All the reviews were so positive that my expectations were probably too high.
The single room I was assigned was extremely cramped and simple, which was quite disappointing.
There was no room number, so I thought they might have temporarily assigned a staff member's room, but they told me it had been renovated.
It was clean, the location was convenient, and the staff were polite and helpful, but I didn't feel very positive about it.
Perhaps the twin rooms are more popular.
By the way, the heating and remote control were broken.

Location was the best thing about the hotel. Staff is great too. The hotel itself is a little cramped and the walls are thin - could hear sounds from the street very late into the night/ early morning. Breakfast was great, but the breakfast area was dull - no natural light and cramped.

The room was nice, like all older European hotels they are small, but absolutely clean and nice. The terrace was wonderful to sit out on in the morning and in the evening. Breakfast buffet was absolutely great. Enjoyed our stay there immensely.

Clean rooms, great location, staff was very friendly and accommodating. Roof top bar was a nice bonus.

We recently stayed at Otivm Hotel in Rome. The hotel is very centrally located, making it an excellent base for exploring the city, with most major sights only a short walk away.
The room was adequate, though there was noticeable damage to the walls, likely from items being dragged down them, which detracted a little from the overall presentation.
Due to the age of the building, there is no restaurant on site, which is understandable but worth noting for future guests.
Unfortunately, the breakfast was disappointing. The selection was limited and the bread and pastries did not seem fresh, leaving us wondering if some items were reused from previous days.
Overall, the location is the hotel’s strongest feature, but improvements to room maintenance and breakfast quality would significantly enhance the guest experience.

Clean rooms, strong shower, limited elevator space , fantastic terrace bar , eats and views. Staff is very helpful and knowledgeable. It is a big city , so expect street noise in room, if u r on street side. Wonderful hotel! Location was perfect for our mission to Santa Maria Major

Warm welcome, friendly staff, great location. Small but lovely hotel - we stop in Rome every time we fly to Italy to visit our family and want to make this our regular place to stay. Gorgeous rooftop bar as well.

the hotel is located in the very center of the city. very comfortable. no need to take a taxi. almost all dull places are within 10-15 minutes of a leisurely walk. nice view from the terrace during breakfast.

Luca and his staff are amazing! Quick clean check in/out. great advice on sight seeing. Rooms are beautiful and clean with AC. Roof top terrace is a great place for breakfast and happy hour. (food and drink are delicious) Walking distance to all the main attractions. They also got us a van to the Airport for a great price. Great place to stay, would recommend to anyone going to Rome.

Stayed in 4 major cities in Italy, by far the least satisfying hotel experience. However considering Rome to be very touristy and general we did get less satisfyingly experience from all around, adding one star back to make the adjustment.
