I’ve been using this place for several years now.
Probably won’t return.
They’ve refurbished the rooms on floors 4&5. They call them deluxe. The a/c is noisy so you will find it difficult to sleep with a/c on. Also, annoyingly, they have removed the ceiling fan. The unrefurbished rooms still have the fan and a/c. and a wardrobe. The room rates have gone up substantially. They justify this by supplying a very poor ‘free’ breakfast buffet. And if you had to book the ’deluxe’ room you also get a limited menu lunch/dinner. But you’re now paying £15 more for the room. The balcony is a joke. Climb through the window to one chair and an a/c unit. Such a shame. The pool looked cloudy. Great staff and location. All good things end.

Location second to none...no.15 bus outside to MBK mall & Bangkok City Arts Centre, the beautiful Chao Praya River across the road, this is the Premier place to be, off Soi Rambuttri with night life galore. Swadee Ka, New Siam 2, in our hearts ❤️

Perfect location for the first days in Bangkok. Old town, many interesting places are in close proximity. As for the hotel, it has everything that is needed for your stay. Bed, shower, swimming pool, breakfasts, WiFi, etc. ATM is right at the entrance. As for me, I prefer efficiency over luxury, so for me this hotel was the best option - simple but efficient. Recommend it for solo travelers and those travelling in pairs.

For:
Hotel is being slowly upgraded and is a good comfortable option.
Excellent breakfast buffet with plenty of unlimited choice.
Good size swimming pool with selection of seats and recliners.
Upgraded rooms are of a good quality with comfortable beds, good linen and bedding. TV and kettle with tea and coffee supplied.
Staff always polite and welcoming. Very observant and keep an eye on all that goes on.

Against:
Recent price rise due to breakfast for two being compulsory. Not good value for single bookings that cost the same as for two people.
Bathroom is very small, OK for me but could be tight for some.
Check out is 11 am which is quite early. I would prefer 12 so can have a swim before packing.
The motor in the back lift is very noisy and can be heard in the nearby rooms.
No place to leave a bicycle, this has changed over the years. Maybe don't want cyclist now as moving upmarket.

I’ve been staying at this ‘family’ of guesthouses since 1997, and this particular one since it opened 20 years ago, but I think it’s probably my last stay. Nothing is terrible, but nothing is great either. Used to be a friendly place with lots of smiling service, but while it’s clean and efficient, the ‘hospitality’ part is missing. Even the switch from a nice breakfast menu to a bland buffet kinda makes it feel like you’re just being moved through instead of welcomed.

Now it seems it’s way overpriced as a guesthouse, but not quite nice enough to be a decent hotel. You’re paying close to hotel price, but not getting hotel professionalism or comfort - or even a ‘welcome’ at check in. At this price point you can stay at much newer properties in the neighborhood, with softer beds, better showers, less dated decor. They do have re-furbished rooms, but at a higher price, and still the same uninspiring service at the front desk and in the restaurant.

In short, just not good value anymore. As a customer who’s stayed here 10-12 days a year for 20 years, even lived here for 2 months once, sadly it’s time to move on.

Love the location, not far from the main night life but VERY QUIET. Bus 15 is across the street which can bring you to Siam Center (8 baht = NON AC Bus, 15 Baht = AC bus) also right outside the main entrance (where the 15 bus is across the street) if you TURN LEFT and walk STRAIGHT (straight through the University Area, don't let the University fool you that you can't walk through this area) you will reach the GRAND PALACE (500 BAHT entrance fee) in 20 minutes. Rooms, shower, beds, AC were all great! Staff very helpful.

Service has deteriorated since the last time I was here 3.5yrs ago. Pool is nice and clean. Beds are hard, rooms are dark and lack privacy from the new hotel next door. Overall, reasonable value for the area

A nice hotel/guesthouse in the old city center of Bangkok for Thailand prices. From here you walk within 2 minutes to Khao San Road. The room was clean and the pool offers a nice way to cool down during the heat waves during the day. The staff is also friendly and speaks understandable English

Great hotel. Very reasonable price. Close to kaosan and the boat bus to palace and center. The swimming pool is a great plus after a hot day visiting. Only minus point is that the terraces are not really accessible in some rooms.

The hotel is a guest house located near the river and Kaosan area. We booked it due to the position and we really wanted a pool, as it's nice to have a dip after a hot Bangkok day. We had 2 rooms and they were fine for what we paid. Each had private bathrooms, A/C and a safe. The beds weren't great, but we did sleep well. The pool was excellent. The lobby atmosphere was what we really liked: with many hotels they are very "hotel like", i..e quiet lobby that you use to pass through, however this was much more like I remember my backpacking days, as the lobby was open all around, with a restaurant and front desk, pool, taxis and all. For us it was what we were looking for.
Would we stay again? For the budget, yes. If we wanted to splash out double, the hotel next door had more class but less atmosphere, in what we were looking for. If I took my parents to BkK, I'd put them in the hotel next door :-)
