Khiva, 1a, str. Buyuk Yol Khorezm region (45 min from centre) 🧭 Map
Definitely the best hotel in Khiva.
Excellent hotel, very well located, superior category, and very good food.
Because my hotel room in Khiva was suddenly cancelled, I booked this twin room at the last minute. I was initially given a double room upon check-in, but after urgently contacting Ctrip, I finally got a twin room before 2 AM.
The hotel is new, and the occupancy rate wasn't high, but overall the experience was quite good.
Huge hotel, with lots atractions. Unfortynately long way from old town, you have to take a cab. Very nice staff. Good food at breakfast. Close to the market.
The room was very clean and the service was excellent.
They were happy to help with any problems I had.
Amenities are provided, but please be aware that there are no toothbrushes.
One of the best hotels during our trip through Uzbekistan. Everything is new, spacious, and stylishly decorated with local accents. The rooms are clean, comfortable, and very quiet. The hotel is large and peaceful, with hardly any other guests. The staff is polite and helpful, and the extensive breakfast is excellent. There is also a heated pool and a sauna. The only downside is the non-central location...

Just wow. We had a great room. Quite big with a separate sitting area and it’s right inside the walled area
Great location in the middle of the walled city. Highly recommend it.
Pros - location is perfect for seeing all the sites in Khiva. Staff spoke good English and were extremely helpful. Rooftop terrace is perfect place to have a drink.
Cons - Breakfast was poor. Plumbing is ineffective guests are asked not to put paper down toilet but in bin next to toilet as it easily gets blocked. Access to rooftop terrace is by winding stairs which would be difficult for infirm.
I liked this hotel mainly because of its location. There's simply not a better location in all of Khiva. I'm really between 3 and 4 stars here for a couple of reasons: 1) The breakfast is served in a location apart from the rooftop terrace, which I never even saw a way to access. The rooftop terrace has no bar or restaurant, and breakfast is the only thing served here - yet not even on the rooftop...
Excellent location to explore old town. Great staffs, good breakfast and fabulous hotel and very comfortable bed. I would stay here again and recommend to my friends and family. Thanks
Good location in the old city. All attractions are within walking distance. The rooftop terraces provide a good view. Room is small and furnitures are dated, but acceptable, breakfast buffet average with limited selection. Overall not too bad but expensive for what’s on offer.

Impressive entrance. No lift. So choose groundfloor rooms if you have lots of luggage. Did not try the pool as it was too hot during my stay. There were no umbrellas / no shade. Very friendly staff. Only a few hundred metres walking distance away from the northern gate via a park. Choose rooms with balcony / pool ans city views.
Clean rooms, hearty excellent breakfast, service at a good level. The great location makes this hotel one of the best for those tourists who decided to explore Khiva and are accustomed to comfort.
What wonderful service! Very clean, modern and spacious. We stayed here during our visit to Khiva and it was perfect. 5 mins walk to the old city walls, the hotel is very new and a great place to relax after traveling and sight seeing, plus our rooms had a terrace with a good view of the old city walls. The owner Lola was very attentive to our needs and the breakfast was great. Highly recommend!
Located just near the gates and wall (perfect location),the hotel is clean and provides u great hospitality. The hotel manager is very helpful and will guide u throughout your stay. The staffs were very helpful. The hotel provides u almost every facilities from clean room to poll, gym etc.
Thers amazing chandelier everywhere u look including cafareia with amazing breakfast

When we checked in the room was set up for 1 person – I set of towels, 1 bottle of water, 1 chair. We got it equipped for 2 and then had to go in search of our carry-on luggage, which hadn’t been delivered to our room. The room was fairly large, comfortable but rather stark, in 50s style. We liked that we could open the window and that it had screens. The bed was a bit hard and the towels a bit worse...
Hotel is situated just outside the South Gate of the old city. It is a large and charming place with a garden and a swimming pool although that wasn’t open when I was there. I had a big room with a balcony overlooking the old city walls. Breakfast was good. Only problem was we had no hot water! I would still recommend it as it is charming.
A lovely boutique hotel practically across the street from the Old City. The room was large, the bed was comfortable, and the bathroom modern. My room had an outdoor seating area. The breakfast room was nice and the food tasty. Staff were very nice.
Disappointed I had a twin room with hard beds. Room was very dated but it is an older hotel that's very spread out rather than hi rise. Shower over bath. No tea/coffee in room. I called reception to check something and god no response over a period of time. Hotel has a pool (too cold in Oct. to swim). Great location just outside fort. Great breakfast in massive dining room.
We stayed for two nights as part of an organised tour. Rooms are good sized and well appointed. There is a good outdoor pool and bar area to relax in. Breakfast buffet was substantial with a good selection of fruits pastries breads and eggs. Located between in outer and inner walls it is an easy walk into the old city and the main sights.
Good location just outside the inner city walls and opposite the South Gate Entrance (fee payable until 17.00 hr for entrance). The hotel is two stories high with no lift, (ground and 1st floor) but staff will take your suitcase up. to room. Large room and ethnic in decoration. Toiletries very small in bathroom, which is old fashioned. Kettle in room with two mugs, but no sachets of tea etc supplied...

