The Affreschi is a suite of rooms on the second floor of an old building on Zanardelli. It was quirky and we loved it. The breakfast room with endless coffee and a balcony was a few steps away. The room wasn’t huge but the bed was and both were comfortable. The Wi-Fi worked the shower was hot, the air con was cool. The location was fabulous. We walked to many of the sites of interest. The room was made up and the whole place cleaned every day. The continental breakfast was good. The communication with the owner was timely and helpful.

Location is great, however AVOID this place if you are traveling with small children. They do not give you kettle to boil the water, therefore you have no clean water and have to use the water from the coffee machine for your baby, for this reason the child got sick.. high temperature and holidays are ruined. Horrible place to stay with small children. They do not have high chair in the dining room, and elevator is so small that you cannot fit the push-chair in it, therefore carrying it to the third floor can be exhausting.

We cannot believe that this stay has such high reviews. There is only x2 positives to staying here: - location is reasonably central - Air conditioned (keeping in mind vast amounts of dust blew out when turning on aircon) Beware : photos are not how it actually is! This place absolutely stinks! They try to mask the smell with a horrible room spray that honestly makes the situation worse as it brings on a headache. Not only does the toilet macerator toilet stink, but the sink also smells and did not drain properly. The macerator also makes a lot of noise. It was so unpleasant to be in the bathroom, we ended up shutting the door and avoiding it completely. We cannot over emphasise enough how badly this B&B smelt. Alongside this, walls, floors, and general spaces were filthy. Shower located in bedroom leaked profusely onto the floor. Mould on walls and floors. Sheets were averagely cleaned, however bed topper and display cushion were revolving. The B&B advertises room service… this did not occur. Safe didn’t work. You would expect this to cost well and truely under €100 per night. Might as well stay at a hostel if you are looking for cheap and simple stays.

Would definitely recommend based on many of our experiences. The location was so central it was easy to get around on foot and the rooms were pretty spacious for Rome. Most importantly, the staff were amazing. Led by Gabrielle, they were friendly, approachable and offered fabulous suggestions for restaurants and things to do. They also arranged transport and trips – nothing was too much trouble. We loved it so much, we swapped our accommodation so we could say again when we return back to Rome to fly home.

Location is wonderful for sightseeing, restaurants, taxi depot is 200’ away, bus #70 connects to train station.
Staff was very helpful and personable.

Elevator, Fast WIFI, breakfast provided, dining room with tables inside or small tables on a balcony, extra outlets for charging. We slept three hours longer because the bed is excellent.
This is our third city on this vacation and this room was the most comfortable in all categories.

Excellent position close to main squares and monuments. Very clean comfortable and quiet. Very nice staff (Maria greets guests at her best). Recommended

I'll start with the positives - great location close to the Tiber, Piazza Navona, Castel Sant Angelo ... The place has a very cute, shabby chic vibe, and the staff, especially Gabriele, were very nice. So why only 3 stars?? Our room wasn't cleaned after our second night, the micro packets of shampoo/shower gel weren't replaced after the first night, and "breakfast" is only coffee, juice and sweet pastries - they are good, but it's nothing like the pictures showing bread, meat, muesli, fruit and cheese, so I would not pay extra for breakfast again. Also, some hooks in the bedroom and bath for towels, bathrobe, jackets etc. would be a welcome addition.

- friendly staff but only one of three could speak english
- water pressure in the shower is low and wasn't fixed after we asked it to be checked
- manager was late for check-out so we almost missed our flight

Excellent B&B in the heart of Rome, the location simply could not be better: all of Rome's historical sights within easy walking distance. Comfortable rooms and a decent breakfast to boot! Fully recommended.
