The Good - Excellent location. - The staff are very responsive and eager to help. The Bad - The thinnest walls I've encountered in any hotel. I heard every conversation and every bowel movement of the guests in the next room. - The most inadequate attempt at a hotel breakfast I've ever encountered. I was amused on the first morning to find only one plate available. I shared the plate with my travel companions. And though there were more plates on subsequent mornings, at no point was there a table where you could put the plate while you ate. I instead ate while standing up or while balancing the plate on my lap. - The whole place could use some refurbishment. There were a lot of scratches on the walls and plenty of rust and some mold in the bathroom.

We stayed 3 nights and would highly recommend. Great location and comfortable rooms. A nice home baked breakfast on the upper floor with the ability to use the area throughout the day for coffee or a snack. Lovely and friendly staff and some great tips for local restaurants from Marzia.

Great location, central but suite; stylish place and super friendly service, both Marzia and the kitchen crew. Excellent breakfast around a nice table d’hôte and the delicious cakes available all day another big plus!

I have mixed feelings about Casa Fabbrini Roma. Having stayed at their property in Tuscany and for the price we paid, I expected better. The location is excellent—a clear advantage—and the historic house is charming and nicely decorated. The welcome was very friendly and helpful, as was the staff also at breakfast time. Guests will appreciate the availability of cakes, fruits, coffee, and tea throughout the day. Just note that there are steep, narrow stairs, so guests with mobility concerns might need to check in advance. Unfortunately there also were some downsides. Our top-floor room was uncomfortably cold, as the central heating operated only a few hours in the evening, and the air-condition heater was insufficient for the cold temperature of this room. We were constantly freezing, which is unnaceptable and left us deeply disappointed. The door lock was hard to operate. And while shabby chic can be charming, the rusty bathroom mirror shelf was not, also other pieces would benefit from being updated. The shower had traces of mold, and the silicone on the shower door was falling appart. Bathroom amenities were minimal, with only a gel/shampoo product provided. We found ants in / around the bathroom sink. Breakfast served several nice sweet cakes, and a basic cheese and italian cold cuts. Unfortunately the bread and croissants were stale. It might help to provide fresh, uncut bread so guests can slice only what they need. Additionally, offering more than one type of bread would be very nice. The croissants, had a chocolate filling. Eggs are available and prepared fresh upon request, which was a very nice touch. Casa Fabbrini is a decent option for a B&B, but for the price we paid, the overall value is lacking. It gives the impression that corners are being cut when it comes to quality.

We had a great stay at Casa Fabbrini. Very comfortable with a lovely, helpful team looking after us. Breakfast was a perfect way to start each day. Very well located for walking the streets of Rome!

Very mixed feelings. Lots to like - homely feel and done up with flair and style. And our room (the biggest) was great. But slightly felt like a glorified and overpriced Airbnb. And unclear who was really in charge - not helped by the property now being spread over two buildings some 80m apart and they can't staff both at same time (or indeed put on breakfast in both). The area is also touristy and quite anodyne (high end fashion stores etc). And no e.g. well thought out suggestions for where to eat which a high end boutique should have as part of its core service. Breakfast only ok too (no nice bread, basic cheese and ham etc).

We have a favourite hotel in trastevere so we were hesitant to stay anywhere else in Rome. Let me tell you….this place may be our new favourite!!!! The staff are FANtastic especially Julius. Nothing is too much to ask. Our room was at the very top and exactly as depicted. Extremely clean! If stairs are an issue you may want to replace think booking this hotel. Not an issue for us. Breakfast was adorable and Julius offered to make us eggs as well. The front desk is not staffed 24/7 but they have a code to get in and 3 emergency numbers if you have any issues. Amazing location close to everything. We will be back!!

This place looks promising on the website but when you arrive there you realise how tired it is and in need of an overhaul. Its a lovely location in the beautiful Spanish steps area, but we quickly realised how overpriced Casa Fabbrini was by comparison to what we stumbled across on our walks. It's really not worth 300euros a night, if it were 170 a night this would be a find and would be acceptable, I feel thats all its worth after our experience here which was very average.

Very extensive building work going on right next door. We weren’t told about this at the time of booking. Our stay would have been great if it hadn’t of been for the noise which started at 8am! No compensation offered, in fact the owners and management completely ignored our complaint. If we had been pre warned prior to our arrival we could have chosen to stay elsewhere. Contact them to check before booking!

It was a 2 days trip to visit Rome from a very well located place. We were not disapointed. The room had a beautiful decoration. The cleaning was very efficient and the area around the b and b was very safe and welcoming.
