Impressive entrance. No lift. So choose groundfloor rooms if you have lots of luggage. Did not try the pool as it was too hot during my stay. There were no umbrellas / no shade. Very friendly staff. Only a few hundred metres walking distance away from the northern gate via a park. Choose rooms with balcony / pool ans city views.
Clean rooms, hearty excellent breakfast, service at a good level. The great location makes this hotel one of the best for those tourists who decided to explore Khiva and are accustomed to comfort.
What wonderful service! Very clean, modern and spacious. We stayed here during our visit to Khiva and it was perfect. 5 mins walk to the old city walls, the hotel is very new and a great place to relax after traveling and sight seeing, plus our rooms had a terrace with a good view of the old city walls. The owner Lola was very attentive to our needs and the breakfast was great. Highly recommend!

Very cool hotel. The staff is helpful. The breakfast is delicious. The coffee is like in Italy. You wouldn’t regret to stay here
Fantastic value for money with excellent upper class facilities for the money you pay. Lovely swimming pool, room is made up every day without asking. The breakfast room is very glamorous and the breakfast is very extensive and decent
The hotel feels rundown. The whole place just felt like it just needs a bit more care and attention and it could be a very nice hotel. They weren't that busy when we stayed so it was fairly quiet. The location is quite close to the old town although options for places to eat nearby is not that great.

Very very nice stay at a very low price. It’s a gem when it comes to foreign tourists. They have a jacuzzi bath tub and the price is comparatively cheap for a foreigner it’s just 26 USD. Great deal. I stayed in ground floor.
it is a very good hotel, the old city is near ICHON KALA, the rooms are very big, clean and comfortable, the old city can be seen from the window, the hotel is located in a very convenient location
The 3-star accommodation facility we stayed in in Khive city of Uzbekistan Being within walking distance to the historical area is a plus, but the beds are thin and there is no hair dryer or refrigerator in the rooms. The breakfast room is in the basement and is indoors. There is an inner garden and an outdoor seating area for smokers.

Great location, good wifi and nice and clean room. The breakfast buffet was also very nice. It’s walking distance to all the sites in the old town and close enough to the main West gate that getting tickets and Yandex (uber) is super easy too.
Located inside the old city this hotel was very nice except for one issue in our room - the water pressure was so low it was almost impossible to have a proper shower. Breakfast was ok.
Great location, clean rooms, and they provide shampoo, shower gel, and toothbrushes. The mattress is soft and comfortable. The view from the terrace is beautiful. The manager at the front desk is available 24/7. Breakfasts are delicious!
The hotel is located inside the ancient city, near the West Gate. Taxis can drive directly to the hotel entrance, which is very convenient. And because it's in the central part of the ancient city, it's easy to walk around for food and drinks. The only minor drawback is that the soundproofing in the rooms could be a bit better; everything else was great.
The rooms are spacious, there's Wi-Fi, and the hot water never runs out. It's located in the old town, and although there was one power outage during my two-day stay, it was quickly restored. It's also in the Ichan Kala district, the heart of Khiva's tourist area, so you can easily go to see the nighttime illuminations from there.
The owner was very attentive and thoughtful, which was great. The location was also convenient, perfect for walks.

Nice hotel. Exclusive breakfast. Located at Khiva old town, all attractions are walkable. The owner is nice. He switches on 3 heaters for us as the weather is below 0°C, extremely cold.. He also arranged a taxi for us to Bukhara. Its cost 80USD, take 6 hours to reach. Highly recommended
Super Very nice guesthouse strategically located in the heart of the city, quiet, friendly staff, new furniture and equipment, opulent breakfast. What else?
It's a very good location in khiva, friendly and polite people running the house. We just used the room to sleep and rest, so it was good. They arranged a car to take us to khive to bhukara for 80 doller. which was very helpful. Thank you for everything Kamal.
Very good, nothing to complain about
It's a little far from the downtown area
Quiet, well located hotel with friendly management. Toilet seat needs replacing!