Very cool hotel. The staff is helpful. The breakfast is delicious. The coffee is like in Italy. You wouldn’t regret to stay here
Fantastic value for money with excellent upper class facilities for the money you pay. Lovely swimming pool, room is made up every day without asking. The breakfast room is very glamorous and the breakfast is very extensive and decent
The hotel feels rundown. The whole place just felt like it just needs a bit more care and attention and it could be a very nice hotel.
They weren't that busy when we stayed so it was fairly quiet.
The location is quite close to the old town although options for places to eat nearby is not that great.

Very very nice stay at a very low price. It’s a gem when it comes to foreign tourists. They have a jacuzzi bath tub and the price is comparatively cheap for a foreigner it’s just 26 USD. Great deal. I stayed in ground floor.
it is a very good hotel, the old city is near ICHON KALA, the rooms are very big, clean and comfortable, the old city can be seen from the window, the hotel is located in a very convenient location
The 3-star accommodation facility we stayed in in Khive city of Uzbekistan
Being within walking distance to the historical area is a plus, but the beds are thin and there is no hair dryer or refrigerator in the rooms.
The breakfast room is in the basement and is indoors.
There is an inner garden and an outdoor seating area for smokers.

Great location, good wifi and nice and clean room. The breakfast buffet was also very nice. It’s walking distance to all the sites in the old town and close enough to the main West gate that getting tickets and Yandex (uber) is super easy too.
Located inside the old city this hotel was very nice except for one issue in our room - the water pressure was so low it was almost impossible to have a proper shower.
Breakfast was ok.
Great location, clean rooms, and they provide shampoo, shower gel, and toothbrushes. The mattress is soft and comfortable. The view from the terrace is beautiful. The manager at the front desk is available 24/7. Breakfasts are delicious!
The hotel is located inside the ancient city, near the West Gate. Taxis can drive directly to the hotel entrance, which is very convenient. And because it's in the central part of the ancient city, it's easy to walk around for food and drinks. The only minor drawback is that the soundproofing in the rooms could be a bit better; everything else was great.
The rooms are spacious, there's Wi-Fi, and the hot water never runs out. It's located in the old town, and although there was one power outage during my two-day stay, it was quickly restored. It's also in the Ichan Kala district, the heart of Khiva's tourist area, so you can easily go to see the nighttime illuminations from there.
The owner was very attentive and thoughtful, which was great. The location was also convenient, perfect for walks.

Nice hotel. Exclusive breakfast. Located at Khiva old town, all attractions are walkable. The owner is nice. He switches on 3 heaters for us as the weather is below 0°C, extremely cold.. He also arranged a taxi for us to Bukhara. Its cost 80USD, take 6 hours to reach. Highly recommended
Super
Very nice guesthouse strategically located in the heart of the city, quiet, friendly staff, new furniture and equipment, opulent breakfast. What else?
It's a very good location in khiva, friendly and polite people running the house. We just used the room to sleep and rest, so it was good. They arranged a car to take us to khive to bhukara for 80 doller. which was very helpful.
Thank you for everything
Kamal.

We were very happy with our stay at the Orient Star Hotel. The setting is unique, with a lovely courtyard and great restaurant. The front desk staff were exceptionally helpful - many thanks to Umidbek and Tohir for your priceless help.
As others have commented this is an historic building in a great central location. Yes some rooms are very small and quite dark but perfectly okay for a night or two. It’s a shame that both maintenance and cleanliness are below par and so much more could be made of the central courtyard and other public areas. It all seems a bit lack lustre.
Former 19th century madrassa near to historic town centre. Nice atmospheric bedroom with usual facilities, if a little small. Air Con Overlooking central courtyard although little natural light. Decent breakfast in lovely dining room
This is my second stay at the Orient Star in Khiva. I would choose this hotel over and over again mainly because of the location; it has the best location in Khiva. The facilities are basic but you will still have a very comfortable stay for 2 or 3 nights. The breakfast is pretty average but it’s not the worst out there. I did experience something unexpected from the staff members at this hotel...
Pro. - cultural highlight as previous Mohammed Amin Khan Madrassah - magic view of the courtyard, peaceful and picturesque - functional room in a previously used student residential with a special feeling - lovely view from the city wall of the lives outside the old city Con. - good breakfast in a collaboration with a restaurant but with broken coffee machine, so only instant coffee available
Amazing location. Shampoo, conditioner, shower gel & toothbrush provided. Kettle in room & water. Breakfast was ok but limited, hot opts, local pastries, limited fruit apple orange no yoghurts. Good AC in the room which is needed as tiny windows. Really Quiet. Amazing to be in an old madrasa (school). pain on check in as he wanted to keep our passports for an hour or until morning. We don’t want...

