We were here for the restaurant. If you want a nice cool place to have lunch after a long hot tiring morning walk - check out this place. Good place to chill in inside the city wall
Very beautiful and ancient historical restaurant. The food is very delicious. The service is excellent 🔥
Great B&B! Cozy rooms, everything is clean and tidy. Each room has a bathroom and shower. They always offer a good breakfast. There's a cool courtyard where you can relax after a walk. There are also benches on the second floor. There's access to the roof, which can be used as an observation deck. The hosts and staff are attentive to all guests.

Khiva, Obvodnaya Khiva 220900 (2 km from centre) 🧭 Map
Very clean and comfortable hostel run by a friendly family. The inner yard is very beautiful and is the perfect place to relax. There is also space to park bicycles and motorcycles. The wifi is also good. To the old town you can walk or take a bus.
I had a nice and comfortable stay in hostel Laliopa. The breakfast was ok, but I also enjoyed the home cooked meal everynight. The distance to the old city might look a little far, but the hostel has bicycles available.
Stayed in a double private. Affordable price, fantastic staff, comfortable atmosphere. Only drawback is the location (2km from the old town), but that makes it quiet at night. Staff were incredibly helpful at organising trips to fortresses and negotiating with taxi drivers. Definitely recommend!
Helpful staff and able to organise transport around. Beds are firm. Toilets are relatively clean. Nothing special but good for the price compared to others in the area.
Nice place and absolutely lovely hosts, especially the elderly lady, very charming. Place a bit out of the city but they privide pick up service for free if you do not feel like walking. Breakfast is really good. I would only recommend putting an electric kettle for guests use in the common area.

This place is amazing, the room are comfy and with AC. The upper room even has access to the balcony with a spectacular view on the city walls. The breakfast is included and very tasty. It’s possible to make a laundry (for 5 $…). We can communicate with the staff via WhatsApp. The only issue is the peacock singing early in the morning.
It's close to the south gate of Ichankara, so it's a good location for sightseeing. The breakfast was filling and satisfying. There are peacocks, so those who are sensitive may find their cries annoying.
Very nice guesthouse! Great location at the gate of the old city, perfect to explore Khiva
If I could, I would give 10 starts to this clean, well manged and lovely guest house. Apart from the organized management, the vibe is so peaceful, although it's hosting many backpackers. In just 3 minutes walking distance from old Khiva, you can access this historical.sotes without a hassle. Moreover, I loved the breakfast in a common dining area set in a traditional way. Also, our room that had...
Deshom Kala Guest House in Khiva exceeded expectations! Conveniently located near the railway station and major attractions like Ichan Qala, it offered spotless rooms, a delightful kitchen facility, and delicious breakfasts. But the highlight was the hosts - incredibly friendly, helpful, and fluent in English. They treated me like family, making my stay feel personal and comfortable. Whether you're...
A great value hostel located right by South gate. Even though it is outside of old city, it is so close that it doesn't matter. In the off season, there was no one checking for tickets at the gate, so you are free to enter and exit as you please. Breakfast is included, and the rooms are clean. They also provide towels which is always a plus. Staff is friendly, speak great English, and keen to hang...

Such an amazing awesome and lovely romantic stay in the heart of Ichan Kala in Khiva. The owners are lovely humble and kind people. The place is absolutely gorgeous and steps away from all the tourist spots in Ichan Kala. Thank you. From Keith and Su NEW ZEALAND
Really the nicest guesthouse we stayed at in all of Uzbekistan (maybe even all of Central Asia!!). The garden is a true Eden amidst the desert town of Khiva, decorated with hundreds of squashes/gourds, and the rooms are super cosy. This is all topped off by the friendly owner who was happy to help with any requests we had :) thanks so much and we’ll be back!!
Great little guesthouse at the center of the old town. Nice little garden that provides shade for the morning coffee and tea. Very peaceful. It was clean, the owners were super hospitable and the breakfast was very tasty. Definitely recommend!
A wonderful brand new place in a very good location in Khiva old town. The beds were the most comfortable we had had in Uzbekistan! A kind and friendly family run this place. Limited English but communication wasn't a problem (Google translate!) Good food for breakfast and dinner available too.
This guesthouse is a blissful place. The location is ideal, quiet yet very close to the sights. I loved sitting in the garden. The owners are very friendly and will help you with advice and assistance...thanks to Google translate. Breakfast is simple but ok.
A wonderful, friendly family hotel with hosts: Bakhtiar and Szakło, who are always there to look after and help. A beautiful garden that cannot be found anywhere else in Khiva. Delicious breakfasts among chirping quails ... And wonderful evenings in the refreshing coolness of greenery. The only such place in Khiva. You want to be here and you want to come back. Thank you for the wonderful hospitality...

