My partner and I spent a night here last year after deciding to stay in Brighton an extra night. We booked last minute, turned up half an hour later and our details were already on the system.

We'd previously stayed in a guest house on Upper Rock Gardens and found our room in Atlantic Seafront to be not only much larger and with a fantastic sea view, but cheaper!

Our only gripe was that our room was on the top floor with only stair access, but had we not had a very heavy suitcase that wouldn't have been a problem.

A one man show... Leo can be friendly and social, thence tired, cranky. Best not catch him when he's closed early and gone to bed. 11pm or before. Great location, very clean, stairs can be challenging if mobility is not good but worth the view. Had breakfast on first day, poor quality sausage and bacon, within 2 hours of checking out I realised I had left my earrings in room but was told they had not been found so a sad end to our lovely break

Excellent hotel very clean and quiet The stairs are very steep something to bear in mind if you have mobility issues Can’t comment on the breakfast as we didn’t have breakfast at the hotel The room was on the small side with a bed pushed against the wall which I’m not overly keen on but it didn’t spoil my stay The room and bathroom were absolutely spotless Maybe for the price breakfast could have been provided and not at an extra charge Location wise it’s spot on we chose to have breakfast at the harvester pub over the road overlooking the front which was just ok Can’t really comment on parking as we arrived by train which is about a 15 min walk from the station Easy access to the lanes where there’s plenty of nice pubs for food out We did try the harry ramsdens just down the road but I wouldn’t recommend it Overall a great little hotel in a great location

What a beautiful place to stay. Great view of the sea and pier, 2 min walk to pier and beach. Stayed in room 7 which had a great view (although lots of stairs and no lift, just FYI). Breakfast was tasty and lots of it. Ordered the full english and still got given toast and jam. Leo was so friendly and chatty and very accommodating. The room was very comfortable and nicely decorated. Comfy bed with nice plump pillows. Plenty of tea, coffee. Decent hairdryer in the room which was a bonus. Nice clean friendly place to stay. Only one thing not to fault, but to note, neither me or my partner are very tall, but someone over 6 foot would have struggled with sitting on the toilet, as it is very close to the shower cubicle. However, saying that, I would definitely stay there again. Thanks Leo

Please show pictures of All the rooms not just larger rooms so people can choose if they wish a small or larger room, and we didn't understand why paper cups in room, we had a small double with only one chair so one of us had to sit on the bed, other than this the view was brilliant onto seafront, the room was very clean, breakfast was very good and Leo was very professional

Lovely little hotel ran by Leo very central to everything. No parking but not a problem for us. Our room was on the top floor, the stairs were a bit of a killer. As other reviewers have commented the bathrooms are very compact but do the job with plenty of hot water available. My only nitpick would be the over bed lights being poorly positioned being directly over the bed not to the side, so made sitting up to read awkward. Other than that room clean warm and perfect for our mini break, thank you Lei

Very clean ,comfortable room and the beds are the best I have slept on ! Very central for the city , you can walk any where ,and the seafront is just over the road ! Welcoming host (Leo) . I will not go any where else when I visit Brighton now ! Reasonably priced too .

Location Location Location. We had a great stay. The family room on the first floor had great views from large bay windows overlooking the seafront and Brighton Pier. It was only a short walk to the main shopping area. The room was clean and well appointed. Parking is NOT available at the hotel and will cost you £25/day and the nearest parking station about 10 minutes away. Be sure to confirm opening times as reception is not open all day.

We were treated awfully. The food we got was horrible, chips were worse than McDonald's chips, and the meat had no taste to it. We complained and were offered new food but explained we didn't have the time. Instead we were given just 20% off our bill (having only eaten maybe a fifth of what was on our plates) and then talked down to by the manager.

My partner is also in a wheelchair and aside from when we entered to begin with they were not given any assistance with the heavy doors in and out of the building even when staff were nearby.

A complaint has been put in. The only saving grace was our server who was happy to help but could only do as her manager advised.

A mixed bag. Food was good value, service was excellent, a good drinks selection... But was given a dirty glass and the bathroom was in poor condition.

I went along with my peers for dinner and some of us ordered a beer too. They needed to check we were above 18 years old and therefore asked for our IDs. I presented them my Spanish identity card to which they replied that they needed something from the uk which of course is completely absurd as I was simply visiting Brighton that week. I not only gave them proof of my age with my ID, but also provided them with my Driving License (which in the EU is the same document for every citizen) and my UK student card. They wouldn’t accept any arguing they needed my passport. Besides, they threatened to kick me and my friends out if they dared to get a beer for me with their British IDs. I have contacted the authorities and they have said they will investigate my claims further. Good luck after Brexit

STAY WELL AWAY!!! DISGUSTING SERVICE
Waited an hour for food to arrive only to then have everything go down hill. My bf ordered chicken with chilli and cashew dish, which tasted and smelt of fish, I appreciate there is fish paste in thai dishes as we always eat Thai however, never have I smelt or tasted anything like it, neither of us was able to eat it as we don't like fish.
I called to advise and they said they would send another dish, I declined as we wanted to eat together not reheat mine when his arrives... So I said could they just refund. The woman on the phone then said to bag the dish back up for her driver to collect. I said that's fine however he had his noodles ect in the dish, so means he won't be eating!!!. Long story short I was called a liar and told I obviously haven't eaten enough or just want money back and too keep the dish, this infuriated me as I was being called a liar to which I said for her driver to collect the full meal, refund us and I shall be putting this all over social media as that isn't on
Low and behold she then said she never said that.... So again I was called a liar. So 21.40 on a Friday night we have no food, I've been called a liar and am absolutely disgusted. I am still waiting for the driver to return to collect the food and refund me!!!!!!

They phoned me 45 minutes after confirm my order to say it was going to be a £ 1.5 extra charge for delivery. They should have said that when they confirmed the order. I am really upset about the way they cheated me. They were late as well.