We stayed two nights at this lovely hotel. The hosts could not have been more accommodating at this spotlessly clean hotel. The breakfasts were also great with a range of pastries, choice of eggs, yogurt, cheese, hams etc. The hotel also organised our early pick up from the airport. We had the three bed room which we booked because all the others were taken. At the hotel’s suggestion, they only charged...
Wonderful experience! Siyovush, the host and owner, was very friendly and interesting to talk to. The rooms were clean and the building stylish (lots of handmade details built my Siyovush and his father). The breakfast was plenty and tasty. Obviously, you can find some details here and there to complain about but for this money - forget the larger hotels, enjoy the local vibe and go for it!
Central location very close to the Main Street but quiet. Rooms are very large, spotless clean and well equipped. Good breakfast with some changes everyday and a very friendly and helpful owner. Ideal if you want to have a look of a real local house.
Fantastic small hotel. The owner is extremely kind, and he speaks a fluent English. He will do his best in helping to organise whatever needed by his guests: transfers, guided tours... Rooms are spacious and spotlessly clean. Breakfast is delicious. Highly recommended
The Khiva Siyovush Hotel is extremely convenient - inside the Ichan Qala, has a homey atmosphere and character. SERVICE: I didn't encounter bad service anywhere in Uzbekistan. I asked for my laundry done here, the cost was USD $3/kilo and it was washed and folded well. The proprietor, who also lived with his family there, spoke good English and was helpful. ROOM: The house itself is large, built...
Great hotel in a brilliant location. Run by a very helpful and friendly family. Spotlessly clean and tidy. Breakfast was an amazing array with delicious eggs and fresh coffee. Good WiFi available throughout. Wish we could have stayed longer.

Nice clean rooms, quite warm in the middle of the winter, although fairly small. Breakfast was average.
The hotel is in the center of the "inner city", therefore you can reach every monument within minutes on foot. Service is good. There is a nice terrace which looks over the town. Good breakfast. Reception is open 24/7.
good location near North gate which is easily access. Room is very comforatble and everything is there.
Although it was a little far from the tourist center, the host was kind, the room was clean, and the breakfast was delicious with a wide variety of options.
The room was clean and warm, and the breakfast was good. Gave me sour milk but quickly replaced it with new one. The boss is very enthusiastic and the restaurant he recommended is also delicious!

One of the best hotels with a reasonable price and the closest one to the old city – Itchan Kala. The breakfast is just super 👍
Hello ! I was looking for something calm after all day walking in the scorching day at Itchan Qala, and "Shokhjakhon" Hotel was just perfect , so Quiet location, ,very clean rooms , delicious breakfast , Kind personal , My best Dinner was here !! Clean rooms, delicious meals, and strategic location near the Bakcha Darvaza (Garden Gate = دروازه باغچه) and the West Gate: Ota-Darvoza (Father Gate). Moreover, staffs are very kind and respectful. Also, they speak perfectly English, Russian, Turkish, Uzbek, and (some) Italian languages.
Simply fantastic - great rooms, in an unbeatable location, with an excellent breakfast included, but what really makes this place special is the staff. They give “Nothing is too much trouble” a whole new meaning - from Ibrahim on the front desk, to Adilbek who runs the show, to his adorable 11yr-old son after whom the hotel is named, Shokhjakhon - everyone is just immensely kind and welcoming. We arrived in the morning and the hotel provided breakfast. The accommodations are in good condition, even considering the old building. It was also great to learn more about the layout of the caravanserai. The front yard, where, we could relax, was also very nice. Recommend living in here if visiting Khiva. Strategic location; yummy breakfast with variety of local food and seasonal fruits; affordable price even at peak season; last but not least very very very nice hospitality. The receptionist is very friendly and welcoming. Made my trip pleasant and enjoyable!
We loved everything about this place. If I had known how wonderful it was, I would have stayed an extra night just to enjoy the hotel and its surroundings. The hotel is actually a former madrasah—an Islamic school—founded in the early 1890s. The inner courtyard, where the rooms are located, features a mulberry tree and the space where a pond once stood, offering a glimpse into the building’s original...
This hotel is a true gem! Breakfast is amazing, the room (you sleep in an actual madrassa) is very comfortable, clean and practical. The staff is very nice. I wil definitely come back.
Excellent experience at this hotel - definitely recommend. A comfortable and memorable caravanserai stay. The building and rooms have a simple historic charm. Peaceful inner courtyard with shade and places to sit. Our 'twin room with shower' had two comfortable cute rooms, good beds (which they had combined into a double for us), warm shower, clean bathroom, good air conditioning. Staff were helpful...
When you come to a country like Uzbekistan, this is the type of accommodation for an authentically local hospitality experience in a historically significant building. Originally a girl’s madrasa, the feel of the place is reminiscent of the better Portuguese pousadas, but quintessentially Central Asian in character. We picked this hotel because my cousin had stayed here a few years ago and recommended...

