Guests have free use of the two thermal complexes: Bagni Vecchi and Bagni Nuovi (1 km away on-site hotel Bagni Nuovi 5* where a free Shuttle bus to the hotel).

The place is undeniably beautiful, stunning views, historic buildings, and a unique atmosphere that makes you feel like you’re stepping into another era. That’s exactly why this stay ended up feeling bittersweet: a place like this deserves much more care from the people managing it. I understand the business model relies heavily on day visitors, and of course profit matters. But right now it feels like the balance is off. It’s simply overcrowded. They could likely make the same (or better) revenue by increasing prices slightly while reducing the number of people allowed in, because the current volume is hurting both the experience and the condition of the facilities. As a hotel guest paying a lot to stay on-site, you don’t feel particularly looked after or “privileged” in any meaningful way. An example: all lockers are reserved for day users, so as guests we were basically forced to leave our belongings in the room. That’s the kind of detail that really highlights how the priorities are set. The day visitors tend to concentrate around the big pool for photos, so you can sometimes find the Roman baths and the smaller round pools a bit quieter—but they were consistently dirty, and overall the entire place could use much more attention, especially when it comes to cleaning and maintenance. For the price, this is not acceptable. One final note: the “romantic” room under the roof is not worth it and feels a bit like an upsell trap. Because of the low ceiling, it’s effectively no larger than the other rooms (if anything, it feels smaller and oddly empty). If you’re booking, I’d strongly recommend choosing a normal room instead. In short: spectacular location and potential, but right now it feels overcrowded, under-maintained, and not aligned with what hotel guests are paying for.
