We arrived in the morning and the hotel provided breakfast. The accommodations are in good condition, even considering the old building. It was also great to learn more about the layout of the caravanserai. The front yard, where, we could relax, was also very nice. The location is in front of the west gate of Itchan Kala, making it easy to get back and forth. The owner was very friendly, and if we ever return, we would definitely stay here again.

Recommend living in here if visiting Khiva. Strategic location; yummy breakfast with variety of local food and seasonal fruits; affordable price even at peak season; last but not least very very very nice hospitality. The receptionist is very friendly and welcoming. Made my trip pleasant and enjoyable!

We loved everything about this place. If I had known how wonderful it was, I would have stayed an extra night just to enjoy the hotel and its surroundings. The hotel is actually a former madrasah—an Islamic school—founded in the early 1890s. The inner courtyard, where the rooms are located, features a mulberry tree and the space where a pond once stood, offering a glimpse into the building’s original use.

The rooms are very spacious, with a bedroom, a small sitting area, and a bathroom. Breakfast was incredible, with a wide variety of food and drinks. And the staff was simply lovely. All of this for less than $40 per night. Incredible!

This hotel is a true gem! Breakfast is amazing, the room (you sleep in an actual madrassa) is very comfortable, clean and practical. The staff is very nice. I wil definitely come back.

The building and rooms have a simple historic charm. Peaceful inner courtyard with shade and places to sit. Our 'twin room with shower' had two comfortable cute rooms, good beds (which they had combined into a double for us), warm shower, clean bathroom, good air conditioning.

Staff were helpful and attentive, not only with advice about the city but also simple things like going out of their way to open a door when my hands were full. Breakfast (which is what my hands were full with) was excellent and we sampled quite extensively the filter coffee provided with it.

The location just outside the west gate was walkable from the station (with backpacks) straight through the centre of the old town. The position was good for easy access both within and without the old town. Quiet at night.

When you come to a country like Uzbekistan, this is the type of accommodation for an authentically local hospitality experience in a historically significant building. Originally a girl’s madrasa, the feel of the place is reminiscent of the better Portuguese pousadas, but quintessentially Central Asian in character. We picked this hotel because my cousin had stayed here a few years ago and recommended it highly. Our room was basic, clean and quite spacious, with the changing area and bathroom set apart in a separate section. Stepping out into that rustic courtyard is a pleasure for the soul and amazing place to wake up to! The breakfast spread was good. The manager Babur was friendly and helpful and always smiling. When my wife became ill from something she had eaten, he personally organised a bowl of freshly cooked rice for her and recommended we focus on a green tea regime until she was better. This is a must-try choice if you are looking for an authentic, no-frills hotel which is memorable in all the best ways and only a stone’s throw from the West Gate of the city.
