious. New Orleans was incredible but the host made our stay more enjoyable if possible
Strong water pressure. Hot hot water. Excellent well informed and helpful owners. Breakfast was delicious. The location in uptown was beautiful, historic. Far away from the craziness of the quarter, but about a thirty minute street car ride away. The bathroom had new tile, bright white. Great price.

This hotel is absolutely a hidden oasis! We enjoyed every moment of the stay in this hotel. The hotel staff were helpful and friendly. The unit we stayed was spacious and clean. There were always bottles of water and cans of...
This property was amazing! Anthony was super friendly and very knowledgeable. When we first arrived I was very surprised by the outside of the building. But once you enter the building you enter a beautiful oasis. Our cottage #1 was spacious and extremely comfortable. I can’t recommend this place enough. It’s so worth every penny. You won’t be disappointed.
This is an exceptional property. It is an oasis hidden in the middle of the French Quarter. After a long day of walking, it was such a treat to cool off in the pool. The complimentary drinks in the pool house were an extra treat. The rooms are beautiful and quiet with plush towels and crisp sheets. Thank you Shaun and Anthony for making our stay so wonderful. We will be returning.
Very nice and welcoming! Better than a hotel! Parking is a little inconvenient if you have kids, but the experience is great! 10/10 recommend.
We love the property, Jeffrey and Shawn are more than awesome! Thank you so much for our wonderful stay! We always feel well taken care of and safe here with you guys.
This place is exactly like the pictures. It’s more of an Air B&B that’s right around the corner from Bourbon Street. I love it. Stayed for Mardi Gras 2025. Definitely would stay again.

Room was mostly clean and updated, it’s a simple remodeled motel (with an RV park attached), gated, and was perfect for what we needed! 8.5/10 for a dirty shower curtain and the fact that it’s just a simple, cheap motel. Staff were very nice and helpful.
Shady area. Though they protected the area with automated gate and fench, i won't stay there 2nd time. Also, hotel service was just ok. Didn't provided any handwash. Just some cheap soap.
This hotel was actually pretty great. I booked through an online service and when we got there we were super sketched on the location. It’s ROUGH, but it was too late to cancel and get refunded so we decided to stay. We found out afterwards that the location is a well known ho stroll but we don’t shame people for tryin to eat. We checked in and the guy at the counter was friendly but not overly and...
I love this hotel newly renovated and absolutely beautiful and well kept, you can tell the owners employees and staff take a lot of pride in this property.. honestly a gem in the area. Personally my favorite property to stay in new orleans.
Staff was distant , like not listening when we talk . The room itself was ok . Lots of marks , finger marks or streaks of mud on the doors. Like someone smeared mud on the doors deliberately.
Parking was gated and staff conducted regular walks throughout property while checking on guests. Very clean

This place was pretty cool to stay at. Rooms were meh. But the vibe was what I would expect for staying close to the French quarter. Loved every bit of it.
The New Orleans Guest House – 4 Stars
"Charming, Affordable, and Close to the Action"
If you're looking for an affordable and authentic New Orleans experience, The New Orleans Guest House delivers. It’s got more personality than any chain hotel, and its biggest asset is hands-down the location—just a short (and I mean very short) stumble away from the French Quarter and all the Bourbon Street madness...
🌟 5-Star Review for New Orleans Guest House 🌟
We absolutely LOVED our stay at New Orleans Guest House! If you’re looking for a great location, friendly staff, and a charming stay with easy access to the French Quarter, this is the place!

The staff here are outstanding! So helpful and attentive. The location is perfect. A few minutes walk to every place you would want to visit. I loved the quaint rooms. I had my daughter with me as well as my dog. We felt right at home. The beds were super comfortable and the rooms were cozy! The neighborhood was really special. I walked my dogs a few times a day and I was able to see architecture that...
So far, so good. Our plane was delayed by almost 3 hours, but we were emailed a code to get in and a way to get into our room even though staff leaves earlier in the evening. Room is clean and well turned. Beautiful antique pieces. Great start to our New Orleans weekend!
Loved the historic feel of this 1840’s guest house. The antique furniture was gorgeous. Our room was clean and the beds were comfortable. We loved the courtyard. Staff was super friendly. It really felt like staying in someone’s house instead of a hotel, it was great. On-site parking was secure and really cheap for New Orleans. I loved the cats on the property. We would definitely stay here again

Great restaurant, coffee shop, and jazz bar downstairs. Not a lot of amenities and an old building but charming with easy access to street car. Appreciate being able to leave the keys with the front desk.
The Pontchartrain Hotel provides a taste of New Orleans’ charm. Located in the Garden District, it's an easy walk to historic 19th-century mansions, oak-lined streets and shops and cafes. Our room had a New Orleans vibe.
The jazz band downstairs -Ed Perkins -made the few nights stay better than great , and the chicken wings rocked too ! Everyone and everything was exceptional even though I didn’t see any ghost but the atmosphere was really special . Stay here and get to know the valets also —you will love it !
Beautiful historic hotel with great restaurants, perfect location in the Garden District with very easy access to cable cars. Always my favorite place to stay in NOLA!
We were never told when we checked that there is a $250 fee if you lose the room key. We were given only one key for a 2 room suite. I explained that to the check out staff and she said it didn't matter and we would still be charged the $250 fee.
They also wanted to charge me an extra day that we had reserved, but I had to leave a day early for an emergency situation. I had them call the manager...
The staff was amazing. When we first got there one of the front valet walked us in, showed us where everything was, and then wrote down good places to eat while we visited. Our room was clean and had a perfect view of everything. And we are at the bar which was also perfect. All in all a good stay! Thank you!

Very clean and nicely set up. It's an older building so walls are thin and you can definitely hear noises from other rooms and doors closing, but that's to be expected. The staff was great, especially Rebecca at the desk. Great location walking close to a lot of the action.
It is a beautiful hotel and has a wonderful location, especially if you are not there to party. It is in a quieter part of the French quarter. It is an older hotel and could use some upgrades, like the elevator was creaky. Coffee is offered in the morning but it is only regular coffee, no decaf, and there is creamer but no half and half. There was never anybody in the bar, we went several times for...
I came to New Orleans for a wedding on December 12, 2025 and checked out December 14th, 2025. The hotel is beautiful, quaint, understated, just the perfect hotel a block or two from Bourbon Street. My check-in was easy, they held my bags so I could go for a walk to check out Envie (a fantastic little breakfast nook around the corner) and The French Market (a beautiful outdoor market two blocks down...
Large and spacious room. Close enough to the action of the French Quarter, but far enough away to have peace and quiet! Great coffee shop around the corner. No complaints
Fantastic Hotel in perfect location, there is an abundance of great restaurants and shopping in the area It has a lovely pool area and parking which is extremely rare. Brad who has worked at the hotel for 43 years was wonderful to deal with, very informative and friendly. We would highly recommend and will return.
Close enough to everything, we could leave the car in their gated secure parking lot. Nice room, comfortable bed. Checkout late enough to enjoy a morning siteseeing.
