I happened upon this guest house on an early morning walk in Khiva and decided that I needed to stay here at least once before I left. And I'm so glad I did that!

What a lovely place to stay, and what lovely people! This was the most comfortable and home-like I felt in my entire trip. At the end of an exhausting day, Khiva Karim Sulton felt like coming back home. The food was incredible, the hosts are kind and thoughtful and the room was so comfortable that I had my longest and coziest sleep of the entire trip.

If you're in Khiva, this is the place to stay in!

Very good location and nice room. Most of the family doesn't speak English so it can be a bit akward, but they are still friendly despite the language barrier. Curtains were transparent so didn't help with sunlight or car lights at night. You're expeccted to throw toilet paper in the bin. Wifi very unstable. No shower soap or shampoo. Breakfast was nice but not the best in my stay (reheated pasta and french fries? where's the watermelon! hehe), but water was available at all time. I was a bit bothered at checkout as they made me wait for a long time at the desk but couldn't explain why I was waiting as they didn't speak English, and in the end it was just for the receipt that I didn't need as I paid fully at check-in... But well, it was still a good affordable option for a solo traveller to be right in the middle of the old town.

Lovely family. Bring your appetite as the meals are massive and delicious! Also perfect location means you can take breaks in your room while touring the old town if the heat gets too intense

I was really touched by our experience here. There were many great things - location is fantastic - super close to everything you want to do, but set back in a quieter spot without too much noise, facilities homely - quite simple but perfectly adequate and immaculately clean, with beautiful traditional designs. But the very special touch was the balance struck by our hosts - they were incredibly warm, attentive, helpful, flexible and always on hand to help us - but with the balance of leaving each other our privacy and perfectly judging each moment. They are a beautiful family living in a peaceful and respectful atmosphere. Can’t recommend this place enough. You will be well looked after, comfortable, and at peace during your stay. The breakfast was also a wonderful spread of all manner of delights, at a time of your choosing. Thank you so much Khiva Karim Sulton guesthouse!!!

Perfect location within very short distance from the main attractions. Very nice hosting family, comfortable beds, good place to stay!

A very convenient location for guests. All the sights of the city are a stone's throw from the guest house. 50 meters is the Yasaul-Bashi restaurant.
Teressa restaurant is 70 meters away.
