The location on the map is incorrect. The correct one is Nalbandyan 55 (the building behind the gas station in the back). They rent rooms through Booking.com through a middleman, a Yerevan-based company, so guests don't have direct contact with the owner. They're put through the phone to the Yerevan company's office, which tries to coordinate the arrangements. Extremely inconvenient. I sat and waited on the couch at the gas station until the owner found me...

It's a scam. The place doesn't exist!!!! I booked through booking, which I thought was a legitimate site. Does anyone check???

This place doesn't exist. It's a scam. You call a number and half an hour later, a woman shows up. Wanting to rent you a room somewhere else. Beware of scams.
