Initially, there was good communication with staff. He sent us detailed information on how to get there and was pleasant.
Unfortunately, there was no hot water (yes, even after waiting a minute, which the owner rudely replied to another commenter). The second day I did not try to shower, so I'm not sure if it is constant. There are definitely enough reviews saying no hot water, so it for sure does happen frequently enough.
The worst part are the neighbours. I am not exaggerating when I say they SCREAM down from their balconies. The young kids played until 3:30am outside yelling which was hard to tune out. There is a big outdoor party a block away each night so you can hear the music a little bit but it is not too bad.
The hot water and neighbours I would have looked past as these can be things outside the owners control. However, after the extremely rude checkout I will mention it all.
Checkout is at 11 and they knocked on our door at 10:45, 10:55, and then texted me to please leave the room. I have never been so rushed out of a place in my life. We did leave 5 minutes late and everyone just stared us down, no goodbye or how did you enjoy your stay? We were respectful guests the entire time so I am very disappointed in their behaviour.
Upon posting this review, I have read the lower star ratings and agree with all. It is funny how the owner writes rudely back to everyone and can't own up to the negatives. There are so many other places in the area with similar prices, I would strongly recommend not coming here. I personally will never go back.

Do not book unless you don't need sleep.Screaming kids and adults in neighborhood every night to 11, 12 even 2AM. Room OK but seams unfinished. Old broken bits but new floors. Terrible bed linen. More a bad youth hostel. No management, so you get no help with any issues. Sad,

I had a wonderful stay at this hotel in Palermo. The location was perfect, within walking distance of major attractions. The staff was very welcoming, helpful and convenient. The room was clean, spacious, and comfortable with nice city view. The price was affordable.

This was our base for three weeks. The rooms were spacious, and clean, looked like it had recently been renovated, and we had a small basic kitchen, which was enough to do some cooking in.
Every day they came and made the bed, every three days they changed the bedding and fresh towels.
They also have a roof top balcony to capture the beautiful breeze's and there is also a common open area that's undercover on the first floor that brings in natural light.
Each room has a balcony that looks over the alleyways, we were able to get to know the neighbours across from us, we tried to have conversations but they didn't speak English, but it was fun trying. They can be noisy so just be aware of this.
The B&B is so close to everything, so central, just behind Via Rosa, we walked everywhere. Many restaurants, cafes, gelato, Street eats hub, fruit and veg, butcher, deli and bakery all within 5 minutes walking, and that's just in the square, you go out and beyond and u discover many streets, many shops of all kinds, markets and restaurants everywhere and so close.
Family run business. Make sure u have Google translate to be able to communicate with them.

Place without breakfast, with a share refrigerator for Gastes.The location is perfect for wo love the night and go out to drink. Is very easy access to public transportation and historical sites at old Palermo town.

B&B is located in a very dirty and dark part of the city which is not pleasant to walk through during night time. The room we were supposed to have was given to the owners friend so we got referred to a room with a semi functional bathroom, and no fridge.
Breakfast was included in the price - however, never served.
The price is low, but I would recommend to spend a bit more in the city of Palermo.

Perfect place for visiting Palermo...beautiful breakfast with lots of fruits and Sicilian cakes different every day...very friendly...only problem is bad Wi-Fi.

Great location in the historical centre of Palermo, just behind the Piazza San Domenico. Clean rooms and very good breakfast with homemade cakes!

It is hard to review this place.
On one hand location is very good in the centre of Palermo and the staff are very friendly (though very few of them speak any English).
On the other hand, hotel is a construction zone with most of the rooms lacking AC - or for that matter most of any furniture aside from bed.
In the first room we were given shower was dysfunctional and we had a mini flood first night. Kitchenette (which was advertised) was not installed yet (one could see the hookups in the wall where it was supposed to go together with the separate hookups for the future AC).
Second room did have kitchenette but was also next the part of the building under construction - leading to loud noises in the mornings just behind our wall.
Whole hotel felt bare and just put together (including room numbers on paper stuck to doors with scotch tape).
Additional problem was actually finding the hotel which is in a narrow lane and has no visible signage nor even a street number. Once we did find it it took us some doing to attract the attention of the proprietors, as the door bell seemed to be not connected yet.
Area around hotel looks discouraging at first sight (which admittedly holds for most of Palermo) but is quite pleasant and lively at night.
Hotel breakfast was decent but unexceptional except the excellent fresh croissants and strawberry juice.
I can not recommend this hotel now - but would gladly come by in few years to see if it all has been made to work.
