Elegant Hotel in Kutaisi

We stayed at this hotel in October. We arrived late and were tired. We started settling into our rooms, and it was cold. We asked why the heat wasn't on. The owners said it was off-season. We asked to turn on the air conditioning, but they said there were no remote controls. My friends and I occupied five rooms, and after persistent requests through our guide, we barely got the remote controls. The rooms were really cold. The air conditioning wasn't working. The owners were very unfriendly. When we asked for milk for our coffee at breakfast, it turned out they'd already run out, and when we asked for more, they said it was normal. This isn't our first time in Georgia, but it's the first time we've encountered such a reception.
The furniture is old, the plumbing is dilapidated. The soundproofing is simply terrible. When people were walking on the second floor, the floors creaked terribly.

The hotel's location is excellent. You can see the entire city from the terrace. A 10-minute walk takes you to Bagrati Cathedral. 15 minutes downhill, and there's the "Green Market" (though the walk back is a bit difficult – the hotel is at the very top). This is probably the best place to stay in the summer. Great view, hospitable hosts. Delicious and filling breakfast. But:
1. We stayed during the New Year holidays – the rooms were very cold. There were no remote controls for the air conditioners (they have a heating mode). The TV remote also didn't work (not that it was really necessary).
2. I was very surprised to find only one towel. There were no foot or washcloths. This immediately calls into question the hotel's 3-star rating.
3. This place is hardly quiet and peaceful. The stomping and screaming of children until late at night (maybe it's the holidays )
4. The shower is extremely poorly equipped. If someone takes a shower, there's water all over the floor.
