Impressive entrance. No lift. So choose groundfloor rooms if you have lots of luggage. Did not try the pool as it was too hot during my stay. There were no umbrellas / no shade. Very friendly staff. Only a few hundred metres walking distance away from the northern gate via a park. Choose rooms with balcony / pool ans city views.

Clean rooms, hearty excellent breakfast, service at a good level. The great location makes this hotel one of the best for those tourists who decided to explore Khiva and are accustomed to comfort.

What wonderful service! Very clean, modern and spacious. We stayed here during our visit to Khiva and it was perfect. 5 mins walk to the old city walls, the hotel is very new and a great place to relax after traveling and sight seeing, plus our rooms had a terrace with a good view of the old city walls. The owner Lola was very attentive to our needs and the breakfast was great. Highly recommend!

Located just near the gates and wall (perfect location),the hotel is clean and provides u great hospitality.The hotel manager is very helpful and will guide u throughout your stay.The staffs were very helpful.The hotel provides u almost every facilities from clean room to poll,gym etc. Thers amazing chandelier everywhere u look including cafareia with amazing breakfast Overall experience was awesome...

Very cool hotel. The staff is helpful. The breakfast is delicious. The coffee is like in Italy. You wouldn’t regret to stay here

Fantastic value for money with excellent upper class facilities for the money you pay. Lovely swimming pool, room is made up every day without asking. The breakfast room is very glamorous and the breakfast is very extensive and decent

The hotel feels rundown. The whole place just felt like it just needs a bit more care and attention and it could be a very nice hotel. They weren't that busy when we stayed so it was fairly quiet. The location is quite close to the old town although options for places to eat nearby is not that great.

Closely located to railway station. Ichan Kala is 10 min from the hotel. There are couple of restaurants, banks and a mini market in 2 min walking distance. Very polite and friendly staff, always willing to help. Room service was great.

Excellent simple hotel in a great location in the center of Itchan Kala, the walled old city oh Khiva. Comfortable rooms, super friendly staff, good breakfast. Free wifi, sometimes slow, but this is normal in the country. Do not miss an early morning or sunset walk in the city, when the shops are.closed and the light is great.

We have stayed in the hotel for 2 nights. Pretty new hotel with good rooms and decent breakfast, great location. With regards to the restaurant... we tried to order lunch in the outside area but this was refused (strangely enough) even though others were served food. We guessed it was because they were accommodating a big group inside the hotel.

The location is in a quiet residence area that is only a minute walk from the bustling tourist area, and the view of the historic though defunct mosque adds to the ambiance. Run in their own home by Abdollah and Fatima and located in Ichan Kala inside the heritage walled town of Khiva. Rustic, authentic and yet with standard modern comforts. I had a delightful week long stay. They serve a personalised breakfast in their courtyard. The price is budget friendly. Abdollah is friendly, forthcoming and most helpful. Highly recommended.

If you want to plunge into the atmosphere of old Khiva, then you definitely need to stay in this Guest House. all attractions are within walking distance. After walking through the bustling streets of Khiva, diving through a small gate, you find yourself in a quiet place at the foot of the Islam Khoja minaret. Side by side with the house is the ancient Baghbanli Mosque structure, protected by UNESCO...