Lovely stay. Hosts are extremely helpful and kind. They even set up a tour to Nukus and Muynak for me. Great location, excellent breakfast. I highly recommend this place.
Friendly and welcoming family, very helpful. Great breakfast. Nice rooms and a lovely balcony. Excellent location near the main attractions but on a quiet street.
We did not stay at the guest house, we booked a tour to see some of the sandcastles. Abdullah offers such tours. Although Abdullah was able to organise such a tour for the coming day, he did not tell us about some "hidden costs" of the trip. At two out of four sandcastles, an entrance fee was required. Furthermore, while stopping at a museum, it seemed that a guide was included in our tour, which turned...
I was met with Uzbekistani hospitality. Both Abdullah and Fatima also their daughter were on hand to help and advise. They are humble people. The residence is located in the quiet area of the citadel with easy access to all the sites. Room was nice with bathroom and AC available. Breakfast was provided which was filling. As a previous commenter wrote the 'defunct' mosque is now being renovated by...
Here, you are staying at a home away from home. The location is in a quiet residence area that is only a minute walk from the bustling tourist area, and the view of the historic though defunct mosque adds to the ambiance. However the gem is the host family who has been incredibly hospitable! For instance, when my pants ripped, the son generously escorted me to the local market that I would not have...
Run in their own home by Abdollah and Fatima and located in Ichan Kala inside the heritage walled town of Khiva. Rustic, authentic and yet with standard modern comforts. I had a delightful week long stay. They serve a personalised breakfast in their courtyard. The price is budget friendly. Abdollah is friendly, forthcoming and most helpful. Highly recommended.

This guesthouse was so wonderful - our favorite stay in Uzbekistan! Our room was spacious and clean, with a comfortable bed and nice AC, the shower and bathtub had hot water and great pressure, and the wifi worked well. Breakfast was fantastic with a nice omelette and homemade bread and apricot jam from the garden. Additionally, our host was so warm and professional, a true gentleman - always there...
Meet Shakir, a gentleman, fourth generation living in the 120 years old house. Rooms are spacious and full of light. All in order. We were delighted to stay there for the night
I had a wonderful stay at this guesthouse. the host is a true gentleman. he is very welcoming and a pleasure to have a conversation with. the guesthouse is very well situated within the fortress. the rooms were very clean and well appointed. Thank you again for making my stay such a great one.
We loved our stay here, in the central part of the walled city. We were able to check in early after catching the Sharq from Bukhara and felt very welcome. We were able to organise a fortress tour with Orzu for a good price and we're very happy. The breakfast was outstanding. We'd stay here again, very comfortable.
We were in Khiva for a day and loved staying in Orzu B&B. The hosts were hospitable and sweet. Breakfast was delicious, rooms were clean and they also arranged taxi for our departure. The B&B is 4 min walk to Kalta Minor minaret. Overall 5 star for the experience and stay.
The owner of Orzu is a kind and welcoming host. Rooms are tidy, beds confier than the ones we've had before. Breakfast is extensive: pastries, fruit, jam bread tea and coffee. The host will also gladly arrange taxi rides for small trips to and from Khiva. Overall a very nice b&b, great experience and excellent value for money. Untill we meet again.

Extremely kind people, very much recommended!
This guesthouse is in the heart of Itchan kala, located close to all attractions and also right next to the teressa rooftop cafe, lovely hosts and lovely granny who is always helpful. It felt like I was visiting my granny in Uzbekistan. We kept yapping about Sharukh Khan and Salman khan. Clean rooms and great breakfast spread.
loved the hospitality of the family at Qutlug Qadam, Thank you for the friendliness, neat and clean rooms, simply enjoyed the stay at your guest house.
Lady’s there were so friendly and nice. They offered lunch a dinner. The quality of the food is on point and super tasty. If I would come back to Khiva, this is gonna be my place again.
We have stayed there with my husband in October 2022 and we both consider it a great place to stay! Accommodation is placed at the old town and is cosy, well-maintained and has a pleasant climate. Hosts are very kind people, their cuisine is also wonderful :)

Nicely located just inside the North Gate, this had the personal touch of a family hotel. The hosts were friendly and helpful with the rooms decent size, if somewhat sparsely equipped (no fridge or tv). Breakfast was hearty and varied. Only real downside was the rock hard bed!
Ziyovaddin and Madina provided a warm and welcoming service. It was a lovely start to our stay in Uzbekistan. Proof of registration was provided. Breakfast was delicious and varied each morning. We were given breakfast in a box when we had to leave at 6am on the morning of our trip to the Aral Sea. We organised this trip through Ziyovaddin in the B&B and proof of registration for this was provided...
Lovely guest house located within the walls of Khiva. Really handy for exploring the old city and the guest house is cosy and friendly with a nice breakfast. I had a private balcony too! Great to be able to return to the hotel for breaks from the heat.
Beautiful place with lovely durries( handmade carpets) and painted ceilings which the owners father was an expert at. Very helpful owner. Exceptional stay. You get the feel of the place as the family is one of 3000 people living within Ichan kala.
I had a lovely stay at Meros together with two girlfriends. Staying inside the city walls of Khiva was one of our favorite experiences in Uzbekistan, and everyone at Meros went out of their way to make sure we had a great stay. They gave us directions, made phone calls for us to sort out logistics, answered our endless questions, and served us an amazing breakfast. I highly recommend choosing Meros...
