Yerevan Guest House in Yerevan

We stayed in this house for several days. The room we stayed in was huge, the furniture was new and comfortable, and the bathroom was excellent. It's very new and well-maintained. The house has several rooms for rent. The hosts are very nice and pleasant. You can order breakfast, which is very convenient. The area is also great, with shops and cafes within walking distance. It's a 15-30 minute taxi ride to the center. We had a pleasant stay, without any unnecessary noise. I recommend this house!

I'm writing this review only to prevent others from finding themselves in the same awkward situation we did.
Let me tell you, we booked a place on Booking.com based on photos and reviews. We were tempted by the nice renovation, new furniture, and private grounds with a pool. And all of this is 100% true!
But! There's one huge "but!"
We arrived, were greeted by a very pleasant girl, led us into the house, and then came the first shock: as we entered, we saw an old man lying on a couch in the hallway, his toes smacking our faces. He didn't even try to get up when we entered. Then, to the left in the living room, we saw a manicure table where a woman was sitting, apparently getting a manicure. Then there was the kitchen, where two disabled people were staying, and a woman cooking, the smell of which filled the entire house. And everything would have been fine if they had mentioned upfront that a family was living a full life on the first floor. But as we were walking up to the second floor, where we were, I'll note! The rooms are wonderful, but we've come to the realization that we'll be in a vice here. If we're staying late for a walk in the evening, we have to tiptoe through the entire house, showing respect to the hosts. In the morning, while getting ready, we have to pull the children away so they don't make noise and disturb the peace of the house, especially with the elderly and disabled. And every time we pass by the residents of the house to go to the pool or for a walk, we have to explain to the children that they shouldn't play around, that they shouldn't point (the children are very small), and that we shouldn't explain why adults are in strollers. Honestly, I really don't want to do that during those three to five days of vacation.
I have great respect for everyone, including those with disabilities, but a comfortable stay is no less important to me, especially when I can rent a hotel room of equal quality for the same price and not feel like a guest, where I have to take my hosts into account!
If the hosts had made a separate entrance from the courtyard directly to the second floor, it would have made life much easier for vacationers.

We stayed in April and were pleasantly surprised by what we saw. I never thought you could find a wonderful guesthouse for that kind of money.
Everything was top notch! Incredibly hospitable hosts, cozy new rooms, orthopedic mattresses (we haven't slept so soundly and comfortably in a long time), and everything you need was in the rooms. In the summer, you can swim in the pool.

The location is excellent, in a quiet area, a 5-minute walk from the main street. A taxi to the center costs 1,000 drams (200 rubles).

We'll definitely be back. I definitely recommend it.