We didn’t have many choices of hotel in the old town because lots were closed for low season. This was a good choice, particularly for the location. Rooms were comfortable and breakfast ok by local standards - a selection of pastries, cold meats and an egg served to you at your table, rather than a buffet. Good coffee.
Very friendly hotel, right in the middle of beautiful Khiva. The weather was very cold at night but the heating was good, my room was always warm. Had both dinner and breakfast at hotel both very good. A special mention to Feruza the reception lady who was always so nice and helpful.
A unique budget but actually a boutique themed hotel right in the heart of the internal city. The gorgeous silk draped cafe is very, very, popular with day time visitors and serves excellent homemade meals and high quality draft beer - we took all our meals here as it was just too good to pass by. Staff are hard working and friendly and stay on to handle breakfast which is good quality and served in...
This is s small, friendly hotel. Not a luxury site but comfortable and in a great location within the old town. The rooms are large with decent bathrooms. There is a pleasant choikhana for outdoor eating. We had a great stay here and would love to return.
The hotel is very well located in the old town, and quiet. The staff are welcoming. The rooms are a little dated but clean. Air conditioning works really well. However, there are no bottles of water in the rooms, no kettle, no safe, and the shower is not very powerful. The towels are scratchy and like cardboard. All breakfast items were cold, even the fried eggs.
Cafe with little cabanas. Try gumma - like a fried meat pastel

Very good location and nice room. Most of the family doesn't speak English so it can be a bit akward, but they are still friendly despite the language barrier. Curtains were transparent so didn't help with sunlight or car lights at night. You're expeccted to throw toilet paper in the bin. Wifi very unstable. No shower soap or shampoo. Lovely family. Bring your appetite as the meals are massive and delicious! Also perfect location means you can take breaks in your room while touring the old town if the heat gets too intense
I was really touched by our experience here. There were many great things - location is fantastic - super close to everything you want to do, but set back in a quieter spot without too much noise, facilities homely - quite simple but perfectly adequate and immaculately clean, with beautiful traditional designs. But the very special touch was the balance struck by our hosts - they were incredibly warm...

This place is amazing, the room are comfy and with AC. The upper room even has access to the balcony with a spectacular view on the city walls. The breakfast is included and very tasty. It’s possible to make a laundry (for 5 $…). We can communicate with the staff via WhatsApp. The only issue is the peacock singing early in the morning.
It's close to the south gate of Ichankara, so it's a good location for sightseeing. The breakfast was filling and satisfying. There are peacocks, so those who are sensitive may find their cries annoying.
Very nice guesthouse! Great location at the gate of the old city, perfect to explore Khiva

Meet Shakir, a gentleman, fourth generation living in the 120 years old house. Rooms are spacious and full of light. All in order. We were delighted to stay there for the night
I had a wonderful stay at this guesthouse. the host is a true gentleman. he is very welcoming and a pleasure to have a conversation with. the guesthouse is very well situated within the fortress. the rooms were very clean and well appointed. Thank you again for making my stay such a great one.
We loved our stay here, in the central part of the walled city. We were able to check in early after catching the Sharq from Bukhara and felt very welcome. We were able to organise a fortress tour with Orzu for a good price and we're very happy. The breakfast was outstanding. We'd stay here again, very comfortable.
We were in Khiva for a day and loved staying in Orzu B&B. The hosts were hospitable and sweet. Breakfast was delicious, rooms were clean and they also arranged taxi for our departure. The B&B is 4 min walk to Kalta Minor minaret. Overall 5 star for the experience and stay.
The owner of Orzu is a kind and welcoming host. Rooms are tidy, beds confier than the ones we've had before. Breakfast is extensive: pastries, fruit, jam bread tea and coffee. The host will also gladly arrange taxi rides for small trips to and from Khiva. Overall a very nice b&b, great experience and excellent value for money. Untill we meet again.
