A new hotel in Kiwa within the City Walls very close to all attractions . Meeting the owners is a real treat no hickups on any of the amenities. Breakfast is super good, local home made specialties and fresh fruit. Espresso and Cappuccino machine working full time - this is a must for me!
At $85 a room this is the place to stay. You need a fridge in the room? Just ask!
Dream list? No coffee machines in the rooms, but the owners are very happy to accommodate and help with anything. Hit tea available in the dinner salon at any time.
Same owners have opened Sultan Restaurant, within walking distance, I highly recommend!

Not super clean - very dusty under the carpets
Inexistent emergency exit - I wanted to enjoy the sunrise on the city and couldn’t get out because the reception door was locked with a key. I looked for an emergency exit and couldn’t find any. I had to wait for the receptionist to wake up and unlock the entrance; a major hazard in case of fire or emergency
The receptionist tried to scam us - we paid about 5€ for taxi from Urgench station to Khiva. Upon departure, we asked him if he could call a taxi for us, and he asked 50€ cash; a 10x markup …

A really lovely hotel. Very friendly and a lovely breakfast to wake up to. The roof is flat ... Nice to watch the sunset from (see photo), it just needs a few small tables and chairs. Would happily stay here again if I return to Khiva

Nice, cozy hotel with good service and clean rooms. The interior decor is well thought of and all the creature comforts for the western traveler exists. The bathroom has a tub, which is nice and quite useless given the rate of flow. But, mainly, it doesn't have a shower curtain, causing your bathroom to be sprayed by the end of your hand-shower session.
The staff was nice and the breakfast sumptuous. They arranged a taxi to Bukhara (50$) and pointed out the vegetarian friendly restaurants in the city.
