What an absolute gem. Best kept secret in Rome. Delicious breakfast and warm customer service. Comfortable bed and right in the heart of Rome overlooking the Colloseum no joke!!! Highly recommend!

We went to Rome for 4 days in April 2017. Access to lift, after opening a heavy door and by passing through a corridor, is quite surprising. Hotel entrance is in fact located at the 7th floor. The other floors are visibly dedicated to private individuals.
A smiling reception is reserved for you once you reach the reception, together with a warm welcome. Bedroom is spacious and well equipped with all the comfort desirable.
Breakfast is quite classic (for french people) and generous. Tea and coffee can be taken at any time of the day.
But the most remarkable thing is the view that offers the 2 terraces located on the roof of the building. A 360 degree view of Rome is offered. It's amazing!
We highly recommend this hotel like no other.

Loved this place! Great view and amazing location. The staff was very friendly and allowed us to check in in the morning which was nice because we were able to drop off our luggage.

Great apartments in traditional building,very convenient location just 3min walking from Colosseum, the breakfast is served in the balcony so you
can enjoy the morning time. reasonable price in Rome.

What a beautiful location and beautiful place to stay. The rooms were large with plenty of space to relax and had a private patio plus the shared rooftop area with 360 degree views of the entire city. The employees were amazing and accommodating. Would certainly return when back in Rome

We had a very nice experience in this hotel. It is true, it's more of a BnB than a hotel but that's what makes it charming. Our check-in was smooth with Fabriztio (spelling) and he was super helpful arranging our airport ride and giving advice on restaurants
The breakfast ladies were also friendly. Our room had a king bed and a large shower. No view but the roof deck view was amazing. I see a lot of complaints about the charge for extra coffee in the AM, but everyone is forgetting that they are not just getting a coffee from a big pot, they are getting a made-to-order cappuccino or the like. Also the breakfast is a typical Italian breakfast, pastries and coffee maybe some cheese and hard-boiled egg. Plenty to eat to get started for the day, the complainers are just being big babies. The only thing I didn't like about our place was mold/mildew in bathroom that made my allergies worse. Otherwise, we really enjoyed it.

We have just returned from the most magical trip ever and cannot wait to return to both Rome and this hotel. The service and rooms were exceptional and more than we could ever have expected. But by far the thing that makes us excited to return is the massively undersold view from the terrace. Being up there was breathtaking and made you feel like you were part of something really special. Every night we sat and watched the sunset and the appeal and magic never faded. This place is the hidden jem of Rome!

Booked this as part of a mini break to Rome. it is located on street not far from the Colosseum. The staff were very accomodating and friendly. The rooms were clean and spacious. But the view from the rooftop terrace was the best aspect of this hotel. It was superb. The view of the Colosseum and the rest of rome by day and night was amazing. We didnt need to pay for view of Rome as we had it on the guesthouse rooftop. We enjoyed the view every morning and evening with coffee and discussed where we were going the following day. Definitely the best hotel in Rome. Highly recommended.

This was a fantastic hotel thank you Fabrizio for your hospitality and your nice surprise for my girlfriend's birthday! The rooftop terrace is amazing and the rooms are very clean!!!
We arrived at around 8pm and for this late arrival we had to pay 20€ extra which is a bit too much we thought! I know many hotels which handle that with a code box outside at the door, so if you're not there personally anymore new hotel guests receive a code by email or sms and can find the keys inside the code box.
Breakfast is actually quite good but a bit simple if you stay e.g. 7 days you will get the same things every day...maybe you could change it from 2 to 2 days for example some ham, olives, waffles, fruit musli, etc..to have some varieties.
But in total everything was super and I will definitely stay here again and recommend it to friends!
