there to check you in, just a paper note on the door to go to a different hotel a few blocks away that checks you in. Fun. The bathroom had mold all over the walls and especially in the corners of the shower and due to lack of cleaning the shower, my husband slipped and fell and hit his back and head. Being a bed and breakfast you will hear EVERYONE AND EVERYTHING starting at 5:45am so if you enjoy sleep this place is NOT for you. You walk up to the second floor for this hotel (3 flights of stairs) as the lower floor is a different hotel but I’m pretty sure they share the same breakfast quarters which is fine, however, the breakfast quarters butt right up to each and every room so no one is respectful or quiet in the morning. The air conditioner was rigged and broken and someone had stuffed a cup in it just to get the AC to blow. The TV didn’t work. All in all worst I’ve ever had and while close to the Spanish Steps and Trevi, please for the love of God go and stay literally ANYWHERE BUT HERE! Rome was incredible and we had the best time here but the bed and breakfast was awful. Ciao!

It was a beautiful experience, excellent location, very close to the Spanish square and the Trevi Fountain, and the archaeological and touristic places in the heart of Rome can be reached on foot. The room is very clean and has everything you need during the holiday. I recommend it to anyone who wants to visit Rome.

We arrived, you cannot speak to anyone at the property at all, no reception. After 2 you have to wait and then go to another complex to collect the keys. It’s dirty inside the complex. No lifts, Carry luggage 2 and 3 levels up. Once inside it is not great. Old beds, fridge in hallway on the floor. We left, did not stay at all. I run 2 hotels in Australia and this is not acceptable.

This can’t be qualified as a hotel. Misleading rating. No on-site reception or hotel manager. Keys need to be collected at an office more than 100m away with no clear indication at closed entrance door. No elevator. Steps are difficult to carry luggage. Rooms on 2nd floor. This is a hostel.

We stayed at this hotel for nine nights at the beginning of August 2022. We are a family of four and booked a family room. We absolutely enjoyed every moment of our stay. The location is absolutely perfect for seeing Rome. Some of the restaurants nearby ended up numbering among the best places we ate in all of Italy. The room was a great value for the price we paid. Yes, there are stairs. Yes, we checked in late and had to pick up our keys at a separate location but it wasn't far away. Owner did a great job coaching us through getting the keys. Google maps took care of the rest. Breakfast was splendid also. Would highly recommend if you're staying in Rome to see the city, especially on a budget.

The location is very close to Trevi fountain and other must-to-see places. I just spent one night at Residenza Ki with my friends and we left there with a positive feelings thanks to the staff and the cleaning service of the room.

Great location .. clean rooms but downside was no checkin staff key to room left in next street stuck to the wall with name on it !! We arrived after 21.00 finally got key after another guest helped us not ideal after long day of travel ..then to find based on top floor 7 flights of stairs Im in my 50s and my mum is 80 .. knackered just getting to the room mum wouldnt go out once in as stairs to much which made us not go out togeather in the evenings ..I advise not to stay unless very fit .. breakfast staff friendly but poor communication no English !! Wifi not working unless in dinning area ...No t.v just old film channel all in italian ..aircon did work but weak ..its such a shame as very close to trivi fountine and shops ect ..