I wasn’t a guest but was welcomed as an esteemed traveller. I was able to enjoy the incredible Uzbek hospitality. The sophisticated dishes I tried here were by far the most exquisite I have tasted in Uzbekistan. The staff is fluent in English and very competent.
I must come back!
This hotel is new and quite nice. The rooms are clean and the staff are attentive. When we arrived, we were invited to an evening performance by the manager, Islam. The evening was a lot of fun and very memorable. If we return to Urgench, we will plan to stay at Hotel Karavan again.

Since it is a newly built hotel, it is really clean. Breakfast is served individually, making you feel pampered. Although it is not inside Ichan Kala, it is located only 5 minutes from the main West Gate. There is also a supermarket right in front. The host is friendly as well. Best value for money!
Great location. Good service. They speak both Russian and English. Hearty breakfast. Wonderful hotel. The hotel's phone number listed on Trip.com is out of service.
The hotel is very close to Itchan Kala; you can walk there. The street where the hotel is located is unpaved and dusty.
The staff is very friendly and always willing to help. The receptionist is very kind and polite. Breakfast is good, although at this time of year I suggest that the terrace be at least partially covered, because it gets very cold and everything cools down too quickly.
Small hotel...
The hotel is new, everything is clean. The staff is polite. The location is good, but after the rain the roads are dirty, there is no asphalt
This is a small but comfy family style hotel. It is up and coming but the staff work very hard in making sure every need of yours is attended. I received great hospitality here and I recommend this hotel to anyone who is looking for the same.
Very comfortable hotel.
I slept perfectly on a clealy high quality mattress. Attentive and kind staff. Superb roof-top breakfast, with a view on the amazing Khiva.

We stayed two nights at this lovely hotel. The hosts could not have been more accommodating at this spotlessly clean hotel. Wonderful experience! Siyovush, the host and owner, was very friendly and interesting to talk to. The rooms were clean and the building stylish (lots of handmade details built my Siyovush and his father). The breakfast was plenty and tasty. Obviously, you can find some details here and there to complain about but for this money - forget the larger hotels, enjoy the local vibe and go for it!
Central location very close to the Main Street but quiet. Rooms are very large, spotless clean and well equipped. Good breakfast with some changes everyday and a very friendly and helpful owner. Ideal if you want to have a look of a real local house.
Fantastic small hotel. The owner is extremely kind, and he speaks a fluent English. He will do his best in helping to organise whatever needed by his guests: transfers, guided tours... Rooms are spacious and spotlessly clean. Breakfast is delicious. Highly recommended
The Khiva Siyovush Hotel is extremely convenient - inside the Ichan Qala, has a homey atmosphere and character. SERVICE: I didn't encounter bad service anywhere in Uzbekistan. Nice, friendly staff.very close to old city (5 min walking)
The hotel is well located in a quiet area close to the citadel. The common areas and rooms are spacious. The furnishings are dated. Breakfast was limited for our tastes and served in a cafeteria-style room. The beds were very hard.
This is a huge hotel. Given that we travelled during off peak season, we practically had the e tire hotel to ourselves.
The staff made us feel very welcome. Breakfast was served daily - this is no buffet service. They had breakfast for us and it was a personalized service.
The Front Desk Manager was super helpful in directing and guiding us during our stay.
Excellent service and good location...
We were to be the only guests at this hotel. The staff were very dedicated and friendly, but were visibly bored with the hours passing by! And for us alone, they did not prepare a breakfast buffet, but only placed a few small dishes on the table. However, we were able to request additions, always satisfied. Excellent location for visiting Ichan-Kala (300 meters away), in a park, very quiet.

The guesthouse is located in the old town. Enter through one of the city gates and walk about 200 meters; taxi drivers can tell the gatekeeper they can take you to the hotel. In the evening, you can walk 200 meters to the Short Tower for the night view, but you'll have to pass through a dimly lit alley. The town is safe.
They help us with an early check in and a late check out. They organize, on our request, a cooking class for the uzbek bread that was fantastic! Super kind, the bed was medium hard (perfect for me), good breakfast.
3' walk to the main square and minaret.
Thanks!
We stayed there for 2 nights while in Khiva. The rooms are very clean and the hotel owner/staff were very welcoming and flexible (let us check-in early with a small charge and let us leave our bags in the hotel until 14 on our last day). They also booked a bread-making class which was very fun and authentic. The location is very close to all landmarks in the old town and everything is witching walking...
The hospitality was wonderful.
This hotel is right inside the old town & within walking distance of all the sights. The rooms are simple with air conditioning. Downsides are hard bed, duvet that is too small for two people in a double bed, and water that runs out several times a day. Upside is the helpful staff, especially Ibrahim, the roof terrace & cold drinks including beer for sale.

We didn’t have many choices of hotel in the old town because lots were closed for low season. This was a good choice, particularly for the location.
